Sangiovese Estate: vineyard, natural spring, and privacy between Val d’Elsa and Maremma
Published 26-06-2026
Between Val d’Elsa and Maremma, on an open and deeply Tuscan hilly landscape, Tenuta Sangiovese represents a rare property for balance, location, and potential. An estate with a renovated farmhouse, productive vineyard, and natural spring, designed for those seeking a charming private residence but also for those wanting to develop a project related to wine, hospitality, and territory.
The property stands out for its extremely private setting, far from disturbing elements and immersed in greenery. The surrounding countryside is not just a backdrop but an integral part of the estate's value: rows of Sangiovese, arable land, panoramic views, and changing light with the seasons build an authentic and refined living experience.
An elegantly renovated Tuscan-style farmhouse
The residential core of the estate is a Tuscan-style farmhouse of about 493 m², fully renovated with careful attention, able to preserve the building's original character while introducing high-quality finishes. The environments are warm, bright, and functional, with a layout suitable for both private life and hosting guests.
On the ground floor, the living area opens into a large living room with a dining area and an open kitchen, a convivial space that interprets the tradition of country houses in a contemporary way. On the same level are bedrooms with bathrooms, a private study, and independent rooms accessible from outside, including a tasting room, a two-story suite, and the laundry room. This configuration makes the farmhouse particularly flexible, ideal for a large family, for stays with guests, or for selected tourist use.
The upper floor, accessible both from the inside and directly from the outside, is organized around a large central lounge with a wardrobe, which distributes four rooms with en-suite bathrooms. Two of these also have private walk-in closets, adding comfort and privacy to an already well-designed sleeping area.
Outdoor spaces to enjoy the landscape
In front of the farmhouse, a paved pergola creates one of the most enjoyable spaces of the property. It can be experienced as a summer lounge, outdoor dining area, or a place for contemplating the surrounding landscape. It is the kind of environment that transforms the countryside into part of daily life, allowing outdoor living with naturalness, without separation between house and territory.
A few steps from the farmhouse is also the cellar, housed in an annex of about 86 m² consisting of two communicating rooms. The proximity between residence, tasting room, and cellar creates a direct relationship between living and production, making the estate particularly interesting for those who want to live wine as an experience, in addition to a profession.
The Sangiovese vineyard and production potential
The estate extends over more than 31 hectares in a hilly position, with a favorable exposure and well-defined agricultural vocation。 The current vineyard, about 3 hectares, is planted with Sangiovese and allows the production of about 10,000 bottles of pure IGT wine per year, along with excellent distilled grappa.
This production size is already appealing for boutique management, tied to an idea of exclusive and niche wine. However, the true potential of the estate emerges by observing the arable lands, about 19.8 hectares, particularly suitable for a possible expansion of the vineyard. In the past, the possibility of new plantings was considered, with a production outlook that could reach around 100,000 bottles per year.
It is precisely this dual possibility — limited high-quality production or a more structured development — that makes Sangiovese Estate a versatile property, suitable for various investment profiles.
Water, energy, and sustainability
One of the most valuable elements of the estate is the presence of a natural spring, capable of providing abundant water for both domestic and agricultural use. In a wine-growing property, this resource represents a strategic value, especially in a climatic context where water management is increasingly relevant.
The possibility of digging a well in the owned fields adds an extra margin of autonomy, while the potential separate purchase of a 400-kW photovoltaic system offers an interesting perspective on the energy front. Such a system could cover the entire needs of the property and generate economic returns through the sale of produced energy, enhancing the overall sustainability of the project.
A secluded but connected location
Sangiovese Estate enjoys a very quiet and private position, ideal for those seeking silence, landscape, and independence. The village of Radicondoli, about ten kilometers away, offers essential services for everyday life, including schools of all levels, while Siena is reachable in about an hour.
The area retains a strong cultural and scenic charm. Nearby are the Abbey of San Galgano, famous also for the “sword in the rock,” and the Relais Golf La Bagnaia, elements that also contribute to increasing the appeal of the estate from a tourism and hospitality perspective.
A property between residence, wine, and hospitality
Sangiovese Estate offers a solid base for various projects. It can be experienced as a luxury private residence, thanks to the quality of the farmhouse and the privacy of the setting; it can become a high-end holiday home, enhancing rooms, suites, tasting room, and outdoor spaces; or it can evolve into a small wine and hospitality business, capable of combining production, experience, and territory.
The property's value lies exactly in its ability to combine different elements: a ready and refined farmhouse, a productive vineyard, land with expansion potential, natural water, and a landscape of great beauty. An estate that interprets the most authentic Tuscany with a contemporary outlook, offering not just a house but a project to live and develop over time.
