This historic property is nestled on the cliff of Ragusa Ibla, along the track of the old walls enclosing the historic center of the town. With 495 m² of surface, the property is made up of four building (in different state of repair, but all in need of renovation and/or completition) that could be converted into a charming private home or a B&B-like accommodation business. The 3,000-m² garden is laid over multiple stone terraces and is home to fruit trees, colorful hedges and even a pond to be used to create a pool.

In the heart of Ragusa is the one-of-a-kind Theater of Donnafugata, a small Baroque gem listed among the smallest of Europe (just over 100 seats).

The historic center of Ragusa, part of the UNESCO World Heritage Site of Val di Noto, is set just above the property and can be quickly reached on foot (500m, 2’). Some of the most notable cities of Sicily can be reached in just over an hour by car (Modica, Comiso, Scicli, Marina di Ragusa, Noto, Marzamemi, Avola, Syracuse…).

Sicily - Ragusa - Ragusa

Sicily, the largest island in the Mediterranean Sea, is a land of striking contrasts and unparalleled beauty, where ancient history, crystal-clear seas, and rugged landscapes come together to create a unique destination. Surrounded by the shimmering waters of the Mediterranean, Ionian, and Tyrrhenian Seas, Sicily offers a wealth of stunning coastal views, vibrant seaside towns, and pristine beaches, making it one of Italy’s most captivating regions.

The island’s coastline is incredibly diverse, from the golden sands of San Vito Lo Capo to the dramatic cliffs of the Riserva dello Zingaro, a protected nature reserve with secluded coves and turquoise waters perfect for swimming and snorkeling. The Aeolian Islands, just off Sicily’s northern coast, are a volcanic archipelago where visitors can explore black-sand beaches, active volcanoes, and crystal-clear seas. Particularly, Stromboli is famous for its spectacular volcanic eruptions, visible from the sea during nighttime excursions.

On the eastern side of Sicily, the city of Taormina sits high above the sea, offering breathtaking views of the Ionian Coast and the iconic Mount Etna, Europe’s highest and most active volcano. The town’s ancient Greek theater, perched dramatically above the sea, adds a sense of timeless grandeur to the natural surroundings. Below Taormina, the small, pebbly beach of Isola Bella is a hidden gem, connected to the mainland by a narrow strip of sand and surrounded by the shimmering blue waters of the bay.

The southern coast of Sicily is home to some of the island’s most stunning beaches, including the Scala dei Turchi, a natural white limestone cliff that dramatically plunges into the sea. Nearby, the long, golden beaches of Marina di Ragusa offer a quieter, more relaxed seaside escape, where fishing villages and ancient ruins add to the charm.

Sicily’s wine culture is deeply rooted in its volcanic soil and Mediterranean climate. The slopes of Mount Etna are home to some of the island’s most renowned vineyards, producing bold reds like Nerello Mascalese and crisp whites like Carricante. The wines of western Sicily, such as Marsala, are equally celebrated, with rich, fortified wines that reflect the island’s agricultural heritage.

Inland, Sicily’s landscape transforms into rolling hills, ancient olive groves, and the remnants of its rich history. But the sea remains at the heart of Sicilian life. From the vibrant markets of Palermo, where fresh seafood is sold daily, to the quiet fishing villages along the coast, the island’s connection to the Mediterranean is ever-present.

DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES

The property is made up of several very characteristic stone buildings. The location of the complex is very charming, along the track of the medieval walls of Ragusa, whose parts are still visible in several points throughout the property. What’s more, there are still the old water cisterns and the stone basins that were used to process honey.

  • Building A (220 m² – 2,367 ft²) is partially carved into the stone, with rooms tiled in opus signinum (these were old water cistern and this material is waterproof), part of the flooring covered in stone and fully restored roofs. The building is already equipped with water, gas and electric systems, as well as sewers.
  • Building B (50 m² – 538 ft²) is a cozy studio apartment with original limestone flooring and fully restored roofs. The building is already equipped with water, gas and electric systems, as well as sewers.
  • Building C (35 m² – 377 ft²) is another studio apartment covered by a restored hanging garden (doubling as a roof). The building is already equipped with water, gas and electric systems, as well as sewers.
  • Building D (190 m² – 2,044 ft², 3 bedrooms and 1 bathroom) is an independent house with direct access from the road. The ground floor of the building (110 m²) is technically habitable but in need of a general renovation and update (both finishes and systems). The house is currently made up of an entrance room, a habitable kitchen with pantry and dining area, hallway, three bedrooms and a bathroom. The roof doubles as a panoramic terrace (30 m²) while the basement, even though it retains its original finishes, needs to be fully restored.

EXTERIOR

Access to the property is ensured by five separate entrance, two directly from the main road (by car) and three thanks to staircases descending through the cliff.

The land surrounding the buildings (roughly 3,000 m²) is laid on terraces and for the most part landscaped into a lush garden. Here are thirty fruit trees (oranges, mandarins, lemons, peaches, plums, olives, pomegranates and apricots) and hedges with lavender, lantana, roses and strelitzia that enrich the property with colorful flowers during summer. All equipped with an irrigation system.

The old pond in the property, nowadays dried up, could be used as a base to build a swimming pool in the property, further improving its attractiveness as an accommodation business

USE AND POTENTIAL USES

Once restored, the complex could be easily converted into a beautiful accommodation business thanks to the unrivaled charm of the property and the very convenient location on the track of the old walls enclosing the historic center of Ragusa, that can be reached on foot in just a couple of minutes. The units, all independent, could be rented either as a whole or in separate units for the guests, based on need.
