Capraia

Capraia, a wild and unspoiled island in the Tuscan Archipelago, rises dramatically from the deep blue of the Mediterranean Sea. Of volcanic origin, it is characterized by rugged cliffs, crystal-clear coves, and fragrant Mediterranean scrub. Far less crowded than other islands, Capraia offers a rare sense of isolation and authenticity, where nature dominates and the rhythm of life is slow and deeply connected to the sea.

The island’s small harbor village is the heart of local life, with colorful houses, fishing boats, and a relaxed atmosphere. Real estate here is limited but highly distinctive: apartments and traditional homes often feature terraces overlooking the sea, simple yet charming interiors, and immediate access to the port, restaurants, and coastal paths. These properties are ideal for those seeking a true island lifestyle.

Moving away from the harbor, opportunities become even more unique. Rustic houses, small villas, and restored rural dwellings are scattered across the island, often surrounded by untouched nature. Many properties offer breathtaking sea views, privacy, and a deep sense of peace, though they may require careful renovation due to the island’s protected status and logistical challenges.

Capraia is not about convenience — it is about experience. There are no large developments or mass tourism, only raw beauty, silence, and endless horizons. Owning a property here means embracing a slower, more elemental way of living, where the sea, the wind, and the landscape shape everyday life.

Grundstück Grundstück: 28,27 ha

Weinberg Weinberg: 5,00 ha

In a scenic location on the island of Capraia, with views of the sea and the TuscanArchipelago, organic wine estate for sale. The property was established in the early 2000s when the then-owner undertook a skillful restoration of the land, which had long been maintained by the “inmates” of the island’s prison. The terraces were restored, and over the years, approximately 5.0 hectares of vineyards were planted. The grape varieties are typical of this region of Tuscany (Aleatico, Vermentino, Sangiovese, Colorino, and Ciliegiolo) and yield approximately 20,000 bottles of wine per year.

  • Toscana IGT Bianco: 100% Ansonica
  • Toscana IGT Bianco: 100% Vermentino
  • Toscana IGT Rosso: 45% Colorino, 45% Ciliegiolo, 10% Sangiovese
  • Toscana IGT Rosé: 100% Aleatico
  • Toscana IGT Passito: 100% Aleatico

The wine cellar was established in what was once the prison workshop (previously already used as a winery) and could be expanded through the renovation of other parts of the prison.

It is important to note that the winery owns both its own land (approximately 5.5 ha) and leased plots (22.8 ha). The winery itself is housed in a building owned by the municipality, which has granted the company a 40-year lease (expiring in 2053).

Services for daily needs (including schools) are available in the town of Capraia (3 km; 10 min). The ferry service connects the island to the mainland with a stop in Livorno (about 3 hours 30 minutes), and from there you can easily travel throughout Tuscany. Pisa airport is about half an hour from Livorno and offers international flights year-round.
