Hunting reserve

On the hills of Maremma, just a few kilometers from the stunning sea of Tuscany, this 324-hectare hunting estate combines breathtaking natural landscapes, exceptional agricultural potential, and a range of recreational opportunities, making it a truly unique investment.

PLANNED CONSTRUCTIONS

There is an approved building program that would allow creating the following:

• Two-apartment house (240 m² – 2,582 ft²) intended for the owner and the staff, with separate entrances and total privacy,
• A spacious agricultural warehouse (140 m² – 1,506 ft²) to shelter tools and vehicles used in the fields;
• The business center (70 m² – 753 ft²) which was thought as a shop for the estate produces but it could also double as a location venue and/or tasting area;
• An Agriturismo (380 m² – 4,089 ft²) that would include several bedrooms (located right next to the business center) and two tree-houses (30 m² – 323 ft² in total);
• Two birdwatching towers scattered around the estate.

On the hills of Trequanda, not far from Sinalunga and Pienza, estate with buildings to be restored for sale. The property is located on the top of a hill, in a very panoramic position with views of the Valdichiana hills, and can be reached via an unpaved road in good condition.

The property consists of a rustic farmhouse (487 m² – 5,240 ft² divided into three apartments) with an attached early 20th-century neo-Gothic tower (206 m² – 2,216 ft²) and numerous agricultural buildings (1,134 m² – 12,201 ft² in total). The buildings, the residential ones in particular, are in need of major renovation and modernization, as they have been out of use for several years and have old installations.

The large volumes available (for which a change of destination could be considered subject to the opinion of the competent bodies) are very suitable if one wanted to start a receptive activity in one of the most renowned areas of Tuscany.

The farm covers a total area of 120.0 hectares (296.5 acres) and more than two thirds of it consists of woods (83.6 ha). The remaining area includes large portions of arable land (32.3 ha very suitable for planting vineyards) and an olive grove (3.7 ha). Two natural ponds allow irrigation for crops.

On the hills of the Sienese countryside, in the heart of Tuscany, 166.4-hectare hunting estate with Agriturismo for sale. The property has two buildings (over 1,700 m² in total) that currently house ten apartments and seven guest bedrooms (up to 42 beds), as well as communal areas, restaurant and agricultural premises. The land is mostly hilly and very suitable for horse breeding.

EXTERIOR

The farm stretches for a total of 166.4 hectares (411.2 acres), all lying on the hills of the Sienese countryside and falling within a vast hunting reserve (over 1,000 ha in total). The area is particularly rich in wildlife and allows for hunting woodcock, pigeons, hares, wild boars, deers, fallow deers, and roe deers, thanks in part to several platforms and observation posts scattered throughout the estate (but always well integrated with the landscape).

The property consists of woods (89.5 ha) and arable land (75.7 ha) that could be used both for planting crops typical of the area (such as cereals, vines and olive trees) and for raising animals that would have ample room for grazing. The hilly nature without steep slopes is also very suitable if horses were to be kept.

In addition to its own land, the farm has under management about 100.0 ha of additional land (again falling within the hunting reserve) for an annual fee of about € 6,000.

The whole property is split between two hamlets.

HAMLET A

The Hamlet A includes six independent apartments, a villa (internally split into two separate residences) and several other buildings and locals for a grand total of 960 m² (10,329 ft²).

In a farmhouse (198 m² – 2,130 ft²), fully restored in 1998 two apartments on two floors have been obtained, for a grand total of five bedrooms.

• Apt. N°1 (120 m² – 1,291 ft²): kitchen with fireplace, three bedrooms and two bathrooms;
• Apt. N°2 (78 m² – 839 ft²): kitchen, living room, two bedrooms and bathroom.
  • Apt. N°3 (73 m² – 785 ft²): living room with fireplace, kitchenette, two bedrooms and bathroom;

In a second farmhouse (154 m² – 1,657 ft²) fully restored in 1998, two one–story apartments have been obtained.

• Apt. N°4 (81 m² – 872 ft²): living room with fireplace, kitchenette, two bedrooms and bathroom.

Two more residential units, restored in 1998, are located in the hamlet:

• Apt. N°5 (133 m² – 1,431 ft²): living room, kitchenette, three bedrooms and two bathrooms;
• Apt. N°6 (81 m² – 872 ft²): living room, kitchenette, two bedrooms and bathroom.

A villa (257 m² – 2,765 ft²), fully restored in 1998, is laid over two floors and split between a living area (ground floor) and a sleeping area (first floor). The day–zone is made up of a kitchen with fireplace and oven, dining room with fireplace, three sitting room and a bathroom. The sleeping area has six bedrooms, two bathrooms and a service kitchen.

Finally we find a game room and a storage room (for a total of 47 m² – 506 ft²), a linen room (20 m² – 215 ft²) directly under the villa and a former dairy (30 m² – 323 ft²). The hamlet is completed by a nice small church dating back to the 17th century (40 m² – 430 ft²), consecrated and currently used for religious ceremonies.

DESCRIPTION OF THE BUILDINGS

Heart of the estate is a beautiful medieval castle, still pretty much intact and in excellent condition, with all of its annexes still visible (chapel, stables, rectory, workshops…). All around the castle are other small houses and outbuildings, some restored other to be renovated. The paved square in front of the castle is very convenient as a parking area for guests and visitors, while the breathtaking courtyard is the perfect backdrop for events and ceremonies.

Scattered all over the estate are then several other buildings, all to be restored and in various state of repair, which could be used independently from the main castle as rental units.

The total covered surface of the property is around 15,770 m² (169,685 ft²).

This 102.7-hectare estate is located halfway between Florence and Pisa, in the heart of Tuscany. The property consists of a rural hamlet (1,320 m²) that includes ten guest apartments, the owners' house and farm warehouses, and two ruined farms in need of restoration (910 m²). The land accommodates an IGT vineyard (4.5 ha), an olive grove (480 trees) and large woods with truffle ground. The farm falls almost entirely within a wildlife hunting reserve.

Services are available in the nearby village (2km; 5'), and the center of Castelfiorentino is about a 20-minute drive away (16km; 20'). From the property one can reach the art cities of Tuscany in less than two hours by car (Volterra, Pisa, Monteriggioni, Florence, Siena, Pienza, Montepulciano...).

GEOGRAPHIC POSITION

In the territory of the Caorle lagoon Oasis, in Veneto, an area reclaimed in the sixties by Baron Raimondo Franchetti, along the banks of the river Maranghetto just 10 minutes away from the sea, Agriturismo with annexes and surrounding land for sale.

The river Maranghetto is navigable to the sea (it takes 20 minutes to reach the beaches).
This is the place where, in the early XX Century, Hemingway used to hunt with Baron Franchetti and where he got inspired for his novel “Across the River and among the trees”.

The nearest towns are Caorle and Pontogruaro, both 10 minutes away, Jesolo and San Donà di Piave, half an hour away. Venice, Treviso and Udine are approximately one hour away, while Padua and Trieste one hour and 15 minutes by car.
The famous seaside resort of Lignano Sabbiadoro is half an hour from the property.
The nearest airports are those of Treviso and Venice, both 50 minutes away.

DESCRIPTION OF THE BUILDINGS

The property has a covered surface of 804 square metres (main building + two annexes).

The Farmhouse has a total surface of 680 square metres (ground floor 382 square metres + first floor 298 square metres) and is set on two levels including six apartments of which four with two bedrooms, one with one bedroom and one with three bedrooms (for a total of 12 bedrooms).

The two additional apartments (both with one bedroom) are set inside the two annexes (their size is 72 and 52 square metres).

STATE AND FINISHES

The farmhouse has been restored in 2009 and is in excellent condition.
The restoration has been carried out using local antique bio-materials .
The thermic insulation has been done with cork both for the walls and the roof (ventilated).
The farmhouse is equipped with air conditioning with geothermic heat pump. Some apartments and two cottages are also equipped with underground cooling system.

The property is also equipped with a private well with thermal water (32-34 degrees C°) with natural flow rate of 300 litres/minute (without pumps). The water coming from this spring is used for the underfloor heating of some apartments and the two cottages.

EXTERNAL AREA

The Agriturismo is set in an area of fauna re-colonization and it is possible to see hares, pheasants, mallards, herons and wild-gooses around the house.
The property includes 1 hectares of land, but it is possible to buy further 9 hectares.

USE AND POTENTIAL

The municipality of Caorle has approved the “Piano Acqueo” which allows to build moorings and cabins for 12 boats.
It is also possible to build a pool with thermal water, for which the project has already been approved.
