In the Casentino valley, not far from Arezzo and Bibbiena, countryside estateof 6.4 ha with farmhouse, horse stables and olive grove for sale. The buildings (618 sqm) are in good condition with the possibility of converting the barn into an additional living unit. Agriculturally, the property can count on 1,250 olive trees and a small vineyard, as well as two horse corrals with stables.
DESCRIPTION OF THE BUILDINGS
The main farmhouse (295 m² – 3,174 ft², 3 bedrooms and 4 bathrooms) is a characteristic stone building, the result of a very careful renovation of an old farmhouse. In the entrance hallway, where there is the staircase for access to the upper floor, the old bread oven has been preserved and is fully functional. On the west side of the farmhouse, the porch allows you to admire beautiful sunsets in the unique setting of the Casentino.
- Ground floor: entry, cellars, storage rooms, technical room and bathroom;
- First floor: living room with fireplace, dining room, kitchen, three bedrooms, study and three bathrooms.
The farmhouse is accompanied by about 7,000 m² of garden on which one could build a swimming pool for guests or place shady gazebos.
Not far from the farmhouse is a small warehouse (31 m² – 333 ft²) to be restored that could be recovered for agritourism accommodation.
The agricultural buildings, partly obtained from the renovation of existing structures and partly newly built, are located on the right side of the farmhouse. The barn (140 m² – 1,506 ft²) is a large two-story building that could be recovered, at least in part, as a guest accommodation unit.
Adjacent to the barn, on the other hand, are the four horse stalls (42 m² – 452 ft² in total) and a large shed (110 m² – 1,184 ft²) that is used for storage of hay and work tools.
Tuscany - Arezzo - Bibbiena
Tuscany, one of Italy's most iconic and breathtaking regions, embodies the essence of Italian beauty, culture, and tradition. Nestled between the ApennineMountains and the Tyrrhenian Sea, its landscape is a mesmerizing blend of rolling hills, cypress-lined roads, sprawling vineyards, olive groves, and medieval villages perched on hilltops. The region’s natural beauty is matched by its rich history, artistic heritage, and world-renowned culinary and wine traditions.
Wine enthusiasts from around the globe flock to Tuscany for its legendary wine production. The region is the birthplace of some of the most revered wines in the world, such as Chianti, Brunello di Montalcino, and Vino Nobile di Montepulciano. Chianti, produced in the heart of Tuscany, is arguably the most famous, with its distinctive ruby-red color and bold flavors, while Brunello, made exclusively from Sangiovese grapes, is one of Italy’s most prestigious wines, aging gracefully for decades. Wine routes, like the Strada del Vino in the Chianti region, allow visitors to tour centuries-old wineries, sample wines, and explore charming villages along the way.
Tuscany is also a haven for lovers of art and history. Florence, the region’s capital, is a cultural mecca, often referred to as the cradle of the Renaissance. Its galleries and museums, such as the Uffizi and Accademia, house masterpieces from artists like Michelangelo, Botticelli, and Leonardo da Vinci. The iconic Florence Cathedral, with its massive dome designed by Brunelleschi, dominates the skyline, while the Ponte Vecchio, a medieval bridge lined with jewelry shops, is one of the city’s most beloved landmarks.
Siena, another jewel of Tuscany, offers a different charm with its medieval architecture and rich traditions. The Piazza del Campo, known for the Palio, a centuries-old horse race held twice a year, is considered one of the most beautiful squares in Italy. Siena’s Gothic cathedral, with its intricate black and white striped marble, is a stunning testament to medieval craftsmanship.
Further west, Pisa is home to the iconic Leaning Tower, but it also offers much more with its rich maritime history and the grandeur of the Piazza dei Miracoli. Lucca, known for its preserved Renaissance-era city walls, invites visitors to explore its quiet streets, where churches and piazzas surprise at every turn. San Gimignano, a medieval town famous for its many towers, gives visitors a glimpse of Tuscany’s feudal past and offers sweeping views over the surrounding countryside.
Tuscany’s landscapes are also dotted with thermal springs, such as the natural hot springs of Saturnia, providing a relaxing retreat after days of exploring. The coastline, too, with the Maremma region and the island of Elba, offers picturesque beaches and pristine waters, a contrast to the inland hills and vineyards.
EXTERIOR
The property extends in its entirety for about 6.4 hectares (15.8 acres), concentrated in a single fenced body of mostly flat land. Most of the surface is devoted to the olive grove (5.0 ha) consisting of 1,250 recently planted trees. On the northwestern side of the property, on the other hand, a small vineyard (3,300 m²) has been planted to produce a small amount of wine for personal use.
In front of the stables, areas dedicated to activity with horses have been carved out and consist of a 14 m-diameter roundel and a 22 × 50 m rectangle, both lighted and irrigable.
On the property, in addition to an artesian well, there is a natural spring and an underground storage tank with a capacity of 10 m³ (as well as provision for connection to the municipal water supply).
GEOGRAPHIC POSITION AND MAP
The property is conveniently accessed by arriving from the link road to a nearby town where essential services are located. The tree-lined driveway beyond the gate then leads directly in front of the buildings.
The property is located in the southern part of the valley, in an excellent position for organizing horseback excursions in the Casentino valley and at the same time only 25 km from an important city such as Arezzo, a splendid town of Etruscan origin.
