Greve in Chianti

On the hills of Chianti Classico, not far from the village of Greve in Chianti, wine estate for sale. The property is already established and productive, thus representing an excellent investment.

The farmhouse (458 m² – 4,928 ft², 4 bedrooms and 4 bathrooms), built in stone in typical Tuscan style, is on two levels. The property stretches in its entirety for about 18.3 hectares (45.2 acres) in a hilly position with excellent exposure to the sun. The mainstay of the estate is the Chianti Classico DOCG vineyard (9.0 ha) with which about 420 hl of wine (potentially up to 520 hl) are produced annually. Part of the vineyard could be replanted to increase production with younger plants.

The olive grove (5.4 ha) consists of about 1,100 trees that can produce up to 2,000 kg of excellent extra virgin olive oil in the best seasons.

The rest of the estate consists of arable land (3.4 ha) that could accommodate new vines or other olive trees to increase production.

The abbey is spread over three levels (totaling 5,000 m² – 53,800 ft²). The property, characterized by its old and very imposing stone walls covered with climbing ivy, has several entrances, two large cloisters (one with an original well) and a large, partly covered terrace overlooking the cloister and the valley.

The most striking part is the cellar, characterized by beautiful columns, vaulted ceilings and floors made of stone slabs.

In a third wing are the old stables, also with vaulted ceilings. In a fourth wing are a large office/living room with a more modern fireplace, a kitchen equipped with an ancient fireplace, a large bedroom and a library with vaulted ceilings and frescoes.

Also near the abbey are two large farmhouses (1,600 m² – 17,216 ft²), which are entirely in need of renovation but have great potential for development in the tourist sense as well.

All around the abbey and the farmhouses is a large expanse of land (about 14,000 m²) that could be transformed into a beautiful garden with an event area and pool. The remaining part of the estate (about 100.0 ha) is covered almost entirely by woods (89.1 ha) with some open glades scattered at various points of the estate (about 10.9 ha).

EXTERIOR

DESCRIPTION OF THE BUILDINGS

The farmhouse (711 m² – 7,650 ft², 5 bedrooms and 2 bathrooms) is a rustic building renovated in classical style and structured on two levels plus a turret. On the ground floor is the wine cellar (335 m²): the two production rooms are located at the right-hand side of the building, together with the labelling room. From the porch one has access to the barrique cellar and storage rooms.

Also from the porch, a short staircase leads to the entrance of the house (376 m²), where a staircase then leads to the upper floor. The central hallway leads to a living room with fireplace and four bedrooms, as well as two bathrooms. From the living room, passing through the laundry, one arrives at a large living room with an open kitchen and from here to the panoramic veranda. Returning to the initial hallway, a wooden staircase leads up to the turret where a small panoramic bedroom has been created.

A small storeroom (46 m² – 495 ft², 1 bathroom), located next to the farmhouse, provides shelter for tools and instruments for vineyard maintenance.

On the upper floor, on the other hand, there is a comfortable apartment (130 m² – 1,399 ft²) consisting of a large living room, kitchen, three bedrooms and two bathrooms. The photovoltaic systems and generators are installed on the gutter that runs all around the building.

Outside the building, a large yard with a tensile structure is used as an outdoor tasting area for the summer, while the garden surrounding the structure (about 2,000 m²) has already received permission for the construction of a swimming pool.

The garage (45 m² – 484 ft²) is currently used as a storage/storage area but all connections are in place for the construction of a small guest apartment.
