In the hills of Garfagnana, in a very panoramic and private position, 13th-century former monastery for sale. On the hills of Chianti, not far from Certaldo, a 168.3-hectare estate for sale with Agriturismo, Chianti DOCG vineyard, and olive grove. EXTERIOR AND AGRICULTURAL PRODUCTION

The estate covers 168.3 hectares (415.9 acres) in total, on hilly terrain with excellent sun exposure. The company mainly focuses on wine and olive oil production and can count on large extensions of arable land (50.8 ha) to further increase yields. Cultivation has been conducted since 2009 using organic methods. The woods covering the rest of the estate (about 51.7 ha) are perfect for walks and countryside excursions.

The vineyard (26.8 ha) is mostly composed of Tuscan varieties (Sangiovese, Canaiolo, Trebbiano, Traminer, and Colorino) but also includes foreign grapes (Cabernet Sauvignon, Merlot, Pinot Grigio, Chardonnay) which, together with the sandy-clay soils of the estate, give the wines distinctive and sought-after characteristics. The annual production is around 150,000 bottles of wine:

• Chianti DOCG: Sangiovese 95%, Canaiolo 5%
• Chianti DOCG Riserva: Sangiovese 100%
• Toscana IGT Bianco: Trebbiano 30%, Chardonnay 15%, Pinot Grigio 15%, Traminer 15%
• Toscana IGT Rosé: Sangiovese 100%
• Toscana IGT Rosso: Sangiovese 40%, Merlot 30%, Cabernet Sauvignon 30%
• Vinsanto del Chianti DOC: Trebbiano 100%

The olive groves (28.5 ha) consist of about 4,500 plants of Frantoio, Moraiolo, Leccino, and Pendolino varieties, which allow the production of about 7,000 kg of extra virgin olive oil every year.

In a secluded position and immersed in the countryside, not far from Marina di Ragusa, typical masseria for sale. The property consists of various buildings, some in good condition, others to be renovated, totaling over 1,200 m² of surface area. The shape of the building and the presence of independent residences make the property very suitable as a base for a renovation project and conversion into a boutique hotel, also considering its proximity to the sea.

The masseria (549 m² – 5,907 ft², 1 bedroom, and 2 bathrooms) is spread over two levels. On the ground floor, there are currently old agricultural deposits and some stables, plus a service bathroom, all potentially convertible into additional living space. An external staircase leads to the farmer’s house on the first floor, consisting of an entrance, living room with kitchen, bedroom, and bathroom, along with two storage rooms. On the eastern side of the building, the living room opens onto a panoramic terrace with sea view.

The property also has three independent guesthouses to be renovated:

• Dep. A (305 m² – 3,282 ft²): entrance, kitchen, dining room, two lounges, two bedrooms, and a bathroom;
• Dep. B (117 m² – 1,259 ft²): living room, kitchen, bedroom, and bathroom;

DESCRIPTION OF THE BUILDINGS

House Passignano (955 m² – 10,276 ft², 18 bedrooms, and 10 bathrooms) is the largest in the hamlet and is currently divided into ten independent apartments spread over three floors. The units range from 57 m² to 145 m² and all consist of a living room with kitchen/cooking area, one/two bedrooms, and a bathroom.

Connected to House Passignano is the former presbytery of the church (500 m² – 5,380 ft², 7 bedrooms and 2 bathrooms): the building, structured on three floors, requires significant restoration work but could easily be divided into apartments to expand the accommodation activity. Currently, the building comprises stables, storages, living room, kitchen, seven bedrooms and two bathrooms.

House Tuoro (483 m² – 5,197 ft², 10 bedrooms and 7 bathrooms) is a stone farmhouse on two levels, fully renovated and divided into six apartments (plus a small office with a bathroom on the ground floor). The units in this building range from 36 m² to 108 m² and are all composed of a living room with kitchen/cooking area, one/two bedrooms, and a bathroom.

Next to the main buildings are two charming dependencies, both structured on a single floor and completely independent:

• House Ciliegio (72 m² – 775 ft²): living room with kitchen, bedroom, and bathroom.

In a very panoramic and quiet location in the Casentino mountains, not far from Talla, rural hamlet to be restored with 112.2 hectares of land for sale. The buildings are located on a rocky outcrop at the confluence of two streams, and the original nucleus of the settlement most likely dates back to the 7th century, when the small church was built: the area was part of the Byzantine possessions, a last offshoot of the so-called “Byzantine corridor” that connected Ravenna to Rome, and the Greek influence on the church is evident. The road leading up to the property is part of that connecting artery that once united the Cassia Vetus (nowadays the Setteponti Road) and the Flaminia Minor (then called Via Romea once it enters Emilia-Romagna). From the property, Mount Penna, on which stands the Franciscan hermitage of La Verna, can be seen in the distance.

The buildings (more than 2,200 m² in total) were later added over the centuries and eventually encompassed what was most likely a small castle placed to defend the road between Casentino and Valdarno. The structure of the hamlet is oriented east-to-west so as to shelter the buildings from the cold winds from the north and denotes great attention to detail.

Importantly, the hamlet was inhabited until relatively recently: sixty people still lived there in the 1970s. One of the features that make the property very interesting is the presence of a virtually endless supply of water thanks to a very rich natural spring that has always bubbled up in the upper part of the estate.

The estate stretches for a total of 112.2 hectares (277.2 acres): of these, most are covered by the typical Casentino woods (80.0 ha that also include a chestnut grove) while the remaining area is devoted to arable land (19.8 ha) and pastures (11.7 ha). The presence of a large amount of water, both from the spring and from the two streams, opens the way for multiple possibilities of use of the farm.

On the hills of Chianti, not far from Castelnuovo Berardenga and Radda, 102.1-ha wine estate with manor villa and hamlet to be restored for sale. The property, which boasts an incredible history ranging from the Middle Ages to the present day, offers great potential for receptive tourist development to go hand in hand with wine production: in fact, the farm exploits 28.5 ha of vineyards to produce about 130,000 bottles of wine per year.

Basic services are available in the nearby medieval village (1km; 2’) while for everything else you just need to reach Siena, less than half an hour's drive away. Tuscany’s best-known art cities (Monteriggioni, San Gimignano, Pienza, Montepulciano...) can all be reached in just an hour by car.

Not far from Assisi, the city of Saint Francis, and in the heart of the Umbrian countryside with an incredible panoramic view, 6.5-hectare estate with resort. The buildings (almost 1,500 m² in total) have been carefully restored and now house a total of 19 guest bedrooms, an elegant wellness center and a restaurant. The 12,400-m² garden houses the 12 × 6 m swimming pool and a tennis court.

The resort (725 m² – 7,801 ft², 11 bedrooms and 13 bathrooms) is the heart of the property, housed in a finely renovated rustic farmhouse with modern amenities. From the central hall, the building then branches into two wings. One side leads to a hallway that in turn leads to five bedrooms, all with en-suite bathrooms. On the other side is the wellness center with relaxation area, sauna, massage cabin, changing rooms and service bathroom.

Going up to the upper floor, the building is still divided into two wings that house six more bedrooms with en-suite bathrooms and a shared living room that gives access to the main wing.

The Foresteria (745 m² – 8,016 ft², 8 bedrooms and 9 bathrooms) is instead divided into two distinct sections. The basement, with direct access from the outside, contains six bedrooms with private bathroom, the property’s laundry, a service staff quarters with two bedrooms and bathroom, various storage rooms and the facility’s technical rooms. The upper floor, on the other hand, is used entirely for the restaurant, consisting of two large halls, a professional kitchen and a bar.

The buildings have been entirely restored preserving the original charm of the structures, which stand above what was once a Franciscan refuge dating back to the 13th century. HISTORY OF THE CASTLE

The castle is already documented in the 12th century as a property of the Salimbeni family, until it was bought by the Republic of Siena between 1250 and 1258. The keep became a valuable defensive position for Siena until the mid-16th century when Florence conquered the whole Tuscany and all the fortresses in the Sienese region lost their relevance. The hamlet became a farming estate, owned by the Piccolomini-Clementini family.

This restored hamlet is located in the Chianti hills, in an outstanding and very panoramic position in the heart of the Tuscan countryside. Finely restored by the current owners, the property is a real gem that embodies all the typical characteristics of Tuscan rustic buildings. Most of the buildings have already been restored and include, at the moment, 15 beautiful bedrooms and elegant living areas. By completing the renovation of the other farmhouses one could reach a grand total of 30 bedrooms (or even more if smaller in size). The property’s 10.2 hectares of land are home to a beautiful Italiangarden and olive grove.

A notable historical fact about the property is that the Italian astronomer and philosopher Galileo Galilei spent some time in the villa, and the bedroom where he stayed still bears his name as a homage. He was, in fact, a renowned wine enthusiast and Chianti lover, to the point that at the end of his life, when confined in his villa in Arcetri, he took over winemaking as a hobby.
