A short distance from Umbertide, in panoramic position on the hills of Umbria, 250-m² farmhouse with 5 bedrooms and 3 bathrooms. Finely restored, the farmhouse boasts excellent finishes with all the 21st-century comforts. Outside, a 2,000-m² garden accommodates a 12 × 7 m swimming pool with terracotta-paved solarium.
While this farmhouse’s situation is very private, it is only a few minutes’ drive to the town of Umbertide, a convenient medieval town offering all the necessary services (supermarkets, banks, post offices, pharmacies…). Other cities of Umbria can easily be reached in less than one hour by car (Montone, Città di Castello, Gubbio, Perugia, Assisi, Montefalco, Todi…).
Umbria - Perugia - Umbertide
Often called the "green heart of Italy," Umbria is a picturesque region characterized by lush landscapes, medieval hilltop towns, and a deep-rooted connection to art and spirituality. Nestled between Tuscany and Lazio, Umbria is less frequented by tourists, offering a more serene and authentic Italian experience.
Umbria's cuisine is rustic and hearty, reflecting its agricultural traditions. Known for its black truffles, which grow in abundance in the region’s forests, Umbrian dishes often feature this earthy delicacy in pasta, risotto, and sauces. Porchetta, a savory roasted pork dish seasoned with herbs, is another local favorite, often enjoyed at village festivals or as street food. Lentils from Castelluccio, grown in the Sibillini Mountains, are prized for their quality and flavor, often used in soups and salads. Olive oil from the region is also exceptional, with many small-scale producers offering tours and tastings.
Wine is equally important, with Umbria producing notable varieties such as Sagrantino di Montefalco and Orvieto, a crisp white wine that pairs beautifully with the region’s lighter dishes. The rolling vineyards and olive groves create a stunning backdrop for wine tours and tastings.
Historically and culturally, Umbria offers a wealth of treasures. Assisi, the birthplace of Saint Francis, is a UNESCO World Heritage Site and an important pilgrimage destination. Its Basilica di San Francesco is adorned with frescoes by Giotto and Cimabue, offering visitors a spiritual and artistic journey. Perugia, the region’s capital, is known for its lively atmosphere, medieval architecture, and the Umbria Jazz Festival, one of Europe’s most renowned music events. Spoleto, famous for its Festival dei Due Mondi, is a cultural hub, while Gubbio retains a well-preserved medieval charm.
The natural beauty of Umbria extends to its landscapes. The Valnerina Valley, with its cascading waterfalls and rugged mountains, is perfect for hiking and outdoor activities, while Lake Trasimeno, Italy’s fourth-largest lake, offers tranquil views and opportunities for boating and swimming.
DESCRIPTION OF THE BUILDING
The farmhouse (250 m² – 2,690 ft², 5 bedrooms and 3 bathrooms) is laid over three floors:
- Basement: ample living room, bedroom with separate dressing area, bedroom with French doors leading onto a large terrace and bathroom;
- Ground floor: living room with fireplace and ample loggia, kitchen with American-style appliances, closet, two double bedrooms and bathroom;
- First floor: master bedroom with ample bathroom and private walk-in closet.
STATE AND FINISHES
The farmhouse, originally built in 1986, has been recently restored. The building was realized following the typical style of Umbrian countryside farmhouses. Right next to classical finishes (stone walls, terracotta floors, wooden beams) one can find modern elements and 21st-century comforts which give the building a polished and refined look.
The renovation, which took place in 2013, was carried out with the use of local materials and Umbrian craftsmanship. The house now features all new appliances, plumbing, windows and bathrooms.
EXTERIORS
The farmhouse, next to the ample paved terrace on the rear, boasts a stone oven and a 2,000-sqm terraced garden. Just below the farmhouse, there is the 12 × 7 m swimming pool with terracotta-paved sun bed area and 40-feet custom-made pergola for shade: this spot is ideal for a dip with cocktails after a day of touring the surroundings.
The outdoor oven is perfect for making pizzas and meats, maybe for a dinner with friends in the beautiful Umbrian landscape.
USE AND POTENTIAL USES
The house, finely restored, is perfect to be used as a private dwelling but the presence of independent accesses on the basement and ground floor would also allow the renting of the lower-floor as a separate unit.
