In a hilly and very panoramic position on the hills on the border between Val d'Orcia and Maremma, country house with swimming pool. The building (365 m²) was finely renovated in 2012 and is in excellent condition: inside there is a bright living area and five bedrooms with private bathrooms. Outside, the garden houses the 16 × 8 m swimming pool and is surrounded by woods that provide great privacy.
The property is currently working as a holiday home and rented out very successfully during the summer, but the internal layout of the building makes it very suitable as a private residence as well (both permanent and for the summer).
The farmhouse is in a very quiet location, surrounded by woods and easily accessible via an unpaved road (approx. 3 km) in excellent condition. Basic services are available in the nearby medieval hamlet (6km) or in the town of Murlo (11km). The property is very close to Siena as well (about half an hour's drive) and not far from the Tuscan coast, which can be reached in just over an hour's drive. In fact, the property is located along the road connecting Siena and Grosseto.
Royal Golf La Bagnaia is also available nearby (about 20' drive) for lovers of this sport.
Tuscany - Siena - Siena
Tuscany, one of Italy's most iconic and breathtaking regions, embodies the essence of Italian beauty, culture, and tradition. Nestled between the ApennineMountains and the Tyrrhenian Sea, its landscape is a mesmerizing blend of rolling hills, cypress-lined roads, sprawling vineyards, olive groves, and medieval villages perched on hilltops. The region’s natural beauty is matched by its rich history, artistic heritage, and world-renowned culinary and wine traditions.
Wine enthusiasts from around the globe flock to Tuscany for its legendary wine production. The region is the birthplace of some of the most revered wines in the world, such as Chianti, Brunello di Montalcino, and Vino Nobile di Montepulciano. Chianti, produced in the heart of Tuscany, is arguably the most famous, with its distinctive ruby-red color and bold flavors, while Brunello, made exclusively from Sangiovese grapes, is one of Italy’s most prestigious wines, aging gracefully for decades. Wine routes, like the Strada del Vino in the Chianti region, allow visitors to tour centuries-old wineries, sample wines, and explore charming villages along the way.
Tuscany is also a haven for lovers of art and history. Florence, the region’s capital, is a cultural mecca, often referred to as the cradle of the Renaissance. Its galleries and museums, such as the Uffizi and Accademia, house masterpieces from artists like Michelangelo, Botticelli, and Leonardo da Vinci. The iconic Florence Cathedral, with its massive dome designed by Brunelleschi, dominates the skyline, while the Ponte Vecchio, a medieval bridge lined with jewelry shops, is one of the city’s most beloved landmarks.
Siena, another jewel of Tuscany, offers a different charm with its medieval architecture and rich traditions. The Piazza del Campo, known for the Palio, a centuries-old horse race held twice a year, is considered one of the most beautiful squares in Italy. Siena’s Gothic cathedral, with its intricate black and white striped marble, is a stunning testament to medieval craftsmanship.
Further west, Pisa is home to the iconic Leaning Tower, but it also offers much more with its rich maritime history and the grandeur of the Piazza dei Miracoli. Lucca, known for its preserved Renaissance-era city walls, invites visitors to explore its quiet streets, where churches and piazzas surprise at every turn. San Gimignano, a medieval town famous for its many towers, gives visitors a glimpse of Tuscany’s feudal past and offers sweeping views over the surrounding countryside.
Tuscany’s landscapes are also dotted with thermal springs, such as the natural hot springs of Saturnia, providing a relaxing retreat after days of exploring. The coastline, too, with the Maremma region and the island of Elba, offers picturesque beaches and pristine waters, a contrast to the inland hills and vineyards.
DESCRIPTION OF THE BUILDING, STATE AND FINISHES
The farmhouse (356 m² – 3,830 ft², 5 bedrooms and 6 bathrooms) dates back to the end of the 19th century and was entirely renovated by the current owners in 2012. The work made it possible to maintain the charm of the original rustic building, while at the same time adding modern touches and classy finishes that make the farmhouse very warm and welcoming. The typical features, including the wooden beams, exposed stone walls and terracotta floor tiles, have all been preserved and valorized.
The main door opens onto a large entrance hall with staircase and service bathroom. Crossing the archway one enters the bright living room connected in turn to the dining area and kitchen just beyond. Returning instead to the entrance, a side door gives access to the first bedroom with en-suite bathroom, while the staircase leads upstairs.
From the central landing one then has access to three bedrooms with en-suite bathrooms, while the last bedroom is accessible directly from the outside via the staircase.
In terms of utilities, the house is connected to the municipal aqueduct for the water supply but can also rely on a private well, which is very useful for irrigating the garden; for heating there are hot/cold air conditioning units but the building is equipped with solar panels for hot water and is also predisposed for the installation of a pellet stove.
EXTERIORS
The property stretches over a total area of approximately 18.0 hectares (44.5 acres), most of which is covered by woodland: this guarantees great privacy and tranquility, two ideal characteristics for a rental property. The garden around the farmhouse (approx. 3,500 m²) is dotted with trees that provide pleasant shade in summer and hosts various relaxation areas with canopies all around the building, also ideal for al fresco dining in company.
Slightly downhill from the farmhouse is the 16 × 8 m swimming pool with wooden sunbathing area: from here you have a breathtaking view of the hills of Val d'Orcia.
