In the foothills of the Val d’Orcia, between Torrita di Siena and Pienza, splendid 46-ha rural estate with 15th-century farmhouse for sale. The property, currently under renovation, has great potential for development both as a luxury private residence and as a boutiquehotel thanks to the beautiful surrounding area and easy access.
DESCRIPTION OF THE BUILDINGS
The country villa (904 m² – 9,727 ft², 4 bedrooms and 5 bathrooms) is a large stone and brick building dating back to the 15th century, in typical Tuscan style, currently under renovation. At the structural level, the building has been entirely consolidated, both in the walls and roofs, while at the finishing level it is in a raw state to be completed. During the works, the choice was made to preserve all the original finishes of the farmhouse, which therefore maintains unaltered the vaulted ceilings typical of the agricultural rooms on the lower floor, the wooden beams on the ceilings and the large external arches framing the porches. The project currently envisages the following distribution:
- Ground floor: entrance hall with service bathroom, large central reception hall with open kitchen (also very suitable as a reception area), reading room with winter garden, sitting room with porch, billiard room, wine cellar and (with independent access from outside) technical room and laundry;
- First floor: entrance hall with living room, master suite (bedroom, living room, walk-in wardrobe, en-suite bathroom and small wellness area with steam bath and sauna) and three bedrooms with en-suite bathroom.
Not far from the villa, the old barn has been recovered and is to be converted into a charming guesthouse (163 m² – 1,754 ft², 2 bedrooms and 2 bathrooms) on two levels: on the ground floor are the living room with dining area, kitchen and a bedroom with private bathroom; on the first floor is the second bedroom with private bathroom.
The second guesthouse (135 m² – 1,452 ft², 3 bedrooms and 3 bathrooms) will instead be created from the volumes of the old pigsty and will house three spacious rooms with walk-in wardrobe and private bathroom.
Within the property there is also a ruin (42 m² – 452 ft²) to be recovered, with volumes that can potentially be used to expand the existing structures.
The buildings are surrounded by a large garden area (approx. 5,600 m²) with a belvedere and gravel paths. In front of the outbuilding is the 15 × 7 m infinity pool, facing south so as to always have light and with a breathtaking view of the hills of the Val d’Orcia.
Tuscany - Siena - Torrita di Siena
Val d’Orcia, located in southern Tuscany, is one of Italy’s most enchanting landscapes, renowned for its rolling hills, cypress-lined roads, and picturesque vineyards. A UNESCO World Heritage Site, Val d’Orcia embodies the quintessential Tuscan countryside, where nature, agriculture, and history blend seamlessly. Its gently undulating hills, golden wheat fields, and vibrant patches of vineyards and olive groves create a timeless beauty that has inspired artists and poets for centuries.
The region is particularly famous for its wine, with the Brunello di Montalcino standing out as one of the world’s most prestigious red wines. Produced from the Sangiovese grape in the medieval hilltop town of Montalcino, Brunello is celebrated for its rich, complex flavors and remarkable aging potential. Wine lovers flock to Montalcino’s vineyards and wineries, where they can tour ancient cellars, learn about traditional winemaking techniques, and sample the robust, earthy wines that reflect the unique terroir of the region. Beyond Brunello, the Rosso di Montalcino and wines from nearby Montepulciano, such as Vino Nobile, also offer exceptional tasting experiences.
Nature is at the heart of Val d’Orcia’s allure. The landscapes here are painted with the iconic rows of cypress trees, winding roads, and scattered farmhouses that have come to define Tuscany’s rural charm. Pienza, a Renaissance gem, offers panoramic views over the valley, where the patchwork of vineyards and fields stretches to the horizon. Known as the "ideal city," Pienza’s harmonious blend of nature and architecture makes it one of the most beautiful towns in the region.
Val d’Orcia is also perfect for outdoor activities. Hiking and cycling trails crisscross the region, offering visitors the chance to explore its diverse landscapes at a leisurely pace. The trails pass through ancient forests, vineyards, and medieval villages, allowing hikers to experience the tranquility of nature while enjoying breathtaking views of the valley. In spring, the fields are awash with wildflowers, while autumn brings the golden hues of the harvest, making it an ideal destination year-round.
The region’s hot springs add to its natural beauty. Bagno Vignoni, a tiny village famous for its ancient thermal baths, has a large stone pool in the main square, which has been used for centuries. Nearby Bagni San Filippo offers a more rustic experience, with natural hot springs surrounded by forested paths, perfect for unwinding after a day of exploring the countryside.
Val d’Orcia’s charm lies in its harmonious relationship with the land. The gentle hills and fertile soil not only produce world-class wines but also sustain olive groves, which produce some of Tuscany’s finest olive oils. The landscape is dotted with historic abbeys, like Abbazia di Sant’Antimo, where Gregorian chants still echo through the ancient stone walls, adding to the spiritual connection between the land and its past.
Whether sipping a glass of Brunello while overlooking the vineyards or hiking through the cypress-lined roads, Val d’Orcia offers a serene escape into the heart of Tuscany’s natural beauty. It’s a place where the simple pleasures of life—good wine, stunning landscapes, and a sense of timelessness—come together to create an unforgettable experience.
DESCRIPTION OF THE BUILDINGS
The estate covers about 46.3 hectares (114.4 acres) in a slightly hilly position with excellent exposure to the sun. In addition to the garden, the farm has a large olive grove (1.8 ha with a total of 490 trees) that produces an excellent organic extra virgin olive oil. The vineyard (1.6 ha with Sangiovese and Merlot varieties) is newly planted but will be suitable for the production of Nobile di Montepulciano once mature. The rest of the property is covered by fields (28.0 ha) and woods (14.2 ha) and there is a small artificial lake for irrigation.
At present, the property is evaluating the possibility of creating a large car parking area on the north-west side of the property (capacity of 30+ cars) and a Roman theatre just below the pool, a place that would provide the perfect stage for performances and events in a natural setting of rare beauty.
GEOGRAPHIC POSITION
The access to the property is via a characteristic tree-lined avenue with cypress trees that starts directly from the paved road, ensuring an easy connection to the services. In this regard, the two medieval villages of Pienza and Torrita are less than a fifteen-minute drive away and offer everything necessary for everyday life. Siena and Arezzo, the nearest big cities, are however less than an hour’s drive away. In addition, the junction of the A1 motorway connecting Naples and Milan can be reached in about twenty minutes.
