In a panoramic position on the hills of Valdarno Aretino, bordering Chianti, 65.9 ha estate with rural hamlet, swimming pool, vineyard and olive grove for sale. On the hills of Tuscany, not far from Arezzo, we can find this 22.7-ha organic estate with accommodation business, Chianti DOCG vineyards and olive grove. Located in a quiet and very panoramic location, the property is provided with all the services by the nearby city (5km; 15’) but also allows reaching the most interesting towns of Tuscany in a very short time frame: Castiglion Fiorentino, Anghiari, Cortona, Montepulciano, Pienza, Siena, Montalcino, Florence, San Gimignano and Volterra.

On the hills of the Tuscan Maremma, not far from Magliano and Scansano, organic wine estate with 15.1 ha of vineyards for sale. The farm does not have a winery and currently produces grapes that are then sold to important local producers.

On the other hand, the rest of the farm is covered by woodland (3.4 ha in Podere A) and a large plot of arable land (about 9.0 in Podere B) that is not currently exploited but could easily accommodate other vineyards.

Not far from Siena and the Crete Senesi, estate with prestigious manor house for sale. The 17th-century hamlet consists of several residential buildings used for Agriturismo (20 rooms for a total of 46 beds) and has a modern wine cellar. Next to the house is the modern wine cellar (210 m² – 2,260 ft², built underneath the farmhouse mentioned below) with wine-making and storage rooms and a workshop (165 m² – 1,775 ft²) for agricultural vehicles and equipment used in cultivation.

Behind the villa, a restored farmhouse (230 m² – 2,475 ft², 4 bedrooms and 5 bathrooms) is laid over two floors and is in good condition but can be further improved with some modernization work. The microclimate makes this estate unique: the constant winds of the area, combined with the generous sunshine of the Maremma, make it possible to obtain products of great quality, with treatments that are even less than what is required by organic regulations.

On the hills of Maremma, not far from the characteristic villages of Sovana, Pitigliano and Sorano, 59.2-ha estate with farmhouse and vineyard for sale. The property (more than 700 m² in total) consists of buildings with a typical Tuscan look, all located a short distance from each other, and also includes a wine-making cellar and a charming cave dug into the tuff rock typical of the area.

The farmhouse (320 m² – 3,443 ft², 3 bedrooms and 1 bathroom) is a rustic two-story building in typical Tuscan style with stone walls, terracotta floors and wooden beams. The house is in good condition at a structural level but needs some modernization work regarding the finishes.

The estate can count on 22.6 ha of Colli Altotiberini DOCG and Umbria IGT vineyards that are exploited in combination with the estate winery to produce about 1,125 hl of wine per year. Large portions of arable land could be used to further expand the business.

A fully financed Agriturismo project can also be included in the sale if interested.

The wine cellar (1,300 m² – 13,988 ft²) is a modern building, built following all earthquake-proof and energy-efficiency standards, which includes the tasting area for products, storage rooms for wine and oil, and a large area for wine mixing. The storage capacity of the winery is about 3,650 hl.

On the upper floor of the wine cellar, however, we find an apartment (150 m² – 1,614 ft²) that is currently used by the owners.

The winery has a 59.6-kW photovoltaic system with a dedicated retirement scheme with an incentive until 2031.

In the Chianti hills, between Certaldo and Gambassi Terme, 141.6-ha estate with vineyard and buildings to be renovated for sale. The hamlet is the heart of the property: here are a large rustic farmhouse (798 m² – 8,586 ft²) that has been partially renovated, a guesthouse (138 m²  – 1,485 ft² to be renovated), the wine cellar (164 m² – 1,765 ft²) with adjoining storage room (50 m² – 538 ft²), and a shed for vehicles and tools (201 m² – 2,163 ft²).

EXTERIOR

The estate in its entirety covers about 141.6 hectares (349.9 acres) in a hilly position. The most important crop is definitely the vineyard (40.1 ha) divided between Chianti DOCG and Toscana IGT (both red and white). This is followed by an olive grove (about 4.0 ha with a total of 1,200 trees already in full production) and large portions of arable land (45.5 ha) with excellent exposure that could easily be used for planting new vines and/or olive trees. The rest of the estate is covered by woods and uncultivated land.

Also within the property is an artificial pond (about 1.0 ha in size) that allows for easy irrigation of crops when needed.

On the hills of the Tuscan Maremma, within a small medieval town, organic winery with boutique brewery for sale. The farm center is located right in the village, while the Maremma DOC vineyards are distributed in various blocks nearby (2.6 ha). Yearly production is around 7,500 bottles of wine (with the possibility of doubling the quantity). The farm also produces a small amount of olive oil and beer.

The winery currently produces three wines, all natural and with IGT designation. The production of Maremma DOC wines following the specific specification could be considered.

DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES

The business center (335 m² – 3,605 ft²) is a historic building where one of the oldest oil mills in the region once stood. The building has three floors:

• Basement: winemaking cellar, brewing room, storeroom for historical products and mezzanine office;
• Ground floor: tasting/sales room with service bathroom;
• First floor: apartment consisting of large kitchen, bedroom with bathroom, small office and loft used as storage.

This beautiful historic property is located on the hills surrounding Greve, in the heart of Chianti Classico and a short distance from Florence. The property (just shy of 1,700 m²) is made up of a beautiful hamlet including a manorial villa (4 bedrooms), an Agriturismo (12 bedrooms) and a farm to be restored, ideal to expand the accommodation business or create a wine cellar. The estate covers in total 50.1 hectares.

EXTERIOR

Both the villa and the farm feature generous green areas all around, landscaped into gardens with stone walls, hedges and decorative plants. The villa has its own private 8 × 4 m swimming pool located in the walled courtyard (roughly 350 m², with garden), while the Agriturismo can enjoy a bigger 15 × 7.5 m swimming pool shared by guests and set slightly above the building, in front of the farm and at the center of a 1,200-m² garden that could also double as an event venue. Right next to the Agriturismo, going towards the BBQ area, is a convenient paved apron overlooking the surrounding Chianti hills, very suitable for events and meetings.

Beyond the gardens, the estate covers over 50.0 hectares on the hills. The woodland (roughly 40.0 ha) includes both coppice (30.3 ha) and a chestnut grove (6.0 ha). The remaining surface is mainly farmland and includes an olive grove (6.1 ha). The arable land (3.4 ha) could be easily used to plant more vines.
