On the hills of Cecina, a few kilometers from the sea and in a panoramic position, farmhouse to be completed for sale. The property includes, in addition to the farmhouse, an outbuilding and approved plan for the construction of garage and swimming pool (for a total of over 600 m² and 7 bedrooms).
EXTERIOR
The house is located on a hill, surrounded by about 50.7 hectares (125.3 acres) of land. The garden (yet to be realized) should have an area of about 2,000 sqm and would be located around the farmhouse, framed by the olive trees on the property (about 2.2 ha in total). Portions of arable land (3.6 ha) scattered around the estate would allow the planting of new crops, including a vineyard that would enjoy the excellent climate mitigated by the nearby Tyrrhenian Sea.
The rest of the property (about 44.7 ha), on the other hand, is covered with tall trees that provide privacy and offer interesting opportunities for relaxing walks in the green, especially in summer.
Tuscany - Livorno - Cecina
Tuscany, one of Italy's most iconic and breathtaking regions, embodies the essence of Italian beauty, culture, and tradition. Nestled between the Apennine Mountains and the Tyrrhenian Sea, its landscape is a mesmerizing blend of rolling hills, cypress-lined roads, sprawling vineyards, olive groves, and medieval villages perched on hilltops. The region’s natural beauty is matched by its rich history, artistic heritage, and world-renowned culinary and wine traditions.
Wine enthusiasts from around the globe flock to Tuscany for its legendary wine production. The region is the birthplace of some of the most revered wines in the world, such as Chianti, Brunello di Montalcino, and Vino Nobile di Montepulciano. Chianti, produced in the heart of Tuscany, is arguably the most famous, with its distinctive ruby-red color and bold flavors, while Brunello, made exclusively from Sangiovese grapes, is one of Italy’s most prestigious wines, aging gracefully for decades. Wine routes, like the Strada del Vino in the Chianti region, allow visitors to tour centuries-old wineries, sample wines, and explore charming villages along the way.
Tuscany is also a haven for lovers of art and history. Florence, the region’s capital, is a cultural mecca, often referred to as the cradle of the Renaissance. Its galleries and museums, such as the Uffizi and Accademia, house masterpieces from artists like Michelangelo, Botticelli, and Leonardo da Vinci. The iconic Florence Cathedral, with its massive dome designed by Brunelleschi, dominates the skyline, while the Ponte Vecchio, a medieval bridge lined with jewelry shops, is one of the city’s most beloved landmarks.
Siena, another jewel of Tuscany, offers a different charm with its medieval architecture and rich traditions. The Piazza del Campo, known for the Palio, a centuries-old horse race held twice a year, is considered one of the most beautiful squares in Italy. Siena’s Gothic cathedral, with its intricate black and white striped marble, is a stunning testament to medieval craftsmanship.
Further west, Pisa is home to the iconic Leaning Tower, but it also offers much more with its rich maritime history and the grandeur of the Piazza dei Miracoli. Lucca, known for its preserved Renaissance-era city walls, invites visitors to explore its quiet streets, where churches and piazzas surprise at every turn. San Gimignano, a medieval town famous for its many towers, gives visitors a glimpse of Tuscany’s feudal past and offers sweeping views over the surrounding countryside.
Tuscany’s landscapes are also dotted with thermal springs, such as the natural hot springs of Saturnia, providing a relaxing retreat after days of exploring. The coastline, too, with the Maremma region and the island of Elba, offers picturesque beaches and pristine waters, a contrast to the inland hills and vineyards.
DESCRIPTION OF THE BUILDINGS
The farmhouse (274 m² – 2,948 ft², 4 bedrooms and 6 bathrooms) is a building under construction, structured on three floors (two above ground) that provide the following layout:
- Basement: cellar/storage room, dressing room with small service bathroom;
- Ground floor: entrance hall with service bathroom, large living room with formal dining area and exit to outdoor veranda, eat-in kitchen (with more private dining area), laundry room with small bathroom, office and bedroom with private bathroom;
- First floor: large master bedroom (accessed directly from outside via staircase) with private bathroom and walk-in closet, two guest bedrooms and bathroom in the hallway.
The 18 × 5.5 m swimming pool (already approved) would be located just in front of the veranda, surrounded by a large sun deck that provides space for poolside aperitif dinners in summer and relaxing moments during the day. Below the pool, the technical room (70 m² – 753 ft², 1 bathroom) would house the pool facilities, changing rooms, and a bathroom with shower.
At present, permits have been obtained for the construction of a guesthouse (268 m² – 2,883 ft², 3 bedrooms and 2 bathrooms) located not far from the main house (construction already started). The basement will house a large garage/workshop with an access ramp while the ground floor of the building will be divided into two independent apartments.
- Apt. A: large living room with open kitchen and dining area, two bedrooms and bathroom;
- Apt. B: living area with open kitchen, bedroom and bathroom.
Also authorized (to be built) is a small garage (25 m² – 269 ft²) that would allow sheltering a car near the house.
GEOGRAPHIC POSITION
The property is located just 2 km from a town with all basic services and is reached via a short unpaved road (about 350 m on a slight slope). The location of the property is very convenient as it allows to quickly reach both the sea (Cecina is just 20’ drive away) and the hinterland where some of the most famous art cities of Tuscany can be found (Pisa, Lucca, Volterra, Florence...).
