DESCRIPTION OF THE BUILDINGS

The manor villa (400 sqm – 4,304 sqft, 3 bedrooms and 4 bathrooms) dates back to the early 19th century. The building, laid over two floors, was fully rebuilt in 2019 with certified eco-materials and is currently in builder’s finish so to give the buyer ample freedom to fulfill its needs. The anti-seismic structure with steel cage has no walls inside, having the shape of ample open space. Current project foresees the following internal layout:

- Ground floor: ample entrance room with portico (30 sqm), living/dining room, kitchen, ample relax area with sauna, Turkish bath and relax tub;

- First floor: three ample bedrooms with en-suite bathroom (60 sqm each). The three rooms all have access to the beautiful loggia (30 sqm), while the central one boasts a private balcony on the rear (7 sqm).

By varying the project, one could build up to 5 bedrooms inside the building.

 

The guesthouse (136 sqm – 1,463 sqft, 1 bedroom and 2 bathrooms), fully rebuilt and inhabited by the owner, is made up of entrance room, ample living room with fireplace, kitchen, bathroom and master bedroom with walk-in closet and en-suite bathroom (16 sqm).

EXTERIORS

The buildings are surrounded by a convenient 1,500-sqm garden with a fountain and enclosed by a hedge running all around, with an opening closed by an automated gate. A 9 × 5 m swimming pool is placed in front of the villa, right beyond the entrance gate.

 

Right in front of the villa a garden (4,300 sqm) with computerized irrigation has been carefully landscaped and houses trees and brushes of different and unique species.

We then find an olive grove (1,600 sqm – 58 trees) capable of producing roughly 200 liters of oil per year and a fruit orchard (1,600 sqm – 60 trees): apple trees, pear tree, plum trees, apricot trees, walnuts, pomegranate, peach trees, orange trees, lemon trees, tangerine, mulberries, medlars and Isabella grapes. Right next to the olive grove there are 3,300 sqm of land covered in lavandula officinalis.
