Tuscany - Florence - Rufina
Tuscany, one of Italy's most iconic and breathtaking regions, embodies the essence of Italian beauty, culture, and tradition. Nestled between the Apennine Mountains and the Tyrrhenian Sea, its landscape is a mesmerizing blend of rolling hills, cypress-lined roads, sprawling vineyards, olive groves, and medieval villages perched on hilltops. The region’s natural beauty is matched by its rich history, artistic heritage, and world-renowned culinary and wine traditions.
Wine enthusiasts from around the globe flock to Tuscany for its legendary wine production. The region is the birthplace of some of the most revered wines in the world, such as Chianti, Brunello di Montalcino, and Vino Nobile di Montepulciano. Chianti, produced in the heart of Tuscany, is arguably the most famous, with its distinctive ruby-red color and bold flavors, while Brunello, made exclusively from Sangiovese grapes, is one of Italy’s most prestigious wines, aging gracefully for decades. Wine routes, like the Strada del Vino in the Chianti region, allow visitors to tour centuries-old wineries, sample wines, and explore charming villages along the way.
Tuscany is also a haven for lovers of art and history. Florence, the region’s capital, is a cultural mecca, often referred to as the cradle of the Renaissance. Its galleries and museums, such as the Uffizi and Accademia, house masterpieces from artists like Michelangelo, Botticelli, and Leonardo da Vinci. The iconic Florence Cathedral, with its massive dome designed by Brunelleschi, dominates the skyline, while the Ponte Vecchio, a medieval bridge lined with jewelry shops, is one of the city’s most beloved landmarks.
Siena, another jewel of Tuscany, offers a different charm with its medieval architecture and rich traditions. The Piazza del Campo, known for the Palio, a centuries-old horse race held twice a year, is considered one of the most beautiful squares in Italy. Siena’s Gothic cathedral, with its intricate black and white striped marble, is a stunning testament to medieval craftsmanship.
Further west, Pisa is home to the iconic Leaning Tower, but it also offers much more with its rich maritime history and the grandeur of the Piazza dei Miracoli. Lucca, known for its preserved Renaissance-era city walls, invites visitors to explore its quiet streets, where churches and piazzas surprise at every turn. San Gimignano, a medieval town famous for its many towers, gives visitors a glimpse of Tuscany’s feudal past and offers sweeping views over the surrounding countryside.
Tuscany’s landscapes are also dotted with thermal springs, such as the natural hot springs of Saturnia, providing a relaxing retreat after days of exploring. The coastline, too, with the Maremma region and the island of Elba, offers picturesque beaches and pristine waters, a contrast to the inland hills and vineyards.
HAMLET B
The Hamlet B includes four apartments, a villa (split into two separate residences), a barriques room, a restaurant and several warehouses for a total of 1,371 m² (14,753 ft²).
In the beautiful villa of the hamlet (435 m² – 4,681 ft²) two independent apartments have been obtained, each fitted with three double bedrooms.
- Apt. N°7: living room, kitchen, dining room, three double bedrooms, bathroom and laundry;
- Apt. N°8: entry, two living rooms, kitchen, three bedrooms, three bathrooms and laundry.
In an old country house (140 m² – 1,506 ft²) fully restored in 1990 there are two apartments, each fitted with two double bedrooms.
- Apt. N°9: kitchen, living room, two double bedrooms and a bathroom;
- Apt. N°10: kitchen with fireplace, living room, two bedrooms and bathroom.
From an old barn (200 m² – 2,152 ft²) restored in 2007 we obtained two apartments, each with two double bedrooms.
- Apt. N°11: kitchen with fireplace, living room, two bedrooms and a bathroom;
- Apt. N°12: kitchen with fireplace, living room, two bedrooms and a bathroom.
There is then a beautiful two-story private restaurant(210 m² – 2,260 ft²), enriched by a loggia (67 m² – 721 ft²) and an outdoor area covered in a PVC tarp (60 m² – 646 ft²), the barriques cellar for wine ageing (109 m² – 1,173 ft²) and several rooms (210 m² – 2,260 ft²) used as storage house, garage and warehouse.
Last but not least, we find a nice wine cellar (360 m² – 3,874 ft²), dating back to the 19th century but fully restored in 2000 and currently used to process the grapes harvested in the property.
STATE AND FINISHES
The property is made up prevalently of buildings dating back to the 19th century, fully and finely restored to preserve those characteristics typical to Tuscan countryside structures. External stone walls, brought back to their original beauty, clashes with plastered and painted internal walls granting brightness to the interiors. Other classy details include the beautiful wooden beams sustaining the roofs and the high-quality terracotta floors arranged in fishbone style.
The villa has light-toned parquet floors, with plastered and white-painted walls. Roofs are sustained by wooden beams which have been painted white.
Many of the apartments have masonry or stone fireplaces, perfectly restored and working.
The cellar is a spartan building, without too much luxury finishes and organized to provide a functional place for grapes processing and wine making. The barriques cellar is, instead, very refined with ample sections of exposed stone and finely preserved visible wooden beams.
The small church in the property (dating back to the 17th century) is still consecrated and boasts door and window frames carved in the pietra serena typical to the Florence area. On the inside, the altar is enriched by sculpted angels while the floors are covered in ancient terracotta tiles.
EXTERIORS
Next to the building of Hamlet A there is a wonderful 14 x 7 m pool (built in 1998) offering a panoramic view over the surrounding hills and fitted with a tiled solarium.
The property is surrounded by 117.1 hectares (289.4 acres) of land, mainly covered in woodlands (84.6 ha). The remaining hectares are split among chestnut grove (2.0 ha), arable and grazing land (14.1 ha), a nice 1,000-tree olive grove (4.9 ha) and a nice vineyard (11.5 ha).
The vineyard, in particular, is the heart of the property given the production of the prestigious Chianti DOCG. First implants date back to the biennium 1972-1973 with Sangiovese and Malvasia (6.3 ha). In 1994 Sangiovese got an expansion, together with new Trebbiano and Canaiolo implants (6.2 ha). In 1997 more Sangiovese is added to the property (0.8 ha). In 2003 it’s time for Merlot, Syrah and Pinot Noir (2.4 ha). Ultimately, in 2016, more Sangiovese is planted together with Ciliegiolo and Pinot Blanc (2.1 ha). A last part of the vineyards was planted in 2020 (roughly 1.0 ha).
The land also includes a small lake, perfect for fishing. Several paths crisscross the property and are ideal for trekking and hitch-hiking lovers.
What’s more, the area is classified as a hunting reserve, usable all year long and with the possibility of hunting in the neighboring properties.
