In the heart of Italy, on the beautiful Umbrian hills, this prestigious wine estate with its 23.4 hectares of land (including 8.0 ha of vineyards) is ideal for those looking for a well-established business (as proven by the high ratings on important magazines, both for wines and accommodation). The property (3,100 m²) features 11 bedrooms (up to 15) and a state-of-the-art wine cellar capable of producing up to 100,000 bottles of wine per year.

The main building of the property is laid out onto four floors, of which two underground and two above-ground intended for different purposes.

Completing the property, excluding gardens and maneuvering yards, are a small private vegetable garden (about 300 m²), an olive grove with 30 trees (varieties Frantoio, Leccino, and Pendolino), and an additional 8,000 m² of woodland, which serve as a natural frame and filter between the estate and the surrounding landscape, ensuring privacy and environmental continuity.

A scenic tree-lined driveway, about 600 meters long, leads to the entrance of the property, giving a scenic and distinctive character to the arrival.

The property covers a total of 13.4 hectares (33.1 acres) on a hillside position and well exposed to the sun. Almost all of the company is dedicated to DOC vineyard:

Complementing the agricultural component, the estate includes an olive grove (0.7 ha for a total of 218 plants) of Frantoio, Leccino, and Raggia varieties that allows the production of excellent extra virgin olive oil (currently for the personal consumption of the owners).

On the hills of Chianti, not far from Greve, small 4,5-ha estate with Agriturismo and vineyard. The buildings are mainly intended for guest reception: the farmhouses (630 m² – 6,779 ft²) include eight independent apartments, plus a room with private bathroom, for a total of 25 beds which can use a 12 × 6 m swimming pool set in a very panoramic position with views of the surrounding vineyards. Accompanying this is an administrative office with an adjoining sales room (90 m² – 968 ft²).

The Agriturismo is complemented by 4.5 hectares of agricultural land including a Chianti Classico DOCG vineyard (about 2.8 ha) and about 1.7 ha of fallow arable land, potentially usable for further vineyard expansion. The cultivation methods are strictly biological and aim for maximum respect for nature. Production can theoretically reach 20,000 bottles of wine per year.

On the hills surrounding the beautiful Florence, in the heart of Tuscany, wonderful estate finely restored with 117.1 hectares of land, vineyard (16.5 ha, including Chianti DOCG), accommodation business and hunting reserve.

The whole property is split between two hamlets.

HAMLET A

The Hamlet A includes six independent apartments, a villa (internally split into two separate residences) and several other buildings and locals for a grand total of 960 m² (10,329 ft²).

In a farmhouse (198 m² – 2,130 ft²), fully restored in 1998 two apartments on two floors have been obtained, for a grand total of five bedrooms.

• Apt. N°2 (78 m² – 839 ft²): kitchen, living room, two bedrooms and bathroom.

A villa (257 m² – 2,765 ft²), fully restored in 1998, is laid over two floors and split between a living area (ground floor) and a sleeping area (first floor). The day–zone is made up of a kitchen with fireplace and oven, dining room with fireplace, three sitting room and a bathroom. The sleeping area has six bedrooms, two bathrooms and a service kitchen.

Finally we find a game room and a storage room (for a total of 47 m² – 506 ft²), a linen room (20 m² – 215 ft²) directly under the villa and a former dairy (30 m² – 323 ft²). The hamlet is completed by a nice small church dating back to the 17th century (40 m² – 430 ft²), consecrated and currently used for religious ceremonies.

On the hills of Florence, in the Chianti region, 15.3-hectare wine estate with Chianti Rufina DOCG vineyard for sale. In the same building that houses the company shop, there are also two independent apartments (one per floor):
