Bibbiena

In the Casentino countryside, in a hilly and panoramic position about 30 minutes from Arezzo, rural estate with farm outbuildings and olive grove for sale. The characteristics of the property make it suitable both as a country home and as a main residence, thanks to its excellent accessibility. The presence of the farmland and olive grove provides privacy and tranquility, as well as the possibility of carrying out a hobby farming activity, producing oil for family use. In the large lawn there is a panoramic 13 × 5 m swimming pool (built in 2011) with nearby a pool house (38 m² – 409 ft²) equipped with a Jacuzzi, fitness equipment and a bathroom. On the roof of the building, a panoramic solarium has been carved out.

Near the villa there are two outbuildings to be renovated. The main outbuilding (320 m² – 3,443 ft²) has two floors: the basement is used as a storage, while the ground floor contains a stable, barn and shed. Adjacent to the building is an old wood-burning oven. On the upstream side of the barn, on the other hand, there is a shed (88 m² – 947 ft²) that is very useful as a shelter for vehicles.

In the main square of Soci, a Casentino town known for its woolen mill and famous curly fabric, 141-m² apartment for sale on the first floor. The building, consisting of six residential units, is in excellent condition. Even the square, which has recently undergone a complete restoration, now offers a well-kept and welcoming environment overlooked by two of the home’s windows.

The ornate wooden condominium door leads to the hallway, where on the ground floor is the property’s cellar (5 m²), ideal as a convenient storage room. Through wide stone stairs one reaches the entrance to the dwelling.

The apartment, recently renovated with excellent finishes, consists of entrance hallway, living room, kitchen, two bedrooms, large walk-in closet and bathroom. The windows of the living room and one of the rooms are facing west and directly overlook the square. On the opposite side, facing east, the large window in the kitchen leads to a terrace (11 m² – 118 ft²) that runs along the entire side of the apartment, where there is also a laundry room and boiler room.

A large panoramic loggia with removable glass-walled openings is the natural complement to the living area, which also includes a well-equipped kitchen. On this floor there are also two bedrooms with en-suite bathrooms and an additional service bathroom.

At present, the connection to the lower floor of the villa is via an external staircase accessible from the living room and the kitchen; on the landing is a fully functioning wood-burning oven. On the lower floor there are two bedrooms with en-suite bathrooms and two spacious suites with private bathroom. All these rooms have independent access to the large park that slopes gently towards the valley.

DESCRIPTION OF THE BUILDINGS

In the entrance hallway, where there is the staircase for access to the upper floor, the old bread oven has been preserved and is fully functional. On the west side of the farmhouse, the porch allows you to admire beautiful sunsets in the unique setting of the Casentino.

The farmhouse is accompanied by about 7,000 m² of garden on which one could build a swimming pool for guests or place shady gazebos.

Not far from the farmhouse is a small warehouse (31 m² – 333 ft²) to be restored that could be recovered for agritourism accommodation.

The agricultural buildings, partly obtained from the renovation of existing structures and partly newly built, are located on the right side of the farmhouse. The barn (140 m² – 1,506 ft²) is a large two-story building that could be recovered, at least in part, as a guest accommodation unit.

Adjacent to the barn, on the other hand, are the four horse stalls (42 m² – 452 ft² in total) and a large shed (110 m² – 1,184 ft²) that is used for storage of hay and work tools.

The location of the villa, inside a partially fenced oak grove, gives the impression of living the countryside, thanks to the numerous trees dotting the park. The access to the paved road grants a quick and easy access to several centres of Tuscany (Arezzo, Firenze, Cortona, Montepulciano, San Gimignano, Siena, Montalcino...).
