In a panoramic position in the hills of Chianti Classico, not far from Greve in Chianti and Florence, 136.6 ha wine estate with Agriturismo for sale. The property (more than 2,300 m²) consists of several buildings that include the wine cellar, six apartments and warehouses. Pillars of the estate are the vineyards (19.7 ha) and olive grove (4,000 trees), which allow the production of wine and oil of the highest quality.
The town of Greve is about a ten-minute drive from the property and offers all basic services (bars, restaurants, pharmacy, supermarkets, banks, post office). However, the location of the estate is very convenient and allows to reach most of the art cities of Tuscany in less than an hour (Florence, Siena, Volterra, San Gimignano, Arezzo...).
Tuscany - Florence Province - Greve in Chianti
Chianti, nestled in the heart of Tuscany, is one of Italy's most iconic regions, renowned for its rolling hills, ancient vineyards, and world-class wines. Stretching between Florence and Siena, the Chianti area is characterized by its breathtaking landscape of olive groves, medieval villages, and cypress-lined roads, embodying the quintessential image of Tuscany.
At the heart of Chianti’s identity is its wine. The Chianti Classico, made predominantly from the Sangiovese grape, is among Italy’s most famous red wines. Recognizable by the black rooster (gallo nero) symbol on its label, Chianti Classico is known for its balance of boldness and elegance, offering flavors of ripe cherries, earthy undertones, and subtle hints of spices. Vineyards throughout the region produce wines that reflect the unique terroir of Chianti’s sun-drenched hills and rich soil, and wine lovers can visit historic estates to sample vintages, explore cellars, and learn about centuries-old winemaking traditions.
Chianti’s landscape is dotted with charming villages like Greve, Radda, and Castellina, each offering a unique experience. Greve in Chianti serves as the unofficial gateway to the region and hosts one of the most famous wine festivals, the Rassegna del Chianti Classico, where local producers showcase their best wines. Radda and Castellina, perched on hilltops, are steeped in medieval history, with cobblestone streets, ancient fortifications, and views over the surrounding vineyards.
Beyond wine, Chianti is rich in culture and history. Many of its towns and estates were strategic points during the Middle Ages, and castles like Castello di Brolio not only offer insight into the region’s past but also produce some of the finest wines. The surrounding landscape, with its patchwork of vineyards, olive groves, and forests, is perfect for leisurely drives, bike rides, or even hiking trails that lead through historic paths and offer panoramic views.
Chianti’s charm also lies in its intimate connection with nature. The vineyards, which change with the seasons from lush green in the summer to golden and red hues in the autumn, create a serene and idyllic setting. Olive groves produce some of Tuscany’s finest extra virgin olive oil, another hallmark of the region’s agricultural tradition.
In every glass of wine and every vista across the hills, Chianti embodies the very essence of Tuscany. Its blend of rich history, cultural heritage, and natural beauty, combined with its exceptional wines, makes it a destination that offers both sensory and scenic delights. Whether exploring its historic villages or savoring its renowned wines, Chianti invites visitors to experience the best of Tuscany’s rural soul.
DESCRIPTION OF THE BUILDINGS
The hamlet consists of several buildings, all close together and with easy access, divided into various areas used for living quarters, warehouses and wine production rooms. The small hamlet dates back to the 18th century, the manor house was built in the early 20th century. The buildings used for agritourism have been renovated in recent times and are in good condition, while the sheds and agricultural stores are in need of renovation.
The old manor house (572 m² – 6,155 ft², 4 bedrooms and 3 bathrooms) houses the old cellars on the ground floor, including the business offices, the deconsecrated chapel and two apartments on the first floor:
- Apt. A (158 m² – 1,700 ft²): dining room with kitchen, living room, two bedrooms and two bathrooms;
- Apt. B (52 m² – 559 ft²): living room, kitchen, two bedrooms and bathroom.
The Agriturismo (1,030 m² – 11,083 ft², 13 bedrooms and 11 bathrooms) is a large building, arranged mostly lengthwise, divided into five apartments (one of which, the largest, is inhabited by the owners) and various storage rooms on the ground floor.
- Apt. C (350 m² – 3,766 ft²): living room, dining room, kitchen, private study, five bedrooms and four bathrooms;
- Apt. D (114 m² – 1,227 ft²): living room with kitchen, three bedrooms and two bathrooms;
- Apt. E (85 m² – 915 ft²): living room with kitchen, three bedrooms and two bathrooms;
- Apt. F (145 m² – 1,560 ft²): living room with kitchen, two bedrooms and three bathrooms.
Accompanying the accommodation business, the property has two beautiful swimming pools (12 × 6 m and 8 × 6 m) for guests' use.
The wine cellar (363 m² – 3,906 ft²) is a newly constructed building consisting of two large rooms that are used for the processing and transformation of grapes and storage of the finished product.
A storage room (100 m² – 1,076 ft²), a convenient vehicle shed (71 m² – 764 ft²) and a large warehouse (177 m² – 1,904 ft²) to be renovated complete the property.
EXTERIOR AND AGRICULTURAL PRODUCTIONS
The estate covers a total of 136.6 hectares (337.5 acres) lying on the rolling hills of Chianti. Much of the estate is covered by woods (78.6 ha) and chestnut groves (7.2 ha). The currently unexploited portions (about 10.7 ha) could be used to increase wine and oil production.
The vineyard (19.7 ha) is mostly registered in Chianti Classico DOCG (16.7 ha) with a small portion in Toscana IGT (3.0 ha). About half of the production is bottled, while the rest of the product is sold in bulk.
- Surface: 19.7 hectares (48.7 acres)
- Varieties: Sangiovese, Cabernet Sauvignon, Merlot, Malvasia Bianca, Trebbiano
- Altitude and exposure: 380 – 420 m asl (southwest)
- Training: pruned-spur cordon, Guyot (5,000 vines / ha)
- Soil composition: medium mixture
- Current production: 20,000 bottles + 187 hl cask
