BOLGHERI WINE ESTATE WITH VINEYARDS FOR SALE IN TUSCANY

Inside the property are set two rural buildings to be restored for a total surface of 1,600 square metres. The square footage could be used to build a state of the art winery, since the estate is currently renting a building where are placed equipment and machinery for winemaking.

The 13.8 hectares of vineyard with grapevines of Cabernet Franc, Cabernet Sauvignon, Merlot and Petit Verdoux, are composed as follows:

- 10.0 hectares of vineyards registered as Bolgheri Superiore

- 3.8 hectares of vineyards registered as Bolgheri IGT

The vineyard is placed on a sandy terroir rich in silicon with high density per hectare (the rows are placed 2.20 m the one to the other and the grapevines 0.80 m one to the other).

There is the possibility of planting one additional hectare of vineyard. The total production of wine is 90,000 bottles a year:

- 80,000 bottles of Bolgheri DOC wine (€ 8,00) 

- 10,000 bottles of Bolgheri Superiore wine (€ 18,00)

The property is completed by a private lake, which could be used for irrigation.
