Nestled on the top of a scenic Valdichiana hillock, not far from Foiano and Lucignano, estate with villa and roccolo for sale. The property consists of several buildings with a total of 5 bedrooms and is surrounded by a forest that ensures privacy and confidentiality. The quiet nature of the area is very suitable if one wanted to include the property in the tourist-receptive circuit.

THE PARK AND THE ROCCOLO

The property is set in about 9.1 hectares (22.5 acres) of land that provide absolute privacy and tranquility. The grounds include a historic garden, forest, arable land and a small olive grove.

The park surrounding the villa preserves a structure of considerable historical and naturalistic interest: the roccolo (24 m² – 258 ft²). A classic example of a hunting installation, the structure was once used for the capture of migratory birds using nets and live calls. The roccolo consisted of a “round” and a “colonnade”, with trees pruned and arranged to guide the birds into the nets. Hidden in the vegetation was the tollhouse, from which the “roccolatore” activated the nets and operated the decoys.

Today this type of hunting is banned, but the roccolo remains as valuable evidence of a tradition that has now disappeared, as well as elements of great historical and environmental value.

Tuscany - Arezzo - Foiano della Chiana

Tuscany, one of Italy's most iconic and breathtaking regions, embodies the essence of Italian beauty, culture, and tradition. Nestled between the Apennine Mountains and the Tyrrhenian Sea, its landscape is a mesmerizing blend of rolling hills, cypress-lined roads, sprawling vineyards, olive groves, and medieval villages perched on hilltops. The region’s natural beauty is matched by its rich history, artistic heritage, and world-renowned culinary and wine traditions.

Wine enthusiasts from around the globe flock to Tuscany for its legendary wine production. The region is the birthplace of some of the most revered wines in the world, such as Chianti, Brunello di Montalcino, and Vino Nobile di Montepulciano. Chianti, produced in the heart of Tuscany, is arguably the most famous, with its distinctive ruby-red color and bold flavors, while Brunello, made exclusively from Sangiovese grapes, is one of Italy’s most prestigious wines, aging gracefully for decades. Wine routes, like the Strada del Vino in the Chianti region, allow visitors to tour centuries-old wineries, sample wines, and explore charming villages along the way.

Tuscany is also a haven for lovers of art and history. Florence, the region’s capital, is a cultural mecca, often referred to as the cradle of the Renaissance. Its galleries and museums, such as the Uffizi and Accademia, house masterpieces from artists like Michelangelo, Botticelli, and Leonardo da Vinci. The iconic Florence Cathedral, with its massive dome designed by Brunelleschi, dominates the skyline, while the Ponte Vecchio, a medieval bridge lined with jewelry shops, is one of the city’s most beloved landmarks.

Siena, another jewel of Tuscany, offers a different charm with its medieval architecture and rich traditions. The Piazza del Campo, known for the Palio, a centuries-old horse race held twice a year, is considered one of the most beautiful squares in Italy. Siena’s Gothic cathedral, with its intricate black and white striped marble, is a stunning testament to medieval craftsmanship.

Further west, Pisa is home to the iconic Leaning Tower, but it also offers much more with its rich maritime history and the grandeur of the Piazza dei Miracoli. Lucca, known for its preserved Renaissance-era city walls, invites visitors to explore its quiet streets, where churches and piazzas surprise at every turn. San Gimignano, a medieval town famous for its many towers, gives visitors a glimpse of Tuscany’s feudal past and offers sweeping views over the surrounding countryside.

Tuscany’s landscapes are also dotted with thermal springs, such as the natural hot springs of Saturnia, providing a relaxing retreat after days of exploring. The coastline, too, with the Maremma region and the island of Elba, offers picturesque beaches and pristine waters, a contrast to the inland hills and vineyards.

DESCRIPTION OF THE BUILDINGS

The villa (312 m² – 3,357 ft², 3 bedrooms and 3 bathrooms) is spread over three floors above ground, plus a basement cellar.

  • Ground floor: characteristic entrance hall with vaulted ceiling, living room, dining room with fireplace, kitchen, second living room with exit to the garden and service bathroom. Between the kitchen and dining room is the staircase down to the cellar;
  • First floor: living room with fireplace, three bedrooms and two bathrooms;
  • Second floor: partially practicable attics, very useful as storage.

The villa lived its heyday at the end of the 19th century, when a family of Sienese nobles (descendants of a famous house affiliated with the Guelfi Neri and exiled in Valdichiana) decided to transform an old farmhouse into a refined stately residence. The property still retains fascinating details: painted plaques decorating the façade, carved window sills and jambs, and an interior staircase made of pietra serena. The Art Nouveau style gives the villa a timeless elegance.

Inside the villa’s resede is a shed (26 m² – 280 ft²), useful for storing garden equipment and furniture.

The lemon house (87 m² – 936 ft²), located in close proximity to the villa, is currently used as a shed and laundry room. The roof has been converted into a terrace accessible from the garden. Opposite the lemon house is a small outbuilding to be renovated.

Also near the villa, but completely independent, is the janitor’s house (108 m² – 1,162 ft², 2 bedrooms and 1 bathroom), accompanied by an accessory building. The house, on one floor, consists of two bedrooms, dining room, living room, bathroom and storage room.

GEOGRAPHIC POSITION

Services are available in the nearby towns of Foiano della Chiana and Lucignano (both about 5 km away by car) but other renowned art cities of Tuscany (including Cortona, Arezzo, Pienza, and Montepulciano) are all reachable in less than an hour. Another not insignificant detail is the property's proximity to the A1 highway interchange that leads quickly to Rome and Florence.
