In Val d’Orcia, one of Italy’s finest UNESCO World Heritage Sites, and a short distance from Castiglione d’Orcia, restored country house with guesthouse and olive grove. The property, surrounded by the woods and enjoying excellent privacy, has been carefully restored to preserve its charm intact and is nowadays a beautiful private home with 4 bedrooms and 4 bathrooms. A barn to be restored and 160 olive trees complete the property.
The country house can be reached via a 4-km well-maintained unpaved road directly from the town of Castiglione d’Orcia (10’).
Many of the most famous art cities of Tuscany can be reached in less than two hours by car (San Quirico d’Orcia, Pienza, Montalcino, Montepulciano, Siena, Cortona, San Gimignano, Florence…).
Tuscany - Siena - Castiglione d'Orcia
Val d’Orcia, located in southern Tuscany, is one of Italy’s most enchanting landscapes, renowned for its rolling hills, cypress-lined roads, and picturesque vineyards. A UNESCO World Heritage Site, Val d’Orcia embodies the quintessential Tuscan countryside, where nature, agriculture, and history blend seamlessly. Its gently undulating hills, golden wheat fields, and vibrant patches of vineyards and olive groves create a timeless beauty that has inspired artists and poets for centuries.
The region is particularly famous for its wine, with the Brunello di Montalcino standing out as one of the world’s most prestigious red wines. Produced from the Sangiovese grape in the medieval hilltop town of Montalcino, Brunello is celebrated for its rich, complex flavors and remarkable aging potential. Wine lovers flock to Montalcino’s vineyards and wineries, where they can tour ancient cellars, learn about traditional winemaking techniques, and sample the robust, earthy wines that reflect the unique terroir of the region. Beyond Brunello, the Rosso di Montalcino and wines from nearby Montepulciano, such as Vino Nobile, also offer exceptional tasting experiences.
Nature is at the heart of Val d’Orcia’s allure. The landscapes here are painted with the iconic rows of cypress trees, winding roads, and scattered farmhouses that have come to define Tuscany’s rural charm. Pienza, a Renaissance gem, offers panoramic views over the valley, where the patchwork of vineyards and fields stretches to the horizon. Known as the "ideal city," Pienza’s harmonious blend of nature and architecture makes it one of the most beautiful towns in the region.
Val d’Orcia is also perfect for outdoor activities. Hiking and cycling trails crisscross the region, offering visitors the chance to explore its diverse landscapes at a leisurely pace. The trails pass through ancient forests, vineyards, and medieval villages, allowing hikers to experience the tranquility of nature while enjoying breathtaking views of the valley. In spring, the fields are awash with wildflowers, while autumn brings the golden hues of the harvest, making it an ideal destination year-round.
The region’s hot springs add to its natural beauty. Bagno Vignoni, a tiny village famous for its ancient thermal baths, has a large stone pool in the main square, which has been used for centuries. Nearby Bagni San Filippo offers a more rustic experience, with natural hot springs surrounded by forested paths, perfect for unwinding after a day of exploring the countryside.
Val d’Orcia’s charm lies in its harmonious relationship with the land. The gentle hills and fertile soil not only produce world-class wines but also sustain olive groves, which produce some of Tuscany’s finest olive oils. The landscape is dotted with historic abbeys, like Abbazia di Sant’Antimo, where Gregorian chants still echo through the ancient stone walls, adding to the spiritual connection between the land and its past.
Whether sipping a glass of Brunello while overlooking the vineyards or hiking through the cypress-lined roads, Val d’Orcia offers a serene escape into the heart of Tuscany’s natural beauty. It’s a place where the simple pleasures of life—good wine, stunning landscapes, and a sense of timelessness—come together to create an unforgettable experience.
DESCRIPTION OF THE BUILDINGS
The country house (350 m² – 3,766 ft², 4 bedrooms and 4 bathrooms) is laid over two floors and revolves around a paved courtyard with loggia. Many of the bedrooms on the ground floor can be accessed directly from outside. The living area is made up of three connected rooms: an ample living room with fireplace, the dining room at the center and the kitchen at the end. From the dining area a door leads into the first bathroom.
From the courtyard one can then enter one of the bedrooms, totally independent and fitted with an en-suite bathroom, and two storage rooms/pantries. At the opposite side from the kitchen is a laundry (accessed either from the living room or directly from outside).
From the living room a staircase leads up to the first floor with the sleeping area made up of three bedrooms with en-suite bathroom. The floor can also be entered directly from outside through a staircase with a small loggia.
A short distance from the country house is an old barn (60 m² – 646 ft²) that could be restored to create a cozy guesthouse.
STATE AND FINISHES
The country house was fully restored between 2002 and 2005 using original and/or recovered material, following the directions of the Soprintendenza Archeologia, Belle Arti e Paesaggio. Floors are all paved with ancient terracotta tiles in the living area and wooden planks in the bedrooms. The terracotta tiles are for the most part original pieces made in Tuscany, while the sitting areas are paved with terracotta tiles from France, recognizable by the hexagonal pattern. The terracotta paving the outdoor portico comes from an old monastery in Emilia-Romagna. Beams are all made of oak wood. The whole building has been insulated by using panels made out of cork, a natural and non-polluting material.
The heating system on the lower level is under the floor so that it doesn’t clash with the rustic style of the house, while on the first floor, given the presence of wooden floors, heating is granted by more conventional radiators. The electric line has been moved entirely underground to eliminate poles and cables along the road and inside the property, elements that would have undermined the otherwise beautiful landscape.
EXTERIOR
The land surrounding the country house spans roughly 3.2 hectares (7.9 acres), landscaped into a garden all around the building and marked with the dry-stone walls typical of Val d’Orcia. The building is then surrounded by trees, ensuring excellent privacy. The olive grove (1.3 hectares, totaling 160 trees) allows producing excellent olive oil. The small wood of the property is made out of oaks, holm oaks, strawberry trees, junipers and Scotch brooms.
The country house revolves around a paved central courtyard completed by an ample covered loggia (roughly 25 sqm), ideal to relax in the pleasant Val d’Orcia climate, enjoying a glass of superb Tuscan wine.
The country house, given its quiet and retired position, is perfect both as a private house and as a rental property for tourists. The staircase leading to the upper floor provides the guests with excellent privacy, should the owners want to keep the lower floor as a private house.
