On the hills of Fiesole, in a panoramic position with a breathtaking view of Florence, rustic farmhouse to be restored for sale. The house (439 m² – 4,724 ft²) is a rustic building laid over three floors. On the ground floor are several rooms used as cellars and storages, potentially convertible into residential spaces.

According to the plan, they were intended to serve as a hospitality structure for the creation of a real thermal center dedicated to health and body care.

The renovation of the buildings was carried out with particular attention, in such a way as not to modify their characteristics, using high-quality materials that allowed both the enhancement of the already characteristic and well-built main structures, and the possibility of exploiting them at a tourist level, which also takes into account the necessary practical needs of a hospitality activity. 

Thus, in the lower parts, common areas have been prepared that can be used as meeting rooms, tasting rooms, and reception, while on the upper floors, accessible by already installed elevators, rooms with bathrooms and small suites have been created, completing the hospitality facilities.

Both farmhouses have several common rooms available, located on the ground floor. The structures are already equipped with all the sanitary ware for the bathrooms (yet to be installed) and the systems are all ready to be connected.

On the hills of Pontassieve, less than an hour from Florence and in a panoramic position, agriculturalestate with three farm complexes for sale. The manor house (1,100 m² – 11,836 ft², 4 bedrooms and 3 bathrooms) is a large, stately building, structured on three floors and entirely in need of renovation:

The last building is a second farmhouse (263 m² – 2,830 ft², 4 bedrooms and 2 bathrooms), former gardener's residence, to be renovated. On the ground floor are some storage rooms, while the rest of the building is divided into two apartments:

The buildings are surrounded by a garden of about 2,800 m², dotted with ancient trees (holm oaks), to be restored and enhanced.

On the hills between Tuscany and Umbria, not far from Cortona and Lake Trasimeno, a rustic stone house for sale to be renovated. The property (70 m², dating back to the mid-1700s) is a typical Tuscan-style stone farmhouse and spans two levels for a total of five rooms: these still retain much of their original features (stone floors on the ground floor, fireplace on the first floor…) and during renovations a new layout of the spaces could also be decided. In a very panoramic and quiet location in the Casentino mountains, not far from Talla, rural hamlet to be restored with 112.2 hectares of land for sale. The buildings are located on a rocky outcrop at the confluence of two streams, and the original nucleus of the settlement most likely dates back to the 7th century, when the small church was built: the area was part of the Byzantine possessions, a last offshoot of the so-called “Byzantine corridor” that connected Ravenna to Rome, and the Greek influence on the church is evident. The road leading up to the property is part of that connecting artery that once united the Cassia Vetus (nowadays the Setteponti Road) and the Flaminia Minor (then called Via Romea once it enters Emilia-Romagna). From the property, Mount Penna, on which stands the Franciscan hermitage of La Verna, can be seen in the distance.

The buildings (more than 2,200 m² in total) were later added over the centuries and eventually encompassed what was most likely a small castle placed to defend the road between Casentino and Valdarno. The structure of the hamlet is oriented east-to-west so as to shelter the buildings from the cold winds from the north and denotes great attention to detail.

Importantly, the hamlet was inhabited until relatively recently: sixty people still lived there in the 1970s. One of the features that make the property very interesting is the presence of a virtually endless supply of water thanks to a very rich natural spring that has always bubbled up in the upper part of the estate.

The estate stretches for a total of 112.2 hectares (277.2 acres): of these, most are covered by the typical Casentino woods (80.0 ha that also include a chestnut grove) while the remaining area is devoted to arable land (19.8 ha) and pastures (11.7 ha). On the hills of Tuscany, in the heart of the Brunello di Montalcino production area, small winery for sale. DESCRIPTION OF THE BUILDINGS

The farmhouse (686 m² – 7,381 ft², 8 bedrooms and 7 bathrooms) is a rustic building in typical Tuscan style with well-preserved original finishes. In one corner of the ground floor are the old rustic cellars, easily usable for production in conjunction with the newer cellar, while the rest of the building houses two apartments:

The winemaking cellar (311 m² – 3,346 ft², 1 bathroom) is a large L-shaped building, very suitable for processing grapes due to spacious rooms with no structural elements in between. The building needs modernization and renovation but is in excellent structural condition.

On the Valdarno hills between Arezzo and Florence, not far from the medieval town of Ambra, rustic farmhouse to be restored for sale. The property consists of a group of rural buildings (about 497 m²): in addition to the farmhouse (350 m²) we find in fact two agricultural outbuildings (147 m²) could be easily converted into small guesthouses. All around the farmhouse spreads 44.9 hectares (110.9 ac) of land, mainly occupied by woods, with several olive trees near the house.

The property is reached by a short stretch of unpaved road (850 m) and is just a ten-minute drive from Ambra, where all basic services are located. The A1 highway exit (Valdarno) is about half an hour from the house and makes it possible to reach Florence in less than an hour.
