Not far from Siena and the Crete Senesi, estate with prestigious manor house for sale. The 17th-century hamlet consists of several residential buildings used for Agriturismo (20 rooms for a total of 46 beds) and has a modern wine cellar. The estate's land (11.0 ha) hosts a vineyard (3.9 ha) and an olive grove (4.7 ha) that produce 26,000 bottles of wine and 2,500 kg of oil per year, respectively.

The manoral villa (1,365 m² – 14,687 ft², 9 bedrooms and 10 bathrooms), dating back to the 17th century, is accessible via a long tree-lined avenue and features an important monumental entrance. The building is organised on four floors:

  • Basement: historical ageing cellars (155 m² – 1,668 ft², connected via a basement tunnel to the new wine cellar);
  • Ground floor: loggia, large dining room with professional kitchen, reception with sales point, orciaia for oil storage, private chapel and independent apartment (living room with kitchen and three bedrooms with en-suite bathroom);
  • First floor: loggia, central living room with breakfast corner, dedicated kitchen and six bedrooms with en-suite bathroom;
  • Second floor: large habitable attics (in need of renovation).

Next to the house is the modern wine cellar (210 m² – 2,260 ft², built underneath the farmhouse mentioned below) with wine-making and storage rooms and a workshop (165 m² – 1,775 ft²) for agricultural vehicles and equipment used in cultivation.

Behind the villa, a restored farmhouse (230 m² – 2,475 ft², 4 bedrooms and 5 bathrooms) is laid over two floors and is in good condition but can be further improved with some modernization work. On the ground floor are, in addition to some technical rooms, the entry, a spacious living room, the kitchen, a bedroom and two service bathrooms. On the first floor is a hallway that then leads to a sitting room and three bedrooms with en-suite bathrooms.

Next to the villa is the farmhouse (350 m² – 3,766 ft², 7 bedrooms and 5 bathrooms) currently divided into four cozy guest apartments, each with its own independent access:

  • Apt. A (95 m² – 1,022 ft²): living room with kitchen, two bedrooms, bathroom and loft;
  • Apt. B (85 m² – 915 ft²): living room with kitchen, two bedrooms and bathroom;
  • Apt. C (40 m² – 430 ft²): living room with kitchen, bedroom and bathroom;
  • Apt. D (130 m² – 1,399 ft²): living room with kitchen, two bedrooms, two bathrooms and walk-in wardrobe.

The old orangery (45 m² – 484 ft²) has been completely renovated and converted into a charming guesthouse composed of living area with kitchen, bedroom and bathroom.

A warehouse (30 m² – 323 ft²) completes the property.

Tuscany - Siena - Siena

Tuscany, one of Italy's most iconic and breathtaking regions, embodies the essence of Italian beauty, culture, and tradition. Nestled between the Apennine Mountains and the Tyrrhenian Sea, its landscape is a mesmerizing blend of rolling hills, cypress-lined roads, sprawling vineyards, olive groves, and medieval villages perched on hilltops. The region’s natural beauty is matched by its rich history, artistic heritage, and world-renowned culinary and wine traditions.

Wine enthusiasts from around the globe flock to Tuscany for its legendary wine production. The region is the birthplace of some of the most revered wines in the world, such as Chianti, Brunello di Montalcino, and Vino Nobile di Montepulciano. Chianti, produced in the heart of Tuscany, is arguably the most famous, with its distinctive ruby-red color and bold flavors, while Brunello, made exclusively from Sangiovese grapes, is one of Italy’s most prestigious wines, aging gracefully for decades. Wine routes, like the Strada del Vino in the Chianti region, allow visitors to tour centuries-old wineries, sample wines, and explore charming villages along the way.

Tuscany is also a haven for lovers of art and history. Florence, the region’s capital, is a cultural mecca, often referred to as the cradle of the Renaissance. Its galleries and museums, such as the Uffizi and Accademia, house masterpieces from artists like Michelangelo, Botticelli, and Leonardo da Vinci. The iconic Florence Cathedral, with its massive dome designed by Brunelleschi, dominates the skyline, while the Ponte Vecchio, a medieval bridge lined with jewelry shops, is one of the city’s most beloved landmarks.

Siena, another jewel of Tuscany, offers a different charm with its medieval architecture and rich traditions. The Piazza del Campo, known for the Palio, a centuries-old horse race held twice a year, is considered one of the most beautiful squares in Italy. Siena’s Gothic cathedral, with its intricate black and white striped marble, is a stunning testament to medieval craftsmanship.

Further west, Pisa is home to the iconic Leaning Tower, but it also offers much more with its rich maritime history and the grandeur of the Piazza dei Miracoli. Lucca, known for its preserved Renaissance-era city walls, invites visitors to explore its quiet streets, where churches and piazzas surprise at every turn. San Gimignano, a medieval town famous for its many towers, gives visitors a glimpse of Tuscany’s feudal past and offers sweeping views over the surrounding countryside.

Tuscany’s landscapes are also dotted with thermal springs, such as the natural hot springs of Saturnia, providing a relaxing retreat after days of exploring. The coastline, too, with the Maremma region and the island of Elba, offers picturesque beaches and pristine waters, a contrast to the inland hills and vineyards.

EXTERIOR AND PRODUCTION DETAILS

Two swimming pools (11 × 5 m and 14 × 7 m respectively) with solarium are located in reserved positions, immersed in a well-maintained 12,800-m² garden not far from the manor house, and are the perfect spot to relax during the hot summer days.

The property is surrounded by 11.0 hectares (27.2 acres) of agricultural land and the production is managed with organic methods.

The olive grove (4.7 ha), with typically Tuscan varieties and plants, produces roughly 2,500 kg of olive oil per year that are then stored in the orciaia of the villa.

The vineyards (3.9 ha) is made up of Cabernet Sauvignon, Merlot, Syrah and Sangiovese varieties. Currently, the estate is no longer producing wine on its own: grapes (harvested with organic methods) are sold to a local producer who takes care of processing and bottling. When operational, the estate produced up to 195 hl of wine per year, bottling part of it and selling the remaining amount as cask wine. Production focused on four types of single-variety wines with a potential of up to 26,000 bottles/year.

A small portion of arable land (2.0 ha) could be used to expand the vineyards and/or plant new crops, plus a small forest (2,700 m²) on the southern side of the estate.

POSSIBILITY OF ADDITIONAL PURCHASE

It is also possible to buy, via separate negotiation, a country house to be restored (621 m² - 6,684 ft²) that could be used to further expand the accommodation business. The building is surrounded by 6.0 hectares of agricultural land that include a vineyard (2.1 ha) and ample patches of easily-explotable arable land (3.6 ha).

GEOGRAPHIC POSITION

The property is located about 5' from a village with all services and about 11 km from Asciano in Val d'Orcia. The location near the junction of the motorway also allows easy access to all the art cities of Tuscany (Siena, Florence, Montalcino, Arezzo, Cortona, Pienza...).
