DESCRIPTION OF THE BUILDINGS

The main building (830 sqm – 8,930 sqft, 7 bedrooms and 7 bathrooms) is an ample country house split between two floors organized as follows.

- Lower ground floor: ample restaurant room with outdoor patio capable of hosting up to 60 guests, dining room and fully equipped kitchen;

- Upper ground floor: reception, hall with panoramic windows, relax area, TV area and playground. Fireplace and fully equipped bar area with pantry and three toilets for the guests staying in the lounge and bar. Outside, an ample panoramic terrace offers a beautiful view over the surrounding countryside.

- First floor: here we find the night zone with six double bedrooms with en-suite bathroom and an independent apartment (90 sqm) made up of living room, bathroom and bedroom.

 

The second building (180 sqm – 1,935 sqft, 7 bedrooms and 7 bathrooms) is instead made up of seven independent bedrooms with en-suite bathrooms and is used as a dependance.

 

The villa (180 sqm – 1,935 sqft, 2 bedrooms and 2 bathrooms) is laid over a single floor. From the portico we get access to living room and kitchen. The villa is in the process of being converted into two suite rooms. On the rear we can find a laundry room, fully equipped for hotel operation. There is also a garage with all the tools needed in the property.

 

A canopy has been recently built to house those vehicles used to work the fields of the property (tractors, excavator, pickup…).

 

The property could also be expanded for approximately 550 sqm (5,918 sqft). This surface could be used to improve the accommodation business (by building another villa or multiple smaller lodges) or exploited for the construction of a wine cellar to process grapes harvested in the vineyards which is to be planted winter 2019 – 2020.

STATE AND FINISHES

The property has been finely restored, aiming to preserve all the traits typical to the countryside buildings of Tuscany: stone walls on the outside, wooden beams, terracotta floors and stone fireplaces on the inside, all equipped with high-quality furniture offering the property a great appeal, including seven new bathrooms equipped with rain shower and Japanese-style bidet-toilets.

The property has been finely restored between 2018 and 2019 with an almost-total remake of the systems (the electric one being the main area of intervention). The buildings have been insulated and repainted to prevent water from entering, and fixtures have been replaced where necessary. In 2021 - 2022 more works were carried out on the villa that has been fully renovated with the installation of new bathrooms and the creation of accommodation for the staff.

To ensure a higher degree of security a surveillance system has been installed, together with an automatic gate and keyless electronic door locks. The electronic control system for electricity and heating grants a reduction of energy waste.

 

Outside, the garden is fitted with a computerized irrigation system fed by a cistern gathering rain and water from a nearby lake. A new lighting system allows enjoying the garden at night. Graveled walkways cross the property and connect the various buildings.

EXTERNAL AREA

The property comes with a nice plot of land, about 60 hectares, mainly covered in woodland (45 ha). The remaining land is split among the garden of the Agriturismo, an olive grove (600 trees) producing nice olive oil, and arable land for the products used by the Agriturismo. Rights have been obtained to plant approximately 1.0 ha of vineyard, with further expansion expected to be approved in 2020. An artificial lake (10 million liters of water) has been created in the property to irrigate the garden and potentially new crops.

Finally, the property is enriched by a nice panoramic pool, fully rebuilt in 2019 and equipped with totally-automated systems.

 

Not far from the main farmhouse there is an ample graveled parking lot which allows the guests to leave their car in a safe spot.

USE AND POTENTIAL USES

The property, thanks to the ample size and the high number of beds, is perfectly suited for a hosting business and the restoration carried out in the last couple of years further improved the building which is now well appreciated, as proven by excellent ratings garnered on various websites.

It is always possible to live in the property, keeping a part of the building while renting the remaining bedrooms. The ample spaces surrounding the buildings are perfect for outdoor recreation or cattle fostering.
