In a panoramic position in the hills of Tuscany, between Montecatini Terme and Lucca, manorial villa with vineyard and private lake for sale. The finely restored property dates back to the 17th century and is now a luxurious period residence with 8 bedrooms and beautiful decorated salons. Accompanying are the manorial chapel, an event room and wine cellar. Completing the property is approximately 4.1 ha of land that includes vineyard, olive grove and a lake for sport fishing.
The main villa (1,437 m² – 15,462 ft², 8 bedrooms and 8 bathrooms) is a large three-story building, finely renovated and still embellished with frescoes and stucco decorations in typical 19th-century taste. The original features of the building, including terracotta floors and wooden beams on the highest floors, are still clearly visible.
- Ground floor: entrance hall, dining room, kitchen, pantry, two side parlors, billiard room, private study, service bathroom, cellar and technical rooms;
- First floor: music room, library, sitting room, two bedrooms with en-suite bathrooms, two bedrooms and laundry room;
- Second floor: hallway, kitchen, two studies/living rooms, living room, four bedrooms and four bathrooms.
On the northwest side of the garden, perpendicular to the villa, is a conference hall (137 m² – 1,474 ft²), currently used as a tasting/event area with kitchen and service bathrooms. The building was formerly the villa’s carriage house.
On the opposite side, again a few steps away from the villa, there is instead a manorial chapel (118 m² – 1,270 ft²), consisting of one spacious nave.
The wine cellar (370 m² – 3,981 ft²), fully equipped, is located next to the chapel, with direct access from the property’s tree-lined driveway. Here are the grape processing room (connected to a warehouse above by freight elevator), vinsantaia, a large storage room for oil and wine, and two service rooms. On the upper floor of the building, in addition to the warehouse, are a keeper’s apartment (50 m² – 538 ft², 1 bedroom and 1 bathroom) and a guest apartment (120 m² – 1,291 ft², 3 bedrooms and 3 bathrooms) consisting of living area with kitchenette and three bedrooms with en-suite bathrooms.
Tuscany - Lucca - Lucca
Tuscany, one of Italy's most iconic and breathtaking regions, embodies the essence of Italian beauty, culture, and tradition. Nestled between the Apennine Mountains and the Tyrrhenian Sea, its landscape is a mesmerizing blend of rolling hills, cypress-lined roads, sprawling vineyards, olive groves, and medieval villages perched on hilltops. The region’s natural beauty is matched by its rich history, artistic heritage, and world-renowned culinary and wine traditions.
Wine enthusiasts from around the globe flock to Tuscany for its legendary wine production. The region is the birthplace of some of the most revered wines in the world, such as Chianti, Brunello di Montalcino, and Vino Nobile di Montepulciano. Chianti, produced in the heart of Tuscany, is arguably the most famous, with its distinctive ruby-red color and bold flavors, while Brunello, made exclusively from Sangiovese grapes, is one of Italy’s most prestigious wines, aging gracefully for decades. Wine routes, like the Strada del Vino in the Chianti region, allow visitors to tour centuries-old wineries, sample wines, and explore charming villages along the way.
Tuscany is also a haven for lovers of art and history. Florence, the region’s capital, is a cultural mecca, often referred to as the cradle of the Renaissance. Its galleries and museums, such as the Uffizi and Accademia, house masterpieces from artists like Michelangelo, Botticelli, and Leonardo da Vinci. The iconic Florence Cathedral, with its massive dome designed by Brunelleschi, dominates the skyline, while the Ponte Vecchio, a medieval bridge lined with jewelry shops, is one of the city’s most beloved landmarks.
Siena, another jewel of Tuscany, offers a different charm with its medieval architecture and rich traditions. The Piazza del Campo, known for the Palio, a centuries-old horse race held twice a year, is considered one of the most beautiful squares in Italy. Siena’s Gothic cathedral, with its intricate black and white striped marble, is a stunning testament to medieval craftsmanship.
Further west, Pisa is home to the iconic Leaning Tower, but it also offers much more with its rich maritime history and the grandeur of the Piazza dei Miracoli. Lucca, known for its preserved Renaissance-era city walls, invites visitors to explore its quiet streets, where churches and piazzas surprise at every turn. San Gimignano, a medieval town famous for its many towers, gives visitors a glimpse of Tuscany’s feudal past and offers sweeping views over the surrounding countryside.
Tuscany’s landscapes are also dotted with thermal springs, such as the natural hot springs of Saturnia, providing a relaxing retreat after days of exploring. The coastline, too, with the Maremma region and the island of Elba, offers picturesque beaches and pristine waters, a contrast to the inland hills and vineyards.
EXTERIOR AND AGRICULTURAL PRODUCTION
The villa is accompanied by a beautiful 4,000-m² garden surrounded by an imposing stone wall that ensures beautiful views of the surrounding countryside and the estate fields.
The agricultural land includes a vineyard (1.5 ha) and an olive grove (6,000 m²) that allow the production of small quantities of oil and wine thanks to the estate wine cellar. The vineyards are made up of white (1.0 ha with Trebbiano, Malvasia and Vermentino vines) and red varieties (0.5 ha with Sangiovese and Canaiolo) that are used to produce white wine, red wine and an excellent Valdinievolo DOC vinsanto.
The rest of the property is instead covered by arable land (9,000 m² that could be used to plant new vineyards).
South of the villa, in the middle of the fields, is a private pond for sport fishing, which can also be used as a means of irrigation.
GEOGRAPHIC POSITION
The property is located just outside a well-stocked city where all services are available (about 1 km, 2’), hospital included, but enjoys good privacy and confidentiality. However, the location is very convenient and allows easy movement throughout Tuscany: the sea is less than an hour's drive away and many of the region's art cities are all less than an hour away (Lucca, Florence, Pisa, Volterra...). The train station, which allows reaching both Florence and the coast in toughly one hour, is just one kilometer from the villa.
