This country house, fully restored, is located just a few minutes from Monte Santa Maria Tiberina, on the hills of Umbria. With 306 m² of surface, the building includes five bedrooms and four bathrooms, plus two generous living areas on the ground floor. Outside, the well-maintained garden encircles the building, including the 12 × 6 m pool, while 3.6 hectares of land complete the property.
The medieval town of Monte Santa Maria Tiberina can provide all the basic services, but from the country house one can quickly reach many interesting cities of Umbria and Tuscany (Città di Castello, Umbertide, Perugia, Arezzo, Anghiari, Cortona…).
Umbria - Perugia - Monte Santa Maria Tiberina
Often called the "green heart of Italy," Umbria is a picturesque region characterized by lush landscapes, medieval hilltop towns, and a deep-rooted connection to art and spirituality. Nestled between Tuscany and Lazio, Umbria is less frequented by tourists, offering a more serene and authentic Italian experience.
Umbria's cuisine is rustic and hearty, reflecting its agricultural traditions. Known for its black truffles, which grow in abundance in the region’s forests, Umbrian dishes often feature this earthy delicacy in pasta, risotto, and sauces. Porchetta, a savory roasted pork dish seasoned with herbs, is another local favorite, often enjoyed at village festivals or as street food. Lentils from Castelluccio, grown in the Sibillini Mountains, are prized for their quality and flavor, often used in soups and salads. Olive oil from the region is also exceptional, with many small-scale producers offering tours and tastings.
Wine is equally important, with Umbria producing notable varieties such as Sagrantino di Montefalco and Orvieto, a crisp white wine that pairs beautifully with the region’s lighter dishes. The rolling vineyards and olive groves create a stunning backdrop for wine tours and tastings.
Historically and culturally, Umbria offers a wealth of treasures. Assisi, the birthplace of Saint Francis, is a UNESCO World Heritage Site and an important pilgrimage destination. Its Basilica di San Francesco is adorned with frescoes by Giotto and Cimabue, offering visitors a spiritual and artistic journey. Perugia, the region’s capital, is known for its lively atmosphere, medieval architecture, and the Umbria Jazz Festival, one of Europe’s most renowned music events. Spoleto, famous for its Festival dei Due Mondi, is a cultural hub, while Gubbio retains a well-preserved medieval charm.
The natural beauty of Umbria extends to its landscapes. The Valnerina Valley, with its cascading waterfalls and rugged mountains, is perfect for hiking and outdoor activities, while Lake Trasimeno, Italy’s fourth-largest lake, offers tranquil views and opportunities for boating and swimming.
DESCRIPTION OF THE BUILDING
The country house (306 m² – 3,293 ft², 5 bedrooms and 4 bathrooms) is laid over two floors. On the ground floor, two French windows open into a generous living room with fireplace. A short corridor, with a bathroom on the right, leads to a spacious dining room with open-plan kitchen, also accessed via a separate door directly from outside. On the opposite side from the door, a French window opens onto the paved pergola, used as an outdoor dining area.
Via a staircase in the living room or by the stone staircase outside one gets to the first floor, fully used as a sleeping area. Here we can find a huge master bedroom with en-suite bathroom, a double bedroom with private bathroom, three bedrooms and a bathroom.
With independent access, on the ground floor, is also a technical room for the systems of the house that can also be used as a storage room.
The building has been recently restored, preserving all of its original features. The stone walls, covered in creepers, have been cleaned and valorized while inside it was decided to keep the original terracotta floors and the wooden beams on the ceilings.
The property comes with the possibility of rebuilding a collapsed outbuilding to be used as a guesthouse. It is worth noting that the ruin is not visible at all from the house.
EXTERIOR
The country house is surrounded by a well-maintained garden, decorated with flowers and plants and marked by typical stone walls. Just a few steps from the house is the saltwater 12 × 6 m swimming pool with a stone-paved sunbathing area and view over the surrounding hills.
The property covers approximately 3.6 hectares of land (8.9 acres) where one can also find 40 olive trees to produce a small quantity of olive oil for private use. The current owners have an agreement with a local farmer who takes care of the agricultural land.
