PRICE € 13.500.000 € Tuscany Winery for Sale - Vineyard in Chianti DESCRIPTION The estate The castle has been known since the Middle-Ages being one of the most important Sienese strongholds in Chianti. It was destroyed by the Florentines allied with the French troops and was rebuilt as a villa during the Renaissance but many features of the ancient military castle as the moat (now empty) and the drawbridge are still clearly visible. In the 1930s Senator Giovanni Malagodi fell in love with these sweet hills, the charming history of the Castle and the good exposure of the vineyards and bought the large estate with several farm-houses scattered all over the property. Later on, a large and functional cellar has been built to produce Chianti Classico wine, on the market with its label since a long time, joining traditional wine-making processes with the most advanced and refined techniques, while the range of products has been widely enlarged aiming to a money no-object quality research. Two ancient farmhouses just across the street from the villa has been painstakingly restored in 1996 opening to guests a charming bed & breakfast, an ideal completion to the wine business. The estate stretches to 100 hectares (247 acres) of specialized vineyards, olive trees and secular oak and chestnut woods at an average altitude of 400mt (1312ft), and is now producing about 250.000 bottles of premium wines every year with a turnover of about €1.5m in the last three years. The real estate The Aiola real estate, as a whole 4779 sq. mt. (51,440 sq. ft.), are : • the Villa, rebuilt in late 17th century over the ashes of the medieval military castle, has a total surface area over 1500 sq. mt. (16,146 sq. ft.) on a three floor rectangular base raised upon the road-way with two angular towers over the imposing buttress walls bounding the garden. At road level, where once was the moat, the Villa is surrounded by a garden of high-trunk secular trees. • At ground floor, with entrance alley, there is a wide lobby, two ancient rooms recently restored for wine tastings, 10 toilets for the tourists, basements, warehouses and a large kitchen with en-suite larder for a 390 sq. mt. (4,198 sq. ft.) total surface area. • At the first floor there are 12 rooms (bedrooms and living rooms) and 3 bathrooms, for a total surface area over 410 sq. mt. (over 4,413 sq. ft.). Floors are entirely original antique terracotta and lacunar wood ceilings are 13 to 19.5 ft. high. • Large warehouses and a bathroom are at the second floor/attic for a total surface area over 410 sq. mt. (over 4,413 sq. ft.). On this floor there is also a four rooms apartment with kitchen and a bathroom for a surface area about 100 sq. mt. (1,076 sq. ft.). • The north-west tower is on three planes : 52 sq. mt. (560 sq. ft.) basement, 46 sq. mt. (495 sq. ft.) ground floor and on the first floor, which is also accessible from an outdoor stair, there is a 85 sq. mt. (915 sq. ft.) apartment with original antique terracotta floors and chestnut wood beams ceilings (3 rooms, a kitchen and a bathroom). • The south-east tower is on two planes : 46 sq. mt. (495 sq. ft.) warehouse/woodshed on ground floor and 50 sq. mt. (538 sq. ft.) wine tasting room on the first floor, also accessible from an outdoor stair. • Just south of the Villa, there is a three level building for a 2165 sq. mt. (23,304 sq. ft.) total surface area, built between 1968 and 1985. The two lower floors (almost 1950 sq. mt. of total surface area), comprise the state-of-the-art cellars recently renewed by law in force equipped, amongst other, with sixteen 100hl stainless steel tanks, six 230hl stainless steel tanks, one 50hl and one 75hl stainless steel tank, four 59hl, two 60hl, two 55hl French oak barrels and thirty 225lt French Allier white oak “barriques”. Furthermore there are warehouses, dressing rooms, toilets and canteen for employees, fully automatic bottling and labelling machine and working spaces. Offices, two toilets and a large wine shop are on the ground floor (225 sq. mt. - 2,421 sq. ft.), while outdoor there is a wide panoramic terrace (over 300 sq. mt. - 3,230 sq. ft.) overlooking the Chianti hills. • Further on the way towards Radda in Chianti lays a farm belonging to the estate: a few ancient farmhouses to be restored (in a protected area where new buildings are not allowed) for 817 sq. mt. (8,794 sq. ft.) total surface area, on a plot of land over 3900 sq. mt. (42,000 sq. ft.) large. Accommodation Two ancient farmhouses across the street from the Villa have been fastidiously restored in 1996 as a charming bed & breakfast. The seven double bedrooms and the cosy junior suite still preserve the original architectural features : chestnut wood doors, windows and ceiling beams, stonewalls, terracotta floors, wrought-iron beds and antique armoires. Each room has a separate outside entrance facing the garden and the vineyards come right up to the house with an open view of the surrounding hills. In the former barn next door there is the breakfast room and the hay-loft upstairs has been tastefully converted in a living room where guests can enjoy the winery products and browse over the Tuscany-dedicated bookshelves. Opened to guests since 1997, the B&B is mentioned in all the most important tourist guides. Along the last three opening seasons (mid-March to mid-November) the B&B hosted 2,600/2,900 guests per year with an average of 11 people per day out of 18 places available. At only 8 miles north of Siena and an easy distance from the highlights of Tuscany, Aiola serves as an excellent touring base. Total silence reigns here, with only the buzz of cicadas breaking it. The land 100 hectares (247 acres) in total : • 46 ha (113.6 a.) chestnut and oak woods • 35.8 ha (88.4 a.) vineyards, of which : - 30.65 ha (75.7 a.) registered as Chianti Classico D.O.C.G. - 2.21 ha (5.46 a.) registered as Bianco D.O.C. - 0.713 ha (1.76 a.) registered as Vin Santo del Chianti Classico D.O.C. - 2.06 ha (5.09 a.) registered as I.G.T. - 0.16 ha (0.4 a.) registered as Colli dell’Etruria Centrale • 8 ha (19.7 a.) olive-grove (about 760 olive-trees) • 10 ha (24.7 a.) pasture and sown land • 16 ha (39.5 a.) of vineyards have been replanted between 1995 and 2005 • 3 ha (7.4 a.) have been replanted in 2006 • 2.23 ha (5.51 a.) have been replanted in 2007 The winery products Wine production is superintended by a famous Bordeaux-graduated oenologist and along the years its range of products have been widely enlarged : Chianti Classico D.O.C.G. : Aiola own blend of 90% Sangiovese and 10% Canaiolo. Aged in 60hl oak barrels, bottle refined. Chianti Classico Riserva D.O.C.G. : by Sangiovese and Canaiolo selected grapes, aged for over two years in 60hl oak barrels, then bottle refined. - Crus Logaiolo : 70% Cabernet Sauvignon and 30% Sangiovese aged in 60hl oak barrels. Rosso: 50% Merlot, 30% Cabernet Sauvignon and 20% Sangiovese aged in 225lt Allier French oak barriques. Chianti Classico Riserva D.O.C.G. "C R" : produced with top quality grapes of the winery's best vineyard, fermented in small stainless steel tanks and refined for 15 months in French oak barriques. - Distilled Grappa : from Chianti Classico pressed grape skins, steam-distilled with the traditional discontinuous still; 45% alcohol vol. Grappa Riserva : from Chianti Classico pressed grape skins, steam-distilled with the traditional discontinuous still, aged for 12 months in small oak barrels; 50% alcohol vol. Brandy : aged for over 6 years in small oak barrels; 40% alcohol vol. - Other products Bianco (D.O.C.) : (white Trebbiano) Bianco (Chardonnay and Traminer) Rosθ Brut (sparkling wine, Charmat method) Vin Santo (D.O.C.) : traditional dessert wine from dried grapes aged for 5 years in small chestnut barrels.
