The property is made up of six buildings, for a total surface of 1860 sqm (or 20000 sqft).

The main building, an Apulian masseria (960 sqm - 10,330 sqft, 12 bedrooms and 12 bathrooms), is laid over two levels, composed as follows:

- Ground floor: reception hall, bar, restaurant with two rooms, kitchen, toilets, seven bedrooms with en-suite bathroom, porch (217 sqm) partially closed by a glass window;

- First floor: three bedrooms with bathroom and an apartment made up of two bedrooms and a bathroom.

Building N°2 (4 bedrooms and 4 bathrooms) is made up of four guest bedrooms with bathroom. Two of these have been reworked to be disabled-friendly.

Building N°3 (2 bedrooms and 2 bathrooms) includes two bedrooms with bathroom, currently not used for the guests but reserved for the staff (or the owners if needed).

Building N°4 accommodates several bathrooms and showers for the building while building N°5 is a horse stable (6 boxes in total).

Building N°6 includes agricultural warehouses and tool storage rooms with metal sheet roofing. The basement floor includes three different rooms: a storage room, a technical room and a room with water purification systems.

Finally, there are three outbuildings in builder's finish. The first one (250 sqm - 2,690 sqft) and the second one (100 sqm - 1,076 sqft) should be converted into a series of bedrooms and bathroom, while the third one (100 sqm - 1,076 sqft) would be converted to house bathrooms and showers for a camping site with 26 stopping places (project approved).

The estate, fully fenced, is surrounded by over 21.3 hectares of land. Here one can find a botanic wood (roughly 2.9 hectares with walkways, gym course, baby park and picnic areas), the parkland (1.0 ha) with palms and exotic trees and a huge olive grove (roughly 10.0 ha totaling 1,394 trees). It was also forwarded a project to create a 26-stopping places camping, with a reserved surface of approximately 1.1 hectares.

The remaining surface is covered by buildings and relative services, including an outdoor pizzeria, dance floor and horse stables. The property also breeds courtyard animals such as goats, chickens, geese and ducks.

The property, currently a hotel, is suitable for many uses and it could be converted e.g. into a holiday village, wellness center, amusement park, rest home, or private residence.

On the property, it is possible to arrange events, celebrations, parties and business courses. The farmhouse, nestled in the countryside, is ideal for those who are looking for a relaxing oasis not far from the sea. The project for the building of a campsite has been already approved.
