On the hills of Tuscany, in the heart of the Brunello di Montalcino production area, small winery for sale. The property consists of two estates that include buildings (farmhouse and cellars) and vineyards (about 3.5 ha), respectively. The location of the property is very convenient, close to Montalcino and the best-known centers of the Val d’Orcia, and has no other houses nearby, which ensures privacy and confidentiality even in case you want to start a receptive activity.

DESCRIPTION OF THE BUILDINGS

The farmhouse (686 m² – 7,381 ft², 8 bedrooms and 7 bathrooms) is a rustic building in typical Tuscan style with well-preserved original finishes. In one corner of the ground floor are the old rustic cellars, easily usable for production in conjunction with the newer cellar, while the rest of the building houses two apartments:

• Apt. A (384 m²): entrance hall, living room, dining room, kitchen, six bedrooms and six bathrooms;
• Apt. B (82 m²): living room with kitchen, two bedrooms and bathroom.

The building is in excellent structural condition and needs only some interior modernization and finishing work.

Adjacent to the farmhouse, built partially underground and thus naturally climate-controlled, is the aging cellar (320 m² – 3,443 ft²) consisting of two separate rooms and a convenient shed for sheltering equipment.

The winemaking cellar (311 m² – 3,346 ft², 1 bathroom) is a large L-shaped building, very suitable for processing grapes due to spacious rooms with no structural elements in between. The building needs modernization and renovation but is in excellent structural condition.

Situated in a hilly position between the Valdichiana and Valdambra, in a landscape of great value and with excellent exposure, estate of 15.5 ha with rustic farmhouse and Chianti DOCG vineyard. The property is currently in use as an Agriturismo (17 beds) for weekly stays of families or groups of friends who can count on a fenced park with a 12 × 6 m swimming pool.

The property represents an interesting opportunity for those who wish to combine a stay in a residence immersed in the heart of Tuscany with a passion for viticulture. For the buyer, it is possible to make use of wineries in the area for grape processing; however, the extent of the vineyard and the quality of the production also suggest the creation of an in-house wine cellar.

EXTERIOR

The crown jewel of the property is the scenic 12.1-hectare vineyard, which is in full production and at the beginning of the regime phase of the multi-year cycle.

Plantings were made between 2018 (6.00 ha) and 2022 (6.14 ha), according to the criteria of modern quality viticulture for obtaining fine wines.

The vineyard is located at an altitude of about 500 m above sea level. The soil has ideal texture for vines with abundant skeleton that ensures excellent drainage during rainy periods. The right amount of clay allows for capillary retention of water reserves, which the roots can draw on in dry periods. The excellent exposure, spring and summer breezes and low humidity, ultimately the optimal pedoclimatic characteristics, allow constant production of excellent quality.

The ampelographic base is broad and includes the varieties Sangiovese, Canaiolo Nero, Merlot, Petit Verdot, Alicante Bouschet, Cabernet Franc and Rebo.

The planting layout is 0.80 × 2.50 m, with a density of 5,000 vines per hectare to ensure a low production load per vine.

The entire vineyard area falls under the two appellations Chianti DOCG and Valdarno di Sopra DOC. The latter is a relatively recent appellation to which important wineries in the area have adhered, distinguishing themselves by choosing the organic method in the cultivation of vines.

On the Chianti hills, not far from the famous golf resort of Castelfalfi, 65-ha estate with Agriturismo and vineyard for sale. The accommodation part of the business can count on 17 independent apartments and a restaurant offering typical Tuscan dishes. The agricultural part, on the other hand, includes an IGT vineyard (3.0 ha), an olive grove (3.1 ha) and large expanses of arable land cultivated with wheat and other typical products of the area.

EXTERIOR AND AGRICULTURAL PRODUCTION

The farm covers a total area of about 65.0 hectares (160.6 acres). In terms of agricultural production, the estate can count on an IGT vineyard (3.0 ha) and an olive grove (3.1 ha) with 800 trees in production. Products are processed directly on the farm and yearly production ranges around 3,500 bottles of wine and 960 kg of oil.

The large expanses of arable land (38.8 ha), on the other hand, allow the cultivation of wheat and cereals, alfalfa, officinal lavender, beans, artichokes and honey flowers. The orchard, on the other hand, houses 85 fig trees, persimmons, pears, apple trees, apricots, plums, cherries, and several varieties of peaches. Two private lakes allow the fields to be irrigated when needed and are inhabited by fish, ducks, geese, turtles and toads.

The estate’s woods (20.0 ha), on the other hand, are rich in berries, truffles (black and white) and wild mushrooms, as well as producing firewood.

The estate is partially registered as a hunting reserve (approx. 35.0 hectares) wherne one can hunt boards, deers, fallow deers, hares and pheasants.

In the hills of Marche, not far from Senigallia and Fano, boutique organic winery for sale. The farm extends in its entirety for about 6.9 hectares (17.0 acres). Surrounding the buildings are a 4,200–m² garden with a 7 × 4 m swimming pool, located right next to the house, and an orchard (4,200 m²).

The wine cellar (720 m² – 7,747 ft², 1 bathroom), built in 2004, is a modern building with spacious and functional spaces that allow optimization of grape processing and wine production. There are also administrative offices, a tool storage and the sales point. The storage capacity of the winery is about 1,000 hl of wine (including steel and wood).

The house (300 m² – 3,228 ft², 3 bedrooms and 3 bathrooms), currently inhabited by the owners, is a two-story building:

• Ground floor: entrance hall, living room with kitchen, bedroom with bathroom and laundry room;
• First floor: living room with terrace, study, two bedrooms and two bathrooms.

A short distance from the house is a lovely annex (24 m² – 258 ft²) that includes a summer kitchen and an enclosed room, also ideal as a tasting area.

On the hills of Maremma, not far from the characteristic villages of Sovana, Pitigliano and Sorano, 59.2-ha estate with farmhouse and vineyard for sale. The property (more than 700 m² in total) consists of buildings with a typical Tuscan look, all located a short distance from each other, and also includes a wine-making cellar and a charming cave dug into the tuff rock typical of the area.

The farmhouse (320 m² – 3,443 ft², 3 bedrooms and 1 bathroom) is a rustic two-story building in typical Tuscan style with stone walls, terracotta floors and wooden beams. The house is in good condition at a structural level but needs some modernization work regarding the finishes.

The outbuilding (90 m² – 968 ft², 1 bedroom and 1 bathroom) is a nice building on one floor consisting of living room with kitchen, bedroom and bathroom.

The property is completed by an underground grotto (60 m² – 646 ft²), very suitable for aging wine thanks to a naturally controlled temperature, and a farm shed (70 m² – 753 ft²).

On the hills of the Maremma, not far from the sea, a 38.0-ha wine and olive estate for sale. The property consists of 7.0 ha of selected vineyards, including Sangiovese, Merlot, Alicante, Vermentino, Viognier, Cabernet Sauvignon and Syrah, with a yearly production of about 45,000 bottles of red and white wines. All the vineyards are registered with the Maremma DOC.

The property also includes 4.1 ha of olive groves, 14.9 ha of woodland and 11.9 ha of arable land, whose placement and exposure would be ideal for planting a new vineyard.

The wine cellar (300 m² – 3,228 ft²), built in 2016, is equipped with all modern technical equipment, including a new-generation control panel that also allows remote operation. Also newly constructed is a building of approximately 100 sqm that houses the tasting room with an adjoining barrique area, equipped with cutting-edge technology useful for storing barrels and terracotta amphorae (and the wines they contain) at a controlled temperature and humidity.

A recently built and fully-fenced manor house (220 m² – 2,367 ft²) consists of two apartments with separate entrances. From both flats there is a wonderful sea view.

The farm is completed by a small shed (80 m² – 861 ft²), two active wells, an external scenographic lighting line, an alarm system in the cellar and barricade, three rainwater collection tanks useful for the irrigation line and agricultural equipment for the cultivation of both vineyards and olive groves.

This boutique, modern winery is located in the hills of the Marche region, on the border with Abruzzo. The idea behind the structure was a building that fully respected the surrounding environment, surrounded by greenery but within easy reach of the city. Vineyards of Montepulciano, Sangiovese, Pecorino and Passerina grapes alternate with olive oil and arable land lying on hillsides exposed to the sea winds that blow up the valley of the Tronto River.

The property is on three levels:

• Lower ground floor (310 m²): accessible via an external staircase houses the winemaking room, where grapes are processed and wines are aged, a warehouse, barrique cellar, vinegar cellar, storage room, machine room, laboratory, office and an ante-bathroom leading to the locker room and bathroom for employees. An outdoor shed used for unloading grapes completes the floor.
• Ground floor (220 m²): accessible by an internal elevator, it includes the entrance hall, an office, the sales room, a large tasting room, and two toilets connected by an ante-bathroom that is also directly accessible from the tasting room. Accompanying the floor are a modern kitchen, a storage room, a pantry, and two loggias.
• Second floor (115 m²): connected to the ground floor by an internal staircase is still in builder’s finish; rooms intended for hospitality are to be built on this floor. This level has a spacious terrace from which to admire a breathtaking panorama.

This elegant rural casa padronale (country house) is set within the hills of southeastern Sicily. Positioned between 425 and 450 meters above sea level, the estate overlooks terraced fields supported by historic dry-stone walls and lies near the protected Bosco di Santo Pietro Mediterranean reserve.

Carefully restored and expanded, the property combines historic architecture, modern amenities, and high-value agricultural land, creating a perfect balance between tradition and contemporary rural living.

EXTERIOR

The buildings are immersed in a 5,700-m² park that includes beautiful gardens, a 200-m² swimming pool and a convenient parking area.

The agricultural part of the estate covers a total surface of 20.0 hectares (49.4 acres): most of the property is covered in agricultural fields (14.0 ha) with olive trees and cereal cultivation. The vineyards (6.1 ha) includes typically Sicilian varieties such as Nero d’Avola, Frappato and Cerasuolo di Vittoria vines.

On the Chianti hills, a short distance from San Casciano in Val di Pesa and Florence, 31.2-hectare estate with Chianti Classico DOCG vineyards (24.8 ha) and rural buildings. The property focuses on the production of grapes (up to 200 tons / year) which are then processed by a third party. By restoring the buildings (400 m²) one could create private wine cellar to process grapes autonomously and produce up to 170,000 bottles of wine / year (1,275 hl).

The services are all available in nearby town (1 km, also on foot) and from the property it is possible to reach the most famous art cities of Tuscany in little more than an hour (Florence, San Gimignano, Monteriggioni, Siena, Pisa, Montalcino...).

On the Chianti Classico hills, a short distance from San Casciano in Val di Pesa and Florence, an 41.9-hectare estate with vineyards (24.8 ha), olive grove (6.1 ha) and manorial villa. The property focuses on the production of grapes (with the possibility of creating a wine cellar in the buildings to be restored) and olive oil, but one could also focus on developing the estate for tourism and accommodation purposes by restoring the manorial villa and its annexes.
