Luxury villa in Florence

This beautiful historic property is located on the hills surrounding Greve, in the heart of Chianti Classico and a short distance from Florence. The property (just shy of 1,700 m²) is made up of a beautiful hamlet including a manorial villa (4 bedrooms), an Agriturismo (12 bedrooms) and a farm to be restored, ideal to expand the accommodation business or create a wine cellar. The estate covers in total 50.1 hectares.

EXTERIOR

Both the villa and the farm feature generous green areas all around, landscaped into gardens with stone walls, hedges and decorative plants. The villa has its own private 8 × 4 m swimming pool located in the walled courtyard (roughly 350 m², with garden), while the Agriturismo can enjoy a bigger 15 × 7.5 m swimming pool shared by guests and set slightly above the building, in front of the farm and at the center of a 1,200-m² garden that could also double as an event venue. Right next to the Agriturismo, going towards the BBQ area, is a convenient paved apron overlooking the surrounding Chianti hills, very suitable for events and meetings.

Beyond the gardens, the estate covers over 50.0 hectares on the hills. The woodland (roughly 40.0 ha) includes both coppice (30.3 ha) and a chestnut grove (6.0 ha). The remaining surface is mainly farmland and includes an olive grove (6.1 ha). The arable land (3.4 ha) could be easily used to plant more vines.

The villa is located on the slope of the famous MonteCeceri, where Leonardo da Vinci and his assistant Leonardo Masini tested one of the futuristic flying contraptions designed by Leonardo himself. 

Being located just outside the center of Fiesole (7km; 10’) the villa is provided with all the necessary services and allows reaching the historic center of Florence in no more than 20’ by car. Other historic cities of Tuscany are quickly reached in less than two hours by car (San Gimignano, Siena, Volterra, Lucca, Pisa, Montepulciano, Montalcino…).

The most convenient airport is clearly Florence (12km; 20’) but Pisa, Bologna, Rome and Milan are equally useful and easily reached.

In the heart of Chianti Classico, in the center of a small medieval village, winery with castle for sale. This unique property offers 360-degree views of the surrounding hills, just 12 km from Siena. The estate covers about 48.6 hectares that include a Chianti Classico DOCG vineyard (12.1 ha) and a small olive grove (4.2 ha).

It was in Gaiole, a charming town of 2,700 inhabitants, that Baron Bettino Ricasoli developed the Chianti Classico formula for four mixed grape varieties in 1872.

Basic services are all available in the nearby town (4km; 10') or by going directly to the city of Siena (12km; 20') where one can find all the amenities one might need.

At the borders of Chianti and not far from Florence, this 53.9-ha estate houses an Agriturismo with 35 apartments (85 beds) split among three beautiful historic buildings. A chapel and a restaurant offer the perfect location for weddings and events. An ample olive grove (roughly 5,300 trees) allows producing roughly 4.5 tons of extra-virgin olive oil per year. In 2014, the farm was awarded the organic certification and all the activities are carried out respecting nature.

DESCRIPTION OF THE BUILDINGS

The property is made by several buildings. The residential/hospitality portion offers a total of 85 beds split among 35 independent units, all located inside three finely restored and modernized buildings granting optimal comforts to the guests.

The manorial villa (1,604 m² – 17,259 ft², 24 bedrooms and 23 bathrooms), dating back to the 18th century, houses seventeen guest apartments, the reception, a TV room and two ample cellars in the basement where olive oil is stored (77 m² – 828 ft²). The building has been carefully restored maintaining its rustic look but equipping it with modern comforts needed for guests’ accommodation: all the apartments have kitchen and private bathroom and boasts typical exposed beams and floors tiled in Florentine terracotta.

Right next to the villa is located the restaurant (168 m² – 1,807 ft², 3 bathrooms), capable of accommodating up to 60 guests. The room is also used for tasting sessions and educational activities.

Farmhouse N°1 (297 m² – 3,196 ft², 10 bedrooms and 9 bathrooms) houses the owners’ residence and six guest apartments with private bathroom and kitchen corner. This building has been restored as well, keeping its rustic look unaltered.

Last building for the guests, Farmhouse N°2 (466 m² – 5,014 ft², 17 bedrooms and 18 bathrooms) houses twelve apartments, each finely restored and fitted with private bathroom and kitchen, cooking corner.

The property is then completed by an 18th-century manorial chapel (45 m² – 484 ft²), offering a unique location for weddings, a laundry room and an agricultural shed (140 m² – 1,506 ft²).

On the hills of Valdarno, not far from Florence and the A1 highway, this 40.6-ha estate includes a finely restored historical villa and several outbuildings (which could be easily used for an accommodation business). The buildings offer 2,155 sqm of surface and 12 apartments. The estate boasts a 14 × 7 m swimming pool, a private pond, a hectare of park and woodland offering good privacy.

Services are available in the nearby town (5km; 10’) and the estate is set in a very convenient location to visit Tuscany (Arezzo, Greve in Chianti, Florence, Siena…). The airport of Florence is just 40’ away by car and easily reached via the A1 highway.

The hotel is located right in the historic centre of Florence, with all the monuments of the city at hand. The Santa Maria Novella train station can be reached on foot and grants a useful transportation to every corner of Tuscany.

The most interesting cities one can reach in a short time frame are Greve in Chianti (32km; 45’), the turreted San Gimignano (57km; 1h 5’), the Etruscan Volterra (76km; 1h 20’), the medieval Siena (77km; 1h 15’) and Lucca with its awesome walls (79km; 1h).

The most useful airport is of course Firenze Peretola (8km; 20’), but others are easily reached, such as Pisa Galilei (81km; 1h 5’), Bologna Marconi (103km; 1h 25’), Roma Ciampino (290km; 3h) and Roma Fiumicino (305km; 3h 5’).

In the province of Florence, on the Chianti Hills, this 236.1 ha estate includes a beautiful historical manor villa and several farms for a total of 16,279 sqm. Jewel of the property are the wine and oil production, thanks to 14.5 ha of vineyards and 47.7 ha of olive grove. Yearly production ranges around 46,700 bottles of wine (including the famous Chianti Colli Fiorentini DOCG) and 8,200 kg of oil.
