Already inhabited in pre-Roman times thanks to the presence of water and fish, the islands of the Venetian lagoon were colonized in a stable manner only with the barbarian invasions that swept the Roman Empire in the 5th century. The decline began in the 15th century and lasted until the 18th when the city entered the Austro-Hungarian Empire with the Treaty of Campoformio. In 1866 the city with its region voted for the annexation to the Kingdom of Italy and during the First World War the Austrian bombardments damaged several neighborhoods of the center.
To date, Venice is one of the most beautiful cities in the world, unique in its existence above the waters of the Lagoon.

GEOGRAPHIC POSITION
In the territory of the Caorle lagoon Oasis, in Veneto, an area reclaimed in the sixties by Baron Raimondo Franchetti, along the banks of the river Maranghetto just 10 minutes away from the sea, Agriturismo with annexes and surrounding land for sale.
The river Maranghetto is navigable to the sea (it takes 20 minutes to reach the beaches).
This is the place where, in the early XX Century, Hemingway used to hunt with Baron Franchetti and where he got inspired for his novel “Across the River and among the trees”.
The nearest towns are Caorle and Pontogruaro, both 10 minutes away, Jesolo and San Donà di Piave, half an hour away. Venice, Treviso and Udine are approximately one hour away, while Padua and Trieste one hour and 15 minutes by car.
The famous seaside resort of Lignano Sabbiadoro is half an hour from the property.
The nearest airports are those of Treviso and Venice, both 50 minutes away.

The property has a covered surface of 804 square metres (main building + two annexes).
The Farmhouse has a total surface of 680 square metres (ground floor 382 square metres + first floor 298 square metres) and is set on two levels including six apartments of which four with two bedrooms, one with one bedroom and one with three bedrooms (for a total of 12 bedrooms).
The two additional apartments (both with one bedroom) are set inside the two annexes (their size is 72 and 52 square metres).
STATE AND FINISHES
The farmhouse has been restored in 2009 and is in excellent condition.
The restoration has been carried out using local antique bio-materials .
The thermic insulation has been done with cork both for the walls and the roof (ventilated).
The farmhouse is equipped with air conditioning with geothermic heat pump. Some apartments and two cottages are also equipped with underground cooling system.
The property is also equipped with a private well with thermal water (32-34 degrees C°) with natural flow rate of 300 litres/minute (without pumps). The water coming from this spring is used for the underfloor heating of some apartments and the two cottages.
EXTERNAL AREA
The Agriturismo is set in an area of fauna re-colonization and it is possible to see hares, pheasants, mallards, herons and wild-gooses around the house.

USE AND POTENTIAL
The municipality of Caorle has approved the “Piano Acqueo” which allows to build moorings and cabins for 12 boats.
It is also possible to build a pool with thermal water, for which the project has already been approved.
