On the hills of ChiantiClassico, a short distance from Radda in Chianti, estate with luxury farmhouse for sale. The finely restored property consists of three main buildings housing 4 bedrooms, beautiful living areas and a wellness center with a 10 × 5 m swimming pool. The 13.0-ha land includes a well-maintained garden, 1,300 olive trees and woods.
DESCRIPTION OF THE BUILDINGS
The farmhouse (273 m² – 2,937 ft², 3 bedrooms and 4 bathrooms) is a stone building, most likely dating back to the 18th century and entirely renovated in 2014 with original and valuable materials, distributed on three levels. The structure was entirely recovered, maintaining its original appearance but adapting it to current safety laws. Strictly original materials were chosen for the finishes, purchased ad hoc or recovered from the old structure.
- Basement: large cellar with technical room, bathroom with access from the outside, small living room, bedroom and bathroom;
- Ground floor: kitchen, large living room with dining area, reading room, master bedroom with en-suite bathroom and bedroom with bathroom;
- First floor: office space.
At the service level, the house is equipped with LPG-fueled underfloor heating, air conditioning and home automation system for remote control of household appliances. At the security level, alarm system and video surveillance have been installed as well as electric gate.
The guesthouse (80 m² – 861 ft², 1 bedroom and 1 bathroom), is located right next to the farmhouse, but is totally independent and divided into two units. The first is a studio apartment with kitchenette, dining area, bedroom and bathroom. The second, on the other hand, is a convivial room with dining area and kitchen.
A small wellness center (40 m² – 430 ft²) has been created in the annex next to the swimming pool and houses a Turkish bath, Swedish sauna, Jacuzzi, bathroom and dressing room.
Among the olive trees is a small agricultural shed (26 m² – 279 ft²) to shelter tools used in the maintenance of the fields.
Tuscany - Siena - Radda in Chianti
Chianti, nestled in the heart of Tuscany, is one of Italy's most iconic regions, renowned for its rolling hills, ancient vineyards, and world-class wines. Stretching between Florence and Siena, the Chianti area is characterized by its breathtaking landscape of olive groves, medieval villages, and cypress-lined roads, embodying the quintessential image of Tuscany.
At the heart of Chianti’s identity is its wine. The Chianti Classico, made predominantly from the Sangiovese grape, is among Italy’s most famous red wines. Recognizable by the black rooster (gallo nero) symbol on its label, Chianti Classico is known for its balance of boldness and elegance, offering flavors of ripe cherries, earthy undertones, and subtle hints of spices. Vineyards throughout the region produce wines that reflect the unique terroir of Chianti’s sun-drenched hills and rich soil, and wine lovers can visit historic estates to sample vintages, explore cellars, and learn about centuries-old winemaking traditions.
Chianti’s landscape is dotted with charming villages like Greve, Radda, and Castellina, each offering a unique experience. Greve in Chianti serves as the unofficial gateway to the region and hosts one of the most famous wine festivals, the Rassegna del Chianti Classico, where local producers showcase their best wines. Radda and Castellina, perched on hilltops, are steeped in medieval history, with cobblestone streets, ancient fortifications, and views over the surrounding vineyards.
Beyond wine, Chianti is rich in culture and history. Many of its towns and estates were strategic points during the Middle Ages, and castles like Castello di Brolio not only offer insight into the region’s past but also produce some of the finest wines. The surrounding landscape, with its patchwork of vineyards, olive groves, and forests, is perfect for leisurely drives, bike rides, or even hiking trails that lead through historic paths and offer panoramic views.
Chianti’s charm also lies in its intimate connection with nature. The vineyards, which change with the seasons from lush green in the summer to golden and red hues in the autumn, create a serene and idyllic setting. Olive groves produce some of Tuscany’s finest extra virgin olive oil, another hallmark of the region’s agricultural tradition.
In every glass of wine and every vista across the hills, Chianti embodies the very essence of Tuscany. Its blend of rich history, cultural heritage, and natural beauty, combined with its exceptional wines, makes it a destination that offers both sensory and scenic delights. Whether exploring its historic villages or savoring its renowned wines, Chianti invites visitors to experience the best of Tuscany’s rural soul.
EXTERIOR
The buildings are surrounded by a 2,880-m² garden, landscaped on terraces and well maintained with paved paths and colorful flower beds. A short distance from the farmhouse is a 10 × 7 m infinity pool overlooking the surrounding countryside. The stone sunbathing area is equipped with umbrellas and sun loungers for summer use.
The property's agricultural land, set on a slight hillside, covers a total area of about 12.8 hectares (31.6 acres) and about half of it is occupied by woods (6.8 ha part of which is just a short distance from the buildings). At the agricultural level, the farm can count on a large olive grove (about 4.7 ha) with 1,300 trees.
The property also has on lease (with a long-term contract and renewable at the discretion of the new owner) a small plot of vineyard (1.6 ha), fully registered as Chianti Classico DOCG.
GEOGRAPHIC POSITION
The property is reached by a short (about 3 km) dirt road in excellent condition that leads to the paved road and from there to Radda in just 10’ to all basic services. The location in the heart of Tuscany, in one of its most characteristic areas, also makes it possible to reach the most famous art cities of the region in just over an hour (Siena, Greve in Chianti, Monteriggioni, San Gimignano, Montalcino, Florence...).
