Trequanda

On the hills of Val d’Orcia, not far from Trequanda, 10-hectare wine estate with 4 ha of vineyards, 2 ha of olive grove, truffle-ground, cellar and restored farmhouse. The country house (620 sqm) offers 3 bedrooms and 4 bathrooms with beautiful finishes valorizing its rustic look.

The cellar (450 sqm) is a modern and very functional building and allows producing each year up to 20,000 bottles of wine (Orcia DOC and Toscana IGT) and includes ageing rooms, bottling line and packaging sector.

DESCRIPTION OF THE BUILDINGS

The main building (dating back to the 18th century) is an ample farmhouse (620 m² – 6,671 ft²) housing a cozy residence, the offices for the business and ample wine tasting room. The house (3 bedrooms and 3 bathrooms) is laid over three floors as follows:

• Basement: private cellar, pantry and gym. The floor can be accessed directly by the kitchen above.
• Ground floor: entrance room, library, hallway, office, TV room with library and fireplace, laundry, kitchen, ample living room with fireplace and dining room. The technical room of the building can be accessed independently from outside.
• First floor: living room with Thun stove, three bedrooms with en-suite bathroom.

The wine cellar (450 m² – 4,842 ft²) is build fully underground to achieve a perfect control over temperature. The building is made up of winemaking rooms with wooden barrels and stainless steel vats; wood aging room with casks and tonneaux; bottling and labeling room; bottle aging room, packaging and storage room for finishes products. The various rooms are organized in the correct order to ensure maximum productive efficiency. The building is then completed by a technical room and some bathrooms for the staff.

An underground warehouse (50 m² – 538 ft²) is used as a workshop and shelter for tools and vehicles used in the fields.

On the hills of Trequanda, not far from Sinalunga and Pienza, estate with buildings to be restored for sale. The property is located on the top of a hill, in a very panoramic position with views of the Valdichiana hills, and can be reached via an unpaved road in good condition.

The property consists of a rustic farmhouse (487 m² – 5,240 ft² divided into three apartments) with an attached early 20th-century neo-Gothic tower (206 m² – 2,216 ft²) and numerous agricultural buildings (1,134 m² – 12,201 ft² in total). The buildings, the residential ones in particular, are in need of major renovation and modernization, as they have been out of use for several years and have old installations.

The large volumes available (for which a change of destination could be considered subject to the opinion of the competent bodies) are very suitable if one wanted to start a receptive activity in one of the most renowned areas of Tuscany.

The farm covers a total area of 120.0 hectares (296.5 acres) and more than two thirds of it consists of woods (83.6 ha). The remaining area includes large portions of arable land (32.3 ha very suitable for planting vineyards) and an olive grove (3.7 ha). Two natural ponds allow irrigation for crops.

On the border between Val d’Orcia and Crete Senesi, in a private and quiet location in the municipality of Trequanda, luxury resort with 17 apartments for sale. The buildings have been fully renovated since 2004 to convert what was a farm (dating back to the first half of the 19th century) into a beautiful resort. A deep love for the Tuscan landscape and architecture meant that the salient and typical details of the buildings were preserved with great care, reusing original material or specially produced pieces. At the same time, special attention was paid to sustainability with the installation of a geothermal heating system.

EXTERIOR

The buildings are surrounded by a beautiful 16,000-m² garden, well-maintained in every detail and furrowed by gravel paths connecting the various structures. A short distance from the resort, in the middle of the lawn, is the 16 × 5 m swimming pool with an area for children.

The rest of the farm is mostly covered by woods (3.1 ha) with a small olive grove (about 60 trees) located just at the southern border of the property, along the access road. A small private pond placed in the woods not far from the buildings completes the property.
