Reggello

On the edge of a village near the famous Vallombrosa Abbey, an hour from Florence, neo-Gothic castle with park for sale. The property is located within the Vallombrosa Biogenetic Nature Reserve, characterized by immense forests and experimental arboretums dating back to the late 19th century.

The villa (3,370 m² – 36,361 ft², up to 35 bedrooms and 35 bathrooms) is a large building created in accordance with the ideals of the Romantic Middle Ages typical of the late 19th century: commissioned by Count Antonino Pio Resse and his wife Elizabeth Woodbridge Phelps Pearsall, the villa was designed by architect Corinto Corinti, who already incorporated some of those elements that would later become a staple of the later Art Nouveau style. Design work began in 1879 and the mansion was inaugurated in 1887: in the following years ideas were proposed for enlargement but no work was ever carried out, and in 1892 the Resse family left Florence (perhaps because of financial problems) and the castle was sold at auction along with much of the artwork that decorated it. During the 20th century the castle was converted into a hotel with the construction of new bathrooms to serve the bedrooms, but the complex was abandoned in the 1970s. The current owner has undertaken major restoration work since 2003.

The ground floor features large stately rooms, intended for guest reception and potentially usable as reception and restaurant/breakfast room. The basement contains the old cellars, a kitchen and storage rooms, while the upper floors house guest rooms and bathrooms. The building is included of the list of assets of significant historical-architectural interest and protected by a 2014 decree of the Soprintentendenza.

The park also contains several ruined buildings (750 m² – 8,070 ft²) that were once used as sheds, laundry, storerooms and outhouses.

The park surrounding the villa covers about 3.7 hectares (9.2 acres). Trees grown in the park and around the property provide pleasant shady spaces for the summer and shelter the property from curious onlookers and prying eyes.

On the hills of Reggello, about half an hour from Florence and in a very panoramic position, rustic farmhouse with outbuilding and olive grove for sale. The main property is currently divided into two independent apartments (5 bedrooms total) while the annex could be converted into an additional living unit. Completing the property is 1.3 ha of land.

DESCRIPTION OF THE BUILDINGS

The farmhouse (394 m² – 4,239 ft², 5 bedrooms and 4 bathrooms) is a rustic building on two floors, renovated in Tuscan style with many of the original features intact, and divided into two apartments (one on each floor):

• Ground floor: large living room with loggia, eat-in kitchen, two bedrooms, two bathrooms, laundry room and cellar (currently used as a storage room but potentially convertible into a bedroom);
• First floor: dining room, double living room, kitchen, three bedrooms, two bathrooms and office space (convertible to bedroom).

Next to the main building is an outbuilding (86 m² – 925 ft²), on two floors, which could be easily converted into a small guesthouse consisting of living area on the ground floor and bedroom with bathroom on the first floor.

Very conveniently located in the Tuscan hills between Figline and Reggello, resort for sale. The property consists of several buildings (over 1,500 m² in total) that include ten guest apartments, a bar and a large restaurant with spacious event rooms. With an area of 3.0 hectares, the property includes two lakes with fishing pitches and two swimming pools for guests.

A small town less than a kilometer from the resort offers basic amenities, while the two towns of Figline Valdarno and Reggello are both about 5 km by road and have all services. The proximity to the A1 highway interchange makes it easy to reach Florence in about half an hour and makes it easy for guests to reach the resort.

On the Chianti hills, not far from Florence and Greve, a 20.8-hectare estate with farmhouse, vineyard and olive grove. The restored farmhouse is now divided into eight guest apartment (10 rooms) and a master apartment (4 bedrooms) and is equipped with well-kept open spaces, swimming pool and breakfast room. The land includes an olive grove (500 trees) as well as large portions of arable land suitable for vines or horses.

EXTERIOR

The farm covers an area of approximately 20.8 hectares (51.4 acres) lying on the rolling hills of Chianti and all within the boundaries a large nature reserve.

Surrounding the farmhouse is a well-kept garden (6,000 m²) with shading pergolas, porches and terraces. Behind the farmhouse, in a private position surrounded by a solarium made of terracotta, stone and grass, is the 14 × 6 m swimming pool with a large pergola and tables where dinners and aperitifs can be held poolside.

The property's olive grove (4.0 ha for about 500 trees in total) produces an excellent extra virgin olive oil (around 12.0 quintals in particularly good years).

The rest of the property (16.2 ha) is covered for the most part by arable land with small portions of Mediterranean woodland, all set on a slight hillside and very suitable for planting additional vineyards or breed horses. The property has the rights to implant roughly 8,000 m² of Chianti DOCG vineyards.
