On the hills of Chianti, not far from Panzano in Chianti, this stone country house is an excellent investment opportunity for anyone looking for a property to be restored and adapted to specific needs. In good structural shape, the building (594 m²) is currently split into four apartments (8 bedrooms and 5 bathrooms), but it could be transformed into a beautiful private home. Two outbuildings (231 m²) to be restored and 9,700 m² of garden complete the property.
It is interesting to note how this is one of the last, few country houses to be restored in the area of Panzano, providing great freedom to buyers on how to reshape the property.
The property is midway between Florence and Siena and basic services are available just 3 km away from the house. The towns and cities of Tuscany are also very easy to reach by car (Castellina in Chianti, San Casciano in Val di Pesa, San Gimignano, Florence, Siena…).
Tuscany - Siena - Castellina in Chianti
Chianti, nestled in the heart of Tuscany, is one of Italy's most iconic regions, renowned for its rolling hills, ancient vineyards, and world-class wines. Stretching between Florence and Siena, the Chianti area is characterized by its breathtaking landscape of olive groves, medieval villages, and cypress-lined roads, embodying the quintessential image of Tuscany.
At the heart of Chianti’s identity is its wine. The Chianti Classico, made predominantly from the Sangiovese grape, is among Italy’s most famous red wines. Recognizable by the black rooster (gallo nero) symbol on its label, Chianti Classico is known for its balance of boldness and elegance, offering flavors of ripe cherries, earthy undertones, and subtle hints of spices. Vineyards throughout the region produce wines that reflect the unique terroir of Chianti’s sun-drenched hills and rich soil, and wine lovers can visit historic estates to sample vintages, explore cellars, and learn about centuries-old winemaking traditions.
Chianti’s landscape is dotted with charming villages like Greve, Radda, and Castellina, each offering a unique experience. Greve in Chianti serves as the unofficial gateway to the region and hosts one of the most famous wine festivals, the Rassegna del Chianti Classico, where local producers showcase their best wines. Radda and Castellina, perched on hilltops, are steeped in medieval history, with cobblestone streets, ancient fortifications, and views over the surrounding vineyards.
Beyond wine, Chianti is rich in culture and history. Many of its towns and estates were strategic points during the Middle Ages, and castles like Castello di Brolio not only offer insight into the region’s past but also produce some of the finest wines. The surrounding landscape, with its patchwork of vineyards, olive groves, and forests, is perfect for leisurely drives, bike rides, or even hiking trails that lead through historic paths and offer panoramic views.
Chianti’s charm also lies in its intimate connection with nature. The vineyards, which change with the seasons from lush green in the summer to golden and red hues in the autumn, create a serene and idyllic setting. Olive groves produce some of Tuscany’s finest extra virgin olive oil, another hallmark of the region’s agricultural tradition.
In every glass of wine and every vista across the hills, Chianti embodies the very essence of Tuscany. Its blend of rich history, cultural heritage, and natural beauty, combined with its exceptional wines, makes it a destination that offers both sensory and scenic delights. Whether exploring its historic villages or savoring its renowned wines, Chianti invites visitors to experience the best of Tuscany’s rural soul.
DESCRIPTION OF THE BUILDINGS
The country house (594 m² – 6,392 ft², 8 bedrooms and 5 bathrooms) is laid over three floors and is currently split into four independent apartments. The shared areas include a beautiful vaulted cellar (44 sqm – 474 ft²) and a storage room on the ground floor (13 m² – 140 ft²). On the side of the country house is a canopy with an oven, ideal for an outdoor dining area.
- Apartment A (152 m² – 1,635 ft², 3 bedrooms and 1 bathroom) is laid over ground and first floor. On the lower level, the main door opens into the spacious living room and from here, through a corridor, one gets to the dining area with the kitchen and a small closet. A staircase from the living room leads to the sleeping area on the upper level, made up of three bedrooms, reading room and bathroom.
- Apartment B (227 m² – 2,442 ft², 3 bedrooms and 2 bathrooms) features and independent access from the ground floor, with a staircase leading up to the first floor. Here, a small hallway opens into the living room with fireplace, porch and terrace. Back to the hallway, two other doors lead into the kitchen, a bathroom and two bedrooms. From the living room, a staircase leads further up into the master bedroom with its own private terrace and bathroom.
- Apartment C (55 m² – 593 ft², 1 bedroom and 1 bathroom) is a cozy two-room unit on the ground floor. From the small entrance room one can enter the bathroom and the living area on the right, the bedroom on the left.
- Apartment D (103 m² – 1,108 ft², 1 bedroom and 1 bathroom) is again on the ground floor and is made up of an ample living are with open-plan kitchen that opens into the beautiful porch. From the living room a door opens into the bedroom with bathroom, also accessible from outside.
An agricultural outbuilding (211 m² – 2,270 ft²), laid over two floors, houses several ample rooms currently used as storages and vehicle shelters.
Not far from the country house is a convenient garage (20 m² – 215 ft²) where a car can easily be sheltered.
STATE AND FINISHES
The building, a typical Tuscan country house, was partially restored a few years back in a few spots but at the moment is in need of a total renovation and restoration. Some parts haven’t been used for many years and are non inhabitable as they are. As for finishes, the house still boasts all those features that make the Tuscan countryside so unique and characteristic, such as wooden beams, brick arches, terracotta floors, stone walls…
EXTERIORS
The country house is surrounded by 9,700 m² of land (2.4 ac), in the past landscaped into a garden. A general cleaning and recovery of several parts is needed but with some work a beautiful garden could be created, from which to enjoy the beautiful view over the Chianti hills and the characteristic medieval town nearby.
USE AND POTENTIAL USES
The house is currently split into apartments. This makes it very suitable either to start an accommodation business or to use the building as a private house for numerous families, since each apartment has independent access and enjoys good privacy. Alternatively, since works are nonetheless necessary to inhabit the building, it would be pretty easy to join the units back together into a single, ample countryside home.
