In the heart of Tuscany, in the province of Siena, this impressive estate covers a total surface of roughly 4,900 acres and offers three fully restored hamlets, a beautiful medieval castle (to be restored) and over twenty-five old farmhouses to be recovered and restored.

The estate is located midway between Montieri and Castelnuovo Val di Cecina and all the necessary services are available in these towns. Other cities of Tuscany (Siena, Florence, Pisa) are easily reached in less than two hours. The most convenient airports are Tuscany’s (Pisa, Florence) but given the central location in Italy Rome and Milan are equally convenient.

Tuscany - Siena - Siena

Tuscany, one of Italy's most iconic and breathtaking regions, embodies the essence of Italian beauty, culture, and tradition. Nestled between the Apennine Mountains and the Tyrrhenian Sea, its landscape is a mesmerizing blend of rolling hills, cypress-lined roads, sprawling vineyards, olive groves, and medieval villages perched on hilltops. The region’s natural beauty is matched by its rich history, artistic heritage, and world-renowned culinary and wine traditions.

Wine enthusiasts from around the globe flock to Tuscany for its legendary wine production. The region is the birthplace of some of the most revered wines in the world, such as Chianti, Brunello di Montalcino, and Vino Nobile di Montepulciano. Chianti, produced in the heart of Tuscany, is arguably the most famous, with its distinctive ruby-red color and bold flavors, while Brunello, made exclusively from Sangiovese grapes, is one of Italy’s most prestigious wines, aging gracefully for decades. Wine routes, like the Strada del Vino in the Chianti region, allow visitors to tour centuries-old wineries, sample wines, and explore charming villages along the way.

Tuscany is also a haven for lovers of art and history. Florence, the region’s capital, is a cultural mecca, often referred to as the cradle of the Renaissance. Its galleries and museums, such as the Uffizi and Accademia, house masterpieces from artists like Michelangelo, Botticelli, and Leonardo da Vinci. The iconic Florence Cathedral, with its massive dome designed by Brunelleschi, dominates the skyline, while the Ponte Vecchio, a medieval bridge lined with jewelry shops, is one of the city’s most beloved landmarks.

Siena, another jewel of Tuscany, offers a different charm with its medieval architecture and rich traditions. The Piazza del Campo, known for the Palio, a centuries-old horse race held twice a year, is considered one of the most beautiful squares in Italy. Siena’s Gothic cathedral, with its intricate black and white striped marble, is a stunning testament to medieval craftsmanship.

Further west, Pisa is home to the iconic Leaning Tower, but it also offers much more with its rich maritime history and the grandeur of the Piazza dei Miracoli. Lucca, known for its preserved Renaissance-era city walls, invites visitors to explore its quiet streets, where churches and piazzas surprise at every turn. San Gimignano, a medieval town famous for its many towers, gives visitors a glimpse of Tuscany’s feudal past and offers sweeping views over the surrounding countryside.

Tuscany’s landscapes are also dotted with thermal springs, such as the natural hot springs of Saturnia, providing a relaxing retreat after days of exploring. The coastline, too, with the Maremma region and the island of Elba, offers picturesque beaches and pristine waters, a contrast to the inland hills and vineyards.

DESCRIPTION OF THE BUILDINGS

Heart of the estate is without any doubt the imposing medieval castle, built in 1135 on a rocky spur rising over 600 m. The building (roughly 2,230 sqm) needs full recovery and restoration but is an excellent opportunity to start a luxury hotel, thanks to the incredible view it offers.

Three other hamlets have been carefully and finely restored by the owners in cooperation with a renowned design studio.

The first two poderi houses two manor villas (respectively 410 sqm and 480 sqm) and several annexes used as storage rooms and/or guesthouses (totaling 223 sqm). Several apartments in the two poderi are regularly rented out to vacationers or hunting parties.

The third podere is entirely devoted to business center, made up of an ample building (440 sqm) where all the agricultural activities are carried out, a tasting room (108 sqm) and a warehouse (85 sqm). The estate, thanks to its huge size, allows exploiting the lush woodland to produce firewood and to hunt.

Aside from these three hamlets and the castle, the estate also boasts twenty-five country houses (with tens of annexes) to be fully recovered and restored which bring the total surface of the buildings to roughly 10,000 sqm.

EXTERIORS

The estate covers an impressive surface of 1,993.3 hectares touching three municipalities of Tuscany (Radicondoli, Castelnuovo Val di Cecina and Montieri). Mainly covered in woodland (1,909 ha), the property accommodated a touristic hunting reserve (spanning from 397 up to 967 m a.s.l.), a huge premise spanning over 300 ha (180 of which fenced) where one can hunt many animals roaming the area (deers, fallow deers, roe deers, boars, mouflons, pheasants, red-legged partridges). The hunting reserve allows hunting in a controlled environment, under the supervision of highly-trained specialists.

The remaining surface is covered by vineyards (18.8 ha), vegetable gardens (0.2 ha), fruit orchard (0.3 ha), arable land (11.1 ha), grazing land (44.3 ha) and uncultivated land (9.7 ha made of roads and gardens).

Since 2007, the estate is also active in wine production:

- Vineyards surface: 18.8 hectares

- Varieties: Sauvignon Blanc (46%), Pinot Blanc (27%), Pinot Noir (27%)

- Year of implant: 2009 — 2012

- Density: 5,400 vines/ha

- Planting distances: 2.20 x 0.80 m (pruned-spur cordon)

USE AND POTENTIAL USES

The estate is a unique investment opportunity for those looking for a property suitable for an accommodation business. The castle, in particular, would be perfect to start a luxury hotel and the restoration of the many country houses in the estate would open the way for an Albergo diffuso (dispersed hotel) which could exploit the agricultural business for guided tours, wine tasting or simple outdoor activities.
