Renovation Project Tuscany

In a very panoramic and quiet location in the Casentino mountains, not far from Talla, rural hamlet to be restored with 112.2 hectares of land for sale. The buildings are located on a rocky outcrop at the confluence of two streams, and the original nucleus of the settlement most likely dates back to the 7th century, when the small church was built: the area was part of the Byzantine possessions, a last offshoot of the so-called “Byzantine corridor” that connected Ravenna to Rome, and the Greek influence on the church is evident. The road leading up to the property is part of that connecting artery that once united the Cassia Vetus (nowadays the Setteponti Road) and the Flaminia Minor (then called Via Romea once it enters Emilia-Romagna). From the property, Mount Penna, on which stands the Franciscan hermitage of La Verna, can be seen in the distance.

The buildings (more than 2,200 m² in total) were later added over the centuries and eventually encompassed what was most likely a small castle placed to defend the road between Casentino and Valdarno. The structure of the hamlet is oriented east-to-west so as to shelter the buildings from the cold winds from the north and denotes great attention to detail.

Importantly, the hamlet was inhabited until relatively recently: sixty people still lived there in the 1970s. One of the features that make the property very interesting is the presence of a virtually endless supply of water thanks to a very rich natural spring that has always bubbled up in the upper part of the estate.

The estate stretches for a total of 112.2 hectares (277.2 acres): of these, most are covered by the typical Casentino woods (80.0 ha that also include a chestnut grove) while the remaining area is devoted to arable land (19.8 ha) and pastures (11.7 ha). The presence of a large amount of water, both from the spring and from the two streams, opens the way for multiple possibilities of use of the farm.

On the hills of Tuscany, in the heart of the Brunello di Montalcino production area, small winery for sale. The property consists of two estates that include buildings (farmhouse and cellars) and vineyards (about 3.5 ha), respectively. The location of the property is very convenient, close to Montalcino and the best-known centers of the Val d’Orcia, and has no other houses nearby, which ensures privacy and confidentiality even in case you want to start a receptive activity.

DESCRIPTION OF THE BUILDINGS

The farmhouse (686 m² – 7,381 ft², 8 bedrooms and 7 bathrooms) is a rustic building in typical Tuscan style with well-preserved original finishes. In one corner of the ground floor are the old rustic cellars, easily usable for production in conjunction with the newer cellar, while the rest of the building houses two apartments:

• Apt. A (384 m²): entrance hall, living room, dining room, kitchen, six bedrooms and six bathrooms;
• Apt. B (82 m²): living room with kitchen, two bedrooms and bathroom.

The building is in excellent structural condition and needs only some interior modernization and finishing work.

Adjacent to the farmhouse, built partially underground and thus naturally climate-controlled, is the aging cellar (320 m² – 3,443 ft²) consisting of two separate rooms and a convenient shed for sheltering equipment.

The winemaking cellar (311 m² – 3,346 ft², 1 bathroom) is a large L-shaped building, very suitable for processing grapes due to spacious rooms with no structural elements in between. The building needs modernization and renovation but is in excellent structural condition.

On the hills of Pontassieve, less than an hour from Florence and in a panoramic position, agriculturalestate with three farm complexes for sale. The property is in need of major renovation and enhancement works but offers great development possibilities, especially from a tourist-receptive point of view thanks to the presence of several buildings with various independent housing units.

PODERE “BELLAVISTA”

The manor house (1,100 m² – 11,836 ft², 4 bedrooms and 3 bathrooms) is a large, stately building, structured on three floors and entirely in need of renovation:

• Ground floor: wine cellar, various halls and reception rooms, kitchen and service bathroom;
• First floor: entrance hall, two kitchens, dining room, four bedrooms and two bathrooms;
• Second floor: practicable and partially habitable attics.

Next to the villa is a farmhouse (255 m² – 2,744 ft², 4 bedrooms and 1 bathroom), the old farmer’s dwelling, which also needs to be entirely renovated:

• Ground floor: farm storehouses, kitchen and sitting room;
• First floor: four bedrooms and bathroom.

The last building is a second farmhouse (263 m² – 2,830 ft², 4 bedrooms and 2 bathrooms), former gardener's residence, to be renovated. On the ground floor are some storage rooms, while the rest of the building is divided into two apartments:

The rural building (almost 1,000 m²) is working as an Agriturismo (with thre apartments and 7 × 3 m swimming pool) and is part of a certified organic farm. About 6.0 ha of arable land allows planting vines and olive trees.

The country house (788 m² – 8,479 ft², 6 bedrooms and 3 bathrooms) is a large rustic building dating back to the 18th century, laid over two floors. On the ground floor are the old stables, consisting of large rustic-style rooms, the technical rooms for the house and two large warehouses that could be transformed into convenient garages. On the first floor, on the other hand, is the residential part of the building consisting of a large common hall, also very suitable as a recreational area for guests, and three apartments:

The building was renovated keeping the countryside style that characterized it, using original materials wherever possible and saving terracotta floors, wooden beams with terracotta tiles, the large fireplaces, elegant brick arches and, a very interesting detail, the beautiful outdoor loggia that gives access to the residential portion. The property is identified as a D/10 in the property registry.

An agricultural shed (114 m² – 1,227 ft²) and the former pigsty (50 m² – 538 ft²) complete the property.

On the hills between Chianti Classico and Val di Pesa, in a private and reserved position, rustic farmhouse for sale. The building is a beautiful example of a rustic Tuscan house, suitable both as a private home and as an accommodation business. The farmhouse (572 m² – 6,155 ft², 3 bedrooms and 3 bathrooms) is a rustic building on three floors which maintains its salient features, among which the characteristic stone walls and floors, natural wooden beams and classic fixtures of the area. The building has a scenic paved courtyard, very suitable for outdoor dining in summer.

• Ground floor: large dining room with kitchen, living room, bathroom and five rooms currently used as cellars but potentially convertible into common areas and/or additional rooms;
• First floor: living room, reading room with loft, three bedrooms and two bathrooms;
• Second floor: panoramic turret with studio (or room).

Next to the farmhouse are the old barn (126 m² – 1,356 ft²) and the former pigsty (37 m² – 398 ft²), which could be renovated or used as volumes for the construction of a small guesthouse.

A tool shed (65 m² – 699 ft²) is then located in a defiladed position from the main body.

In a panoramic position on the hills of Sansepolcro, rustic farmhouse to be restored with an outbuilding for sale. The main building (378 sqm – 4,067 sqft) is on three floors and still has the cellars/stalls on the ground floor and the living quarters on the first floor (including partially habitable attics), while the outbuilding (116 sqm – 1,248 sqft) is the old barn, easily convertible into a charming guest cottage. On the hills surrounding Anghiari, in a very quiet and panoramic location, is this 230-m² country house to be completed. The building is laid over two floors and, once finished, would offer three bedrooms and two bathrooms. The lower level is already habitable, while the upper one needs some finishing touches. The land around the house (7.6 ha) is mostly covered in woodland but part of it could be used to landscape a beautiful garden.

A grocery shop is available just 3 km from the house, while for all the other services it's just a matter of reaching the medieval town of Anghiari (6km; 10'). The art cities of Tuscany (Florence, Siena, Arezzo, San Gimignano, Pienza...) can all be reached in less than two hours by car.

On the hills of Trequanda, not far from Sinalunga and Pienza, estate with buildings to be restored for sale. The property is located on the top of a hill, in a very panoramic position with views of the Valdichiana hills, and can be reached via an unpaved road in good condition.

The property consists of a rustic farmhouse (487 m² – 5,240 ft² divided into three apartments) with an attached early 20th-century neo-Gothic tower (206 m² – 2,216 ft²) and numerous agricultural buildings (1,134 m² – 12,201 ft² in total). The buildings, the residential ones in particular, are in need of major renovation and modernization, as they have been out of use for several years and have old installations.

The large volumes available (for which a change of destination could be considered subject to the opinion of the competent bodies) are very suitable if one wanted to start a receptive activity in one of the most renowned areas of Tuscany.

The farm covers a total area of 120.0 hectares (296.5 acres) and more than two thirds of it consists of woods (83.6 ha). The remaining area includes large portions of arable land (32.3 ha very suitable for planting vineyards) and an olive grove (3.7 ha). Two natural ponds allow irrigation for crops.

On the hills of Caprese Michelangelo, in a hilly and very convenient location, partially renovated rural hamlet for sale. The buildings offer a total area of about 625 m² and are set not far from basic services (5') and the village of Caprese (3km).

The renovated portion is divided into two apartments that could easily be combined to form one large dwelling.
