DESCRIZIONE:
Fantastic property dated back to the 1200 and which, during the centuries , has been used as a monastery. The location is, in one word, unique; perfectly exposed to the sun, it is the ideal place for grapes and olives and the 360° view, from the front door of the house seems to be a painting of Arezzo’s historical centre. The main house, which could be suitable as a large family home, has been very cleverly divided to create 3 different units : two apartments on the first floor, ideal to be rented out and the owners unit on the whole ground floor. By opening some doors and knocking down two minor walls , it would be possible then , to obtain a whole unit on the first floor. Here is how the house is divided: OWNERS’ UNIT(ground floor): very light kitchen; sitting room; bedroom with bathroom on-suite and with access to the garden through a glazed door; laundry; hallway, studio-office and another bedroom. UNIT A The entrance to this unit is on the back of the property; few stone steps lead to the main entrance where there is another staircase leading to the fist floor; here we find a passage room with a window with a fantastic view; on the right hand side there is a large one-plan kitchen/ dining-room with old stone fireplace and two windows; from there a passage area is the way to the bathroom with shower and bath tub and to the two double bedrooms. On the ground floor, just downstairs this unit there are: a large lounge still retaining all the original flagstones on the floor, wooden beamed ceilings; a kitchen very suitable to be used during the summer when it is lovely to eat outside; a lovely loggia with a perfectly working bread oven, perfect place to eat outside until late autumn thanks to the heating of the oven. IL FIENILE It is a lovely hay-barn which has been completely restored; the ground floor, as always in the past was completely occupied by stables; it has been now converted into small rooms ideal to create bedrooms; the first floor, instead, reachable by an old stone staircase, has its entrance just underneath the Loggia; the whole floor is a one-plan room with wooden floor and original beamed tiled ceilings. LA TERRAZZA is a terrace overlooking the valley and it has been created just on the roof of a small outbuilding currently used as a store. LA STALLA is the white outbuilding you can see in the photos, once a stall, is just a store at the moment. VOLUMES TO BE RE-BUILT are still registered at the “Catasto” ( land registry) but they have been demolished. So it will be possible to use them as you want to create further buildings. An original roman cistern for the rains with fantastic vaulted ceilings stands in between the house and the swimming pool.
