At the border of the Renaissant town of Montepulciano, 27-key hotel with wellness center. The building is located 100 m from the San Biagio crossroad linking Montepulciano with the most known towns of Val d’Orcia and benefits from an excellent visibility. What’s more, the wellness center of the property could be easily made independent from the hotel, creating a separate business.
The hotel allows easily moving throughout Tuscany, visiting the region’s most beautiful and renowned towns and cities (Montepulciano, Pienza, Montalcino, Cortona, Tuoro sul Trasimeno, Castiglion Fiorentino, Siena, Orvieto, San Gimignano, Firenze, Volterra, Lucca, Pisa…).
A notable point for the property is the presence of A1 junctions nearby: Valdichiana-Bettolle (15km, leading north) and Querce al Pino (25km, leading south). The closest train stations are Montepulciano Stazione (9km) and Chiusi (25km).
Tuscany - Siena - Montepulciano
Val d’Orcia, located in southern Tuscany, is one of Italy’s most enchanting landscapes, renowned for its rolling hills, cypress-lined roads, and picturesque vineyards. A UNESCO World Heritage Site, Val d’Orcia embodies the quintessential Tuscan countryside, where nature, agriculture, and history blend seamlessly. Its gently undulating hills, golden wheat fields, and vibrant patches of vineyards and olive groves create a timeless beauty that has inspired artists and poets for centuries.
The region is particularly famous for its wine, with the Brunello di Montalcino standing out as one of the world’s most prestigious red wines. Produced from the Sangiovese grape in the medieval hilltop town of Montalcino, Brunello is celebrated for its rich, complex flavors and remarkable aging potential. Wine lovers flock to Montalcino’s vineyards and wineries, where they can tour ancient cellars, learn about traditional winemaking techniques, and sample the robust, earthy wines that reflect the unique terroir of the region. Beyond Brunello, the Rosso di Montalcino and wines from nearby Montepulciano, such as Vino Nobile, also offer exceptional tasting experiences.
Nature is at the heart of Val d’Orcia’s allure. The landscapes here are painted with the iconic rows of cypress trees, winding roads, and scattered farmhouses that have come to define Tuscany’s rural charm. Pienza, a Renaissance gem, offers panoramic views over the valley, where the patchwork of vineyards and fields stretches to the horizon. Known as the "ideal city," Pienza’s harmonious blend of nature and architecture makes it one of the most beautiful towns in the region.
Val d’Orcia is also perfect for outdoor activities. Hiking and cycling trails crisscross the region, offering visitors the chance to explore its diverse landscapes at a leisurely pace. The trails pass through ancient forests, vineyards, and medieval villages, allowing hikers to experience the tranquility of nature while enjoying breathtaking views of the valley. In spring, the fields are awash with wildflowers, while autumn brings the golden hues of the harvest, making it an ideal destination year-round.
The region’s hot springs add to its natural beauty. Bagno Vignoni, a tiny village famous for its ancient thermal baths, has a large stone pool in the main square, which has been used for centuries. Nearby Bagni San Filippo offers a more rustic experience, with natural hot springs surrounded by forested paths, perfect for unwinding after a day of exploring the countryside.
Val d’Orcia’s charm lies in its harmonious relationship with the land. The gentle hills and fertile soil not only produce world-class wines but also sustain olive groves, which produce some of Tuscany’s finest olive oils. The landscape is dotted with historic abbeys, like Abbazia di Sant’Antimo, where Gregorian chants still echo through the ancient stone walls, adding to the spiritual connection between the land and its past.
Whether sipping a glass of Brunello while overlooking the vineyards or hiking through the cypress-lined roads, Val d’Orcia offers a serene escape into the heart of Tuscany’s natural beauty. It’s a place where the simple pleasures of life—good wine, stunning landscapes, and a sense of timelessness—come together to create an unforgettable experience.
STATE AND FINISHES
The hotel (2,516 sqm – 27,072 sqft, 27 bedrooms and 34 bathrooms) is laid out onto four floors, all linked together by an elevator.
- Basement: here we find a beautiful wellness center made up of an ample pool room (90 sqm) with whirlwind tub, a three-module Sasha Jacuzzi (sauna, Turkish bath and emotional shower), brine grotto, chromo-therapy stone cave, Kneipp cure facility and relax area. The floor is completed by an ample garage, cellars, storage rooms, three bathrooms and technical rooms.
- Ground floor: entrance hall, reception, management offices, TV room, dining room, hall, kitchen with refrigerating room, cellar, dressing room for the staff, three bathrooms and seven bedrooms with en-suite bathroom (five of which with balcony).
- First floor: twenty bedrooms with en-suite bathroom and balcony.
- Second floor: laundry room, bathroom, closet and lofts.
STATE AND FINISHES
The building was completed in 2000 and is in excellent structural and aesthetic conditions. Interiors are modern and provided with all the 21st-century comforts. Bedrooms are all equipped with balcony/terrace where one can enjoy a wonderful view over Val d’Orcia. In 2022, to improve energy efficiency, it was decided to install a 20-kW solar panel system and a heat pump.
EXTERIORS
The hotel boasts a small garden (roughly 800 sqm – 0.2 ac) accessed from the wellness center and a small parking lot located just next to the building (in conjunction with an indoor parking area located underground).
Just outside the parking lot is located a bus stop for the Pollicino bus service which can be used to reach the historic centre of Montepulciano, right in the Piazza Grande.
USE AND POTENTIAL USES
Up until now, the restaurant and the wellness center have been exploited exclusively in conjunction with the hotel, limiting their use to the guests of the structure. The restaurant, in particular, is mainly used as a breakfast room. It is however possible to make the two services available to external customers, potentially increasing the income generated by the property.
What’s more, the hotel could also be a starting point for enogastronomic tourism, thanks to the many wineries producing Nobile di Montepulciano DOCG wines and Chianina breeding farms on the surrounding hills.
Right next to the hotel is located a building plot (zoned for commercial use), with possibility of building approximately 600 sqm of buildings, but currently exploited as a parking area for the hotel. Price for the plot is 600.000 €.
