In Tuscany, on the hills of Chianti Fiorentino, just a few km from Montespertoli, 54.0-ha organic estate with Chianti DOCG vineyards (19.7 ha), wine cellar and rustic farmhouse to be restored. Excellent opportunity for those looking for an established winery with potential for developing an accommodation business.
DESCRIPTION OF THE BUILDINGS
The business center is laid over two levels. On the lower floor is the winemaking cellar (410 sqm – 4,412 sqft) with a capacity of approximately 2,000 hl (cement and fibreglass vats), while the upper floor houses all the administrative offices, various warehouses and the bottling line (400 sqm – 4,304 sqft). The building also includes two rooms to be renovated (120 sqm – 1,291 sqft) where the ageing barrels were once located.
An old farmhouse (220 sqm – 2,367 sqft) on two floors then houses the old coppaia and two apartments on the upper level (70 sqm and 40 sqm respectively). The building is in need of renovation and restoration in order to be used.
Tuscany - Florence Province - Montespertoli
Chianti, nestled in the heart of Tuscany, is one of Italy's most iconic regions, renowned for its rolling hills, ancient vineyards, and world-class wines. Stretching between Florence and Siena, the Chianti area is characterized by its breathtaking landscape of olive groves, medieval villages, and cypress-lined roads, embodying the quintessential image of Tuscany.
At the heart of Chianti’s identity is its wine. The Chianti Classico, made predominantly from the Sangiovese grape, is among Italy’s most famous red wines. Recognizable by the black rooster (gallo nero) symbol on its label, Chianti Classico is known for its balance of boldness and elegance, offering flavors of ripe cherries, earthy undertones, and subtle hints of spices. Vineyards throughout the region produce wines that reflect the unique terroir of Chianti’s sun-drenched hills and rich soil, and wine lovers can visit historic estates to sample vintages, explore cellars, and learn about centuries-old winemaking traditions.
Chianti’s landscape is dotted with charming villages like Greve, Radda, and Castellina, each offering a unique experience. Greve in Chianti serves as the unofficial gateway to the region and hosts one of the most famous wine festivals, the Rassegna del Chianti Classico, where local producers showcase their best wines. Radda and Castellina, perched on hilltops, are steeped in medieval history, with cobblestone streets, ancient fortifications, and views over the surrounding vineyards.
Beyond wine, Chianti is rich in culture and history. Many of its towns and estates were strategic points during the Middle Ages, and castles like Castello di Brolio not only offer insight into the region’s past but also produce some of the finest wines. The surrounding landscape, with its patchwork of vineyards, olive groves, and forests, is perfect for leisurely drives, bike rides, or even hiking trails that lead through historic paths and offer panoramic views.
Chianti’s charm also lies in its intimate connection with nature. The vineyards, which change with the seasons from lush green in the summer to golden and red hues in the autumn, create a serene and idyllic setting. Olive groves produce some of Tuscany’s finest extra virgin olive oil, another hallmark of the region’s agricultural tradition.
In every glass of wine and every vista across the hills, Chianti embodies the very essence of Tuscany. Its blend of rich history, cultural heritage, and natural beauty, combined with its exceptional wines, makes it a destination that offers both sensory and scenic delights. Whether exploring its historic villages or savoring its renowned wines, Chianti invites visitors to experience the best of Tuscany’s rural soul.
EXTERIORS AND WINE PRODUCTION
The estate covers a total surface of 54.0 hectares (133.4 acres), split among vineyards (19.7 ha), olive grove (7.0 ha) and Mediterranean woodland (27.4 ha). All the operations are carried out with rigorous organic methods, certified by the EU.
The 19.6 hectares of vineyard (set at an altitude ranging from 150 m and 250 m asl) are almost entirely registered as Chianti DOCG (19.2 ha) and ensure an average yield of 8.5 tons of grapes per hectare. Yearly production is around 100,000 bottles of wine but this could be further increased by buying the neighboring vineyards which would boost production up to 120,000 bottles per year.
- Vineyard surface: 19.7 hectares (19.2 ha Chianti Colli Fiorentini DOCG + 0.5 ha Toscana IGT)
- Varieties: Sangiovese (78.6 %), Cabernet Sauvignon (8.0%), Merlot (5.5%), Vermentino (3.4%), Colorino (2.4%), Trebbiano (1.0%), Verdea (0.7%), Malvasia Bianca (0.4%)
- Altitude: 150 – 250 m asl
- Training: pruned-spur cordon (15.7 ha) + Guyot (4.0 ha)
- Yearly production: up to 100,000 bottles (750 hl)
The huge olive grove (7.0 ha) features over 1,000 trees of Frantoio, Leccino, Moraiolo and Pendolino varieties and is located in a spot that would allow obtaining the denomination DOP Colli Fiorentini for the oil. Yearly production, accounting for the high variability due to environmental factors, ranges around 7.4 tons of extra-virgin olive oil.
