Bed and Breakfast (B&B)

Just outside a medieval town in the province of Lucca, period villa with park, manorial chapel and swimming pool for sale. The property, dating back to the 16th century, consists of several buildings including a guesthouse and the old barn for a total of over 1,800 m². The villa is in need of some restoration work, while the guesthouse is in excellent condition and regularly rented out to tourists and holidaymakers. The property is in a very convenient location, less than one kilometer from basic services and less than twenty minutes’ drive from the historic center of Lucca. The location also makes it possible to reach Florence quickly (1h 15’) and from here all of Italy thanks to the extensive rail and road connections.

In the hills of Umbria, not far from Umbertide and Città di Castello, rural hamlet with boutique hotel for sale. A short distance from the main body are the totally independent guesthouses (104 m² – 1,119 ft², 2 bedrooms and 2 bathrooms), which house two more apartments:

• Apartment Foligno (36 m² – 387 ft²): living room, dining room with open kitchen and bedroom with en-suite bathroom;
• Apartment Passignano (68 m² – 732 ft²): living room, dining room, kitchenette and bedroom with en-suite bathroom.

Also within the grounds are an aristocratic chapel (28 m² – 301 ft²), a small gym/fitness area (23 m² – 247 ft²) and a rural outbuilding (11 m² – 118 ft²) with an oven and water cistern.

Perched on a hill near Arezzo, with breathtaking views of the entire Valdichiana and Lake Trasimeno, an 11th-century medieval castle for renovation for sale. The building (3,000 m² – 32,280 ft²) is built around a charming central courtyard with a well and comprises three main levels plus the tower, which has an additional floor (for a total of 46 rooms). The building is currently only partially renovated, and a portion on the ground floor is occasionally used as living quarters. The rest of the building has undergone some consolidation and restoration works in the past years, but these have not been completed.

The castle has large halls with very high ceilings, a stately appearance and with most of the finishes still intact. The floors of some sections were entirely dismantled during the work, and the terracotta tiles are all preserved for future repositioning. The ceilings feature typical wooden beams on the upper floors and beautiful brick vaults on the lower levels.

Two ruined buildings (about 500 m² – 5,380 ft²) could be restored together with the castle to create an independent guest house or common spaces for ceremonies and events.

The property is enhanced by an elegant 8,000-m² English-style park that rests on the castle wall and offers unparalleled views of the Valdichiana. This open space is perfect for ceremonies and weddings and could easily accommodate a swimming pool. Access is via a quaint tree-lined driveway that climbs up the hill from the public road.

To the rear of the building then lies a large olive grove (about 2.3 hectares) and a large forest (11.4 ha) that could be used as a source of income by cutting wood.

Near the villa there are two outbuildings to be renovated. The main outbuilding (320 m² – 3,443 ft²) has two floors: the basement is used as a storage, while the ground floor contains a stable, barn and shed. Adjacent to the building is an old wood-burning oven. On the upstream side of the barn, on the other hand, there is a shed (88 m² – 947 ft²) that is very useful as a shelter for vehicles.

The building is composed as follows:
