DESCRIPTION OF THE BUILDING

The house (100 sqm – 1,076 sqft) is built along the walls of Sansepolcro and is structured on two floors:

- First floor: entrance hallway, living room, kitchen with fireplace, studio (convertible into a bedroom) and bathroom;

- Second floor: hallway, two bedrooms and bathroom. From here there is also access to the attic, currently used as a storage room.

 FLOOR PLANS OF THE HOUSE

From the first floor one can go out onto the garden of the house (about 190 sqm – 0.05 ac) where we have a studio with laundry (10 sqm – 108 sqft) and a small annex (10 sqm – 108 sqft) currently used as a warehouse.

STATE AND FINISHES

The house was renovated internally in 2010 while the exteriors and roof were fully remade in 2016. Inside it was decided, while renovating, to preserve the rustic and classic look of the building with original terracotta floors, wooden beams and terracotta tiles on the ceilings. The stone fireplaces, currently unused, have been left as a decorative element.

EXTERNAL AREA

The house is embellished with a splendid 190-sqm garden, well maintained and equipped with an irrigation system, located just above the walls of Sansepolcro. A pergola covered in wisteria plants completes the outdoor space and allows one to enjoy the excellent summer climate of Tuscany.
