Immersed in the tranquility of the Umbrian countryside, a short distance from Lake Trasimeno, this splendid stone farmhouse offers spacious rooms, rustic architecture, and a natural setting of great charm. The property extends over two levels for a total area of approximately 566 m², with well-articulated interior spaces and features that make it ideal both as a prestigious private residence and as a hospitality facility.

The main entrance opens onto a magnificent portico of about 96 m², leading to the ground floor, which houses a bright entrance with dining room, two kitchens equipped with pantry and wood oven, and a large triple living room enriched by a large stone fireplace. The level is completed by two service bathrooms and a double bedroom with en-suite bathroom.

Two staircases lead to the upper floor, characterized by cozy and well-defined rooms. The first, located near the dining room, leads to a mezzanine lounge connected to a bedroom with private bathroom. The second, entirely made of wood and located in the main living room, leads to a bright living room with panoramic views of the surrounding landscape. From here, a hallway leads to the sleeping area, which includes six bedrooms, two with en-suite bathrooms and four with adjacent bathrooms, as well as a practical storage room.

Outside, the property is surrounded by a private park of about 8,900 m², meticulously maintained and equipped with lighting and irrigation systems. The garden features a 15 × 6 m swimming pool, ideal for enjoying the outdoor spaces during the warm season, while an olive grove with about 100 trees completes the authentic character of the estate.

Umbria - Perugia - Castiglione del Lago

Lake Trasimeno, nestled in the heart of Umbria, is a tranquil oasis of natural beauty, history, and serene landscapes. As the fourth-largest lake in Italy, it is a peaceful retreat framed by rolling hills, olive groves, and vineyards, offering a glimpse of Italy’s unspoiled countryside. Located near the borders of Tuscany and Umbria, the lake is a perfect destination for those seeking relaxation, outdoor activities, and a taste of authentic rural Italian life.

The lake’s shores are dotted with charming medieval towns, each offering its own unique character and history. Castiglione del Lago, the largest town on the lake, is perched on a promontory with panoramic views of the water. Its imposing Rocca del Leone, a medieval fortress,

overlooks the lake, providing a glimpse into the region’s historical significance. The town’s narrow streets, lined with traditional trattorias and artisan shops, are ideal for wandering and soaking in the local atmosphere.

Passignano sul Trasimeno, another picturesque lakeside village, is known for its scenic waterfront and lively summer festivals. From here, visitors can take a boat ride to the lake’s islands, including Isola Maggiore, where time seems to stand still. This island, once a fishing village, is steeped in history and charm, with ancient churches, olive groves, and cobblestone paths that offer a peaceful escape.

Lake Trasimeno is a haven for outdoor enthusiasts. The surrounding area is perfect for hiking and cycling, with trails that meander through vineyards, sunflower fields, and forests. The lake itself is ideal for water activities such as sailing, kayaking, and swimming, especially in the warmer months. The calm waters and scenic backdrop make it a favorite spot for nature lovers and families looking to unwind in a serene setting.

Historically, Lake Trasimeno is known as the site of the Battle of Lake Trasimeno, where Hannibal famously defeated the Roman army in 217 BC. Today, remnants of this history can be explored, adding a layer of intrigue to the natural beauty of the area.

Wildlife enthusiasts will appreciate the lake’s rich biodiversity. The wetlands around the lake are home to various species of birds, making it a popular destination for birdwatching. The Oasi La Valle nature reserve, located on the lake’s eastern shore, offers guided tours and birdwatching opportunities, where visitors can observe herons, cormorants, and other native species in their natural habitat.

Lake Trasimeno’s peaceful atmosphere, combined with its natural and historical richness, makes it a unique destination in central Italy. Whether exploring its medieval towns, enjoying water sports, or simply relaxing by the shore with a glass of local wine, Lake Trasimeno offers a serene escape into the heart of Italy’s verdant landscapes.

CONDITION AND FINISHES

The farmhouse underwent an initial renovation starting in 1983 and subsequent maintenance and modernization interventions, the latest of which, in 2020, concerned the electrical and sewage systems. The property is in excellent maintenance condition and retains typical elements of traditional rural architecture, including terracotta floors, wooden fixtures, and ceilings with exposed beams and tiles. The external facades are plastered.

The property has all necessary utilities. Water supply is guaranteed by the municipal aqueduct, while water for irrigation comes from the pond below. Heating is autonomous, powered by LPG, and there is an air conditioning system.

POTENTIAL AND USE

Thanks to its generous size, distribution of spaces, and strategic location near Lake Trasimeno, this farmhouse represents an ideal solution as a prestigious private residence or as an accommodation facility. The proximity to renowned Umbrian and Tuscan locations allows easy access to historic villages, art cities, and some of the most picturesque destinations in Central Italy, making the property particularly interesting also for a charming hospitality project.
