Montepulciano

This stunning apartment spans the entire first floor of Palazzo Batignani, what had formerly been the building’s noble apartment. The construction of the building, or rather the complete renovation resulting in the amalgamation of the original medieval structures that gave rise to the palazzo, dates back to the 16th century. The house is part of a condominium (recently established) with five units in total.

The house faces southeast with views of the hills covered in Vino Nobile vineyards, the lakes of Montepulciano and Trasimeno and beyond to the peaks of the Apennines, while to the northwest it faces the main avenue of the historic center of Montepulciano, from which it has access to and attends the processions and celebrations of the Bravio delle Botti di Montepulciano, right within the contrada of Cagnano.

DESCRIPTION OF THE VILLA

The Leopoldina (403 m² – 4,336 ft², 6 bedrooms and 8 bathrooms) is a masonry building in the typical style of the Sienese countryside. Renovated in 2009, the villa retains all of its salient features, including the beautiful vaulted ceilings on the ground floor and the wooden beams on the upper floors. The external staircase reaches directly the first floor, covering a glazed loggia below.

The ground floor of the building is entirely used as a restaurant, with two generous and bright halls (seating about 40 PAX), guest bathrooms, and a large professional kitchen with a changing room/bathroom area for employees. A large terrace paved in terracotta tiles outside allows the restaurant’s capacity to be increased in summer.

The external staircase leads to the upper floor: upon entering, one finds oneself in a spacious central hall that disengages five rooms, all very spacious and with private bathrooms. The four rooms on the short sides of the building also have a spacious roof loft. From the central hall, an internal staircase leads up from the first floor to the panoramic dovecote where a double bedroom with bathroom and garden view has been created.

Underground, at the rear of the villa and reached by a staircase from the forecourt, are the technical rooms (64 m² – 688 ft²) housing the control rooms for the property's systems.

The estate covers some 63.0 hectares (155.7 acres) on the hills north of Montepulciano. Excluding the gardens surrounding the farmhouses (1.6 hectares in total), the estate primarily has a large vineyard registered for Nobile di Montepulciano DOCG (9.3 ha) and Chianti DOCG (9.2 ha):

At the same time, the estate also has an olive grove (approx. 1.0 ha) and large areas of arable land (39.6 ha) characterized by excellent exposure and very suitable for planting new vines. Small portions of woodland (about 2.1 ha) surround the buildings and ensure privacy and silence.

Not far from Montepulciano and at the border between Tuscany and Umbria, 19.4-ha organic wine estate for sale. • Basement: cellar;
• Ground floor: agricultural warehouse used for wine storage. On the cadastral level, however, we find an apartment consisting of a living room with kitchen and pantry, two bedrooms, two bathrooms and walk-in closet. This portion of the building was renovated in 2000 and is in excellent condition, with independent heating with radiant panels, single-fired floors, double-glazed windows and solid wood fixtures. The entire floor is currently used for wine storage.
• First floor: living room with balcony, dining room, kitchenette, three bedrooms, bathroom and partially practicable attic. The unit, currently inhabited by the owners, was also renovated in 2000 and has finishes in line with the lower floor.
