RESTORED PROPERTY, BOUTIQUE HOTEL FOR SALE IN SIENA, TUSCANY

On the hills of Valdichiana, between Sinalunga and Lucignano, restored rural hamlet currently used as a holiday home. The property (over 1,200 m² in total) has ten apartments, an elegant manor house (26 bedrooms in total) and a lush garden with two swimming pools available for guests. The 18.0 hectares of land include large portions of arable land (8.4 ha) and a small olive grove with 50 trees.

The nearby village offers basic amenities (3km; 5’), and the quaint medieval town of Lucignano (recently listed among the most beautiful in Italy) is just a 10’ drive from the property.

The proximity to the junction of the A1 highway (13km) is a major advantage as it allows to reach the most famous cities of Tuscany and Umbria in just over an hour.

The property originally belonged to a renowned Montepulciano family and consisted of the manor house and several farm buildings (those that now make up the Agriturismo). The villa dates from 1760 and is a classic example of a Leopoldina built of local stone and brick at the time of the great land reclamation ordered by Grand Duke Leopold II of Tuscany.

The owners purchased the entire property in 2000, and the buildings were, at the time, little more than ruins, completely without roofs and with evident structural problems. In 2004, major restoration work began on the estate: over the course of five years, all the buildings were renovated and restored to their original appearance, taking great care not to distort the original charm of the structures. Stones, bricks and tiles are all salvaged elements, while terracotta tiles handcrafted by Orvieto artisans were used for the floors.
