The estate's biodiversity is completed by a specialized olive grove with 98 mature Leccino trees. The production (registrable as Toscana IGP) yields every year an extra virgin olive oil of extraordinary purity and freshness, ideal for complementing the estate’s product portfolio.

The operational core of the company is represented by a highly functional complex. The wine cellar (414 m²) is a real operational structure with very high capacity, equipped with a range of thermally controlled stainless steel tanks (1,131 hl) complemented by an 11.2 hl barrel cellar. Other buildings are intended for agricultural storage for vehicles and equipment (194 m²).

Near the entrance gate, a large flat area is perfectly suited for the realization of an exclusive stop and motorhome storage area, potentially integrated with an intimate bistro-restaurant ideal for tasting and direct enhancement of the wines and products of the cellar. The above-ground swimming pool located in front of the cellar allows for organizing events and tastings in an alternative format.

DESCRIPTION OF THE BUILDINGS

The farmhouse (298 m² – 3,206 ft², 3 bedrooms and 4 bathrooms) is a rustic-style building that has been completely renovated and divided into two distinct sections. The ground floor houses offices, tasting rooms, and retail spaces for the farm’s products, as well as a coatroom, a guest bathroom, and a laundry room. Upstairs is a beautiful living room with an open kitchen that leads to three bedrooms with en-suite bathrooms and the turret (currently used as a study but suitable for use as a bedroom).

The wine cellar (330 m² – 3,551 ft², 2 bathrooms) is a modern, partially underground building designed with spacious and functional areas that ensure smooth and well-organized production processes. The building consists of three main areas (winemaking, barrel cellar, and packaging), as well as two employee restrooms and a utility room.

Above the winery is a guesthouse (56 m²– 602 ft², 1 bedroom and 1 bathroom) comprising a living area with a kitchen, a bedroom, and a bathroom. Outside, a large covered patio (78 m² – 839 ft²) offers an elegant outdoor space for dinners and events, as well as housing the property’s solar panel system.

Not far from the farmhouse is an orangery (42 m² – 452 ft²), featuring metal and glass walls, currently used as a summer study/living room.

The land continuity is one of the most relevant distinguishing elements: the property extends for about 5 kilometers in length, creating a single large entity bordering four different municipalities, in a strategic position between coast and hills, a short distance from the sea but immersed in the tranquility of the more secluded countryside.

Within the complex, there is also an artificial lake fed by natural springs, a highly valuable landscape and functional element, which contributes both to irrigation and overall environmental quality of the estate, further strengthening its autonomy and natural charm.

In a scenic location on the island of Capraia, with views of the sea and the TuscanArchipelago, organic wine estate for sale. The property was established in the early 2000s when the then-owner undertook a skillful restoration of the land, which had long been maintained by the “inmates” of the island’s prison. The terraces were restored, and over the years, approximately 5.0 hectares of vineyards were planted. The grape varieties are typical of this region of Tuscany (Aleatico, Vermentino, Sangiovese, Colorino, and Ciliegiolo) and yield approximately 20,000 bottles of wine per year.

The wine cellar was established in what was once the prison workshop (previously already used as a winery) and could be expanded through the renovation of other parts of the prison.

It is important to note that the winery owns both its own land (approximately 5.5 ha) and leased plots (22.8 ha). The winery itself is housed in a building owned by the municipality, which has granted the company a 40-year lease (expiring in 2053).

Services for daily needs (including schools) are available in the town of Capraia (3 km; 10 min). The ferry service connects the island to the mainland with a stop in Livorno (about 3 hours 30 minutes), and from there you can easily travel throughout Tuscany. Pisa airport is about half an hour from Livorno and offers international flights year-round.

At the gates of Casentino, between Subbiano and Bibbiena in a very quiet position, organic estate with a farmhouse to be renovated for sale. The property covers about 14.4 hectares on a hilly position with excellent south exposure that ensures perfect land for various crops. 

The farm operates with certified organic methods and is dedicated to cultivating various products. First, we find a vineyard (1.7 ha) of Cabernet Sauvignon, Grechetto, Sangiovese, and Malvasia varieties: the grapes produced are then sold to local producers for winemaking. Next are an olive grove (about 1.0 ha in total distributed in various points of the company), a hazelnut grove (2,800 m²), and a bamboo grove (4,900 m²) used for the production of solid combustible. The arable land (about 3.4 ha) is cultivated with saffron, iris, and forage for animals. The property’s borders are marked by a strip of mixed woodland (about 6.9 ha).

A stream flows through the property, not far from the house, and is freely and easily accessible.

The company is currently operational in terms of agricultural production but is not employed in a hospitality function: the renovation of the farmhouse would offer several rooms (all of generous size and potentially with private bathroom), making the property very suitable for tourist-hospitality development, not to mention the variety of crops carried out in the company that would offer a wide selection of dishes using organic products truly zero kilometers.
