On the hills of Montalcino, in a very quiet area characterized by gentle hills covered with vineyards and woods, 74-ha estate with rustic farmhouse and wine cellar for sale. The property, in excellent condition, currently houses three flats and could easily be adapted for accommodation. The land is very suitable for planting vineyards that could be easily exploited thanks to the wine cellar present.

DESCRIPTION OF THE BUILDINGS

The heart of the winery is a rustic farmhouse (1,000 m² – 10,760 ft², 6 bedrooms and 5 bathrooms) on two floors, which has been entirely renovated and is partly used for production and partly for living quarters. The wine cellar (approximately 700 m² – 7,532 ft²) occupies the whole ground floor of the building and houses all the rooms necessary for processing grapes and producing wine, all in an air-conditioned environment. The premises have been rented since 2020 to a local company that uses them to process its grapes, with a contract expiring in October 2025.

The upper floor (approx. 300 m² – 3,228 ft²) is instead used for living and is currently divided into three apartments with independent access:

• Apt. A: living room with fireplace, dining room, kitchen, three bedrooms and two bathrooms;
• Apt. B: living room with kitchen, two bedrooms and bathroom;
• Apt. C: living room with kitchen, bedroom and bathroom.

Not far from the farmhouse, in the middle of the woods, are the remains of a Sienese castle, classified as an asset of notable architectural and artistic interest. The recovery of the property would allow for a significant expansion of the farmhouse (approximately 600 m² – 6,456 ft² of additional volume).

DESCRIPTION OF THE BUILDINGS

The farm has buildings in the municipalities of Montalcino and Campagnatico, in Maremma. The building in Montalcino, a large complex constructed around an existing farmhouse, includes the production premises and four independent housing units that could easily be used to start a hospitality business in an area with great potential. In Maremma, the winery has only one cellar for processing grapes.

In total, the two cellars have an area of about 6,000 m² and allow the processing of about 400 tons of grapes per year. Equipment includes steel vats (total capacity of 17,455 hl), wooden barrels (4,016 hl), bottling machines, labeling machines, pumps, presses, and vehicles.

In the Sienese countryside, not far from the renowned town of Montalcino, this wine estate covers a total surface of 51.9 hectares. In total, roughly 5.0 hectares of vineyards (3.0 ha Brunello di Montalcino DOCG + 1.5 ha Sant’Antimo IGT + 0.5 ha Rosso di Montalcino DOC) and two cellars allow producing a theoretical maximum of 38,500 bottles of wine per year. Finally, 1,200 olive trees produce approximately 1.5 tons of extra-virgin olive oil.

Montalcino is roughly 5 km away but other towns of Tuscany are easily reached (Pienza, Montepulciano, Siena, San Gimignano, Florence). The most convenient airports are Florence (131km; 1h 55’) and Pisa (202km; 2h 10’), but Rome and Milan are quickly reached as well.
