Greve in Chianti

In Panoramalage in den Hügeln des Chianti Classico Gebietes, nicht weit von Greve in Chianti und Florenz, Weingut von 136,6 ha mit Agrotourismus zu verkaufen. Die Lage des Anwesens ist jedoch sehr günstig und ermöglicht es, die meisten Kunststädte der Toskana in weniger als einer Stunde zu erreichen (Florenz, Siena, Volterra, San Gimignano, Arezzo...).

In the Chianti hills, not far from Figline Valdarno and Greve, ancient medieval abbey for sale. The property needs complete renovation but lends itself very well both as a potential luxury home and as a starting point for an exclusive boutique hotel.

The abbey is spread over three levels (totaling 5,000 m² – 53,800 ft²). The property, characterized by its old and very imposing stone walls covered with climbing ivy, has several entrances, two large cloisters (one with an original well) and a large, partly covered terrace overlooking the cloister and the valley.

In the part reserved for the church are stone floors, beautiful vaults and exposed beams. In front of the apse part of the ancient altar is still visible. The rooms are spacious and fully preserve their historicity.

In the wing used as living quarters there is a fireplace and frescoed walls, two living rooms, one with exposed beams and the other with vaulted ceilings, both embellished with large ancient fireplaces; next to it is an old office space. One of the rooms features beamed ceilings and some of the decorations are still visible. The large kitchen lends itself to either becoming a private eat-in kitchen or being converted into a professional kitchen for a hospitality business.

The most striking part is the cellar, characterized by beautiful columns, vaulted ceilings and floors made of stone slabs.

In a third wing are the old stables, also with vaulted ceilings. In a fourth wing are a large office/living room with a more modern fireplace, a kitchen equipped with an ancient fireplace, a large bedroom and a library with vaulted ceilings and frescoes.

Also near the abbey are two large farmhouses (1,600 m² – 17,216 ft²), which are entirely in need of renovation but have great potential for development in the tourist sense as well.

All around the abbey and the farmhouses is a large expanse of land (about 14,000 m²) that could be transformed into a beautiful garden with an event area and pool. The remaining part of the estate (about 100.0 ha) is covered almost entirely by woods (89.1 ha) with some open glades scattered at various points of the estate (about 10.9 ha).

This beautiful historic property is located on the hills surrounding Greve, in the heart of Chianti Classico and a short distance from Florence. The property (just shy of 1,700 m²) is made up of a beautiful hamlet including a manorial villa (4 bedrooms), an Agriturismo (12 bedrooms) and a farm to be restored, ideal to expand the accommodation business or create a wine cellar. The estate covers in total 50.1 hectares.

EXTERIOR

Both the villa and the farm feature generous green areas all around, landscaped into gardens with stone walls, hedges and decorative plants. The villa has its own private 8 × 4 m swimming pool located in the walled courtyard (roughly 350 m², with garden), while the Agriturismo can enjoy a bigger 15 × 7.5 m swimming pool shared by guests and set slightly above the building, in front of the farm and at the center of a 1,200-m² garden that could also double as an event venue. Right next to the Agriturismo, going towards the BBQ area, is a convenient paved apron overlooking the surrounding Chianti hills, very suitable for events and meetings.

Beyond the gardens, the estate covers over 50.0 hectares on the hills. The woodland (roughly 40.0 ha) includes both coppice (30.3 ha) and a chestnut grove (6.0 ha). Das Bauernhaus (711 m², 5 Schlafzimmer und 2 Bäder) ist ein rustikales Gebäude, das im klassischen Stil saniert wurde und sich über zwei Etagen und ein Türmchen erstreckt. 
Im Erdgeschoss befindet sich der Weinkeller (335 m²): die beiden Produktionsräume befinden sich ganz rechts im Gebäude, zusammen mit dem Raum für die Etikettierung. Von der alten Zufahrt aus haben Sie Zugang zum Barriquekeller und zu den Lagerräumen.
Ebenfalls vom Karrenweg aus führt eine kurze Treppe zum Eingang des Hauses (376 m²), von wo aus eine Treppe in das Obergeschoss führt. Der zentrale Flur führt zu einem Wohnzimmer mit Kamin und vier Schlafzimmern, sowie zwei Bädern. Vom Wohnzimmer aus gelangen Sie über die Waschküche in ein großes Wohnzimmer mit offener Küche und von hier aus auf die Panoramaveranda. Wenn Sie in den zentralen Flur zurückkehren, führt eine Holztreppe hinauf zum Türmchen, wo ein kleines Panoramazimmer eingerichtet wurde.

On the hills of Chianti Classico, not far from the medieval village of Greve, 6.2-ha wine estate for sale. The building houses the winery and an apartment for the owners. Annual production is around 10,000 bottles of wine a year (up to 15,000 with the new vineyard), while the olive grove (970 trees) can produce up to 10 tons of olives.

This organic wine estate is located just a few km from a renowned town of Chianti Classico in the municipality of Greve in Chianti.
