In the hills on the edge of Chianti, halfway between Arezzo and Florence and not far from Siena, 36.8-ha estate with renovated hamlet for sale. The buildings (over 1,500 m²) include four dwellings (one of them further divided into three apartments), the wine cellar, a stablefor horses and various agricultural outbuildings. At the production level, the farm has a Chianti DOCG vineyard (4.7 ha) and a small olive grove (120 trees).

Services are available in the nearby village (1km; 2’) or in Bucine (8km; 10’), in the heart of Valdambra. The proximity to the junction of the A1 highway then allows to reach Florence in about an hour's drive, but most of the historical cities of Tuscany (Siena, Monteriggioni, Montepulciano, Pienza...) are still reachable in just over an hour.

DESCRIPTION OF BUILDINGS, STATE AND FINISHES

Villa Aurelio (453 m² – 4,875 ft², 7 bedrooms and 5 bathrooms) is a three-story historic building, fully renovated, housing the wine cellar on the ground floor and three independent apartments on the upper floors. The winemaking area, five rooms in total, include the processing room for the grapes, vats and barrique cellar for aging the wines.

The three apartments, on the other hand, are located on the upper two floors of the structure:

  • Apt. A (87 m²): living room with kitchenette, three bedrooms and bathroom;
  • Apt. B (93 m²): living room with loggia, kitchen, two bedrooms and two bathrooms;
  • Apt. C (93 m²): living room with loggia, kitchen, two bedrooms and two bathrooms.

Casa Lisa (102 m² – 1,098 ft², 2 bedrooms and 1 bathroom) is a small rural building on two floors: on the ground level is a nice apartment with two rooms, while in the basement there are some storage rooms.

Casa Idilia (74 m² – 796 ft², 1 bedroom and 1 bathroom) is a small rural building on two floors: on the ground floor there is a nice apartment with one bedroom, while in the basement are some storage rooms.

Casa Luisa (286 m² – 3,077 ft², 3 bedrooms and 1 bathroom) is an old two-story farmhouse that still maintains the old division between cellars/stalls on the ground floor and living quarters on the second floor. The farmer’s house consists of living room with kitchen, three bedrooms with terrace and bathroom.

In front of the villa stretches a large garden (5,600 m²), dotted with flowers and tall trees that frame the 10 × 5.5 m swimming pool with terracotta sunbathing area. The paved portion is perfect for installing a gazebo for poolside dinners, breakfasts and aperitifs.

Completing the property are a large agricultural shed (111 m² – 1,194 ft²) with machinery shed, a stable for horses (338 m² – 3,637 ft² with herbarium, workshop, machinery shed and workshop) and two chicken houses (189 m² – 2,034 ft²).

Umbria - Terni - Acquasparta

Tuscany, one of Italy's most iconic and breathtaking regions, embodies the essence of Italian beauty, culture, and tradition. Nestled between the Apennine Mountains and the Tyrrhenian Sea, its landscape is a mesmerizing blend of rolling hills, cypress-lined roads, sprawling vineyards, olive groves, and medieval villages perched on hilltops. The region’s natural beauty is matched by its rich history, artistic heritage, and world-renowned culinary and wine traditions.

Wine enthusiasts from around the globe flock to Tuscany for its legendary wine production. The region is the birthplace of some of the most revered wines in the world, such as Chianti, Brunello di Montalcino, and Vino Nobile di Montepulciano. Chianti, produced in the heart of Tuscany, is arguably the most famous, with its distinctive ruby-red color and bold flavors, while Brunello, made exclusively from Sangiovese grapes, is one of Italy’s most prestigious wines, aging gracefully for decades. Wine routes, like the Strada del Vino in the Chianti region, allow visitors to tour centuries-old wineries, sample wines, and explore charming villages along the way.

Tuscany is also a haven for lovers of art and history. Florence, the region’s capital, is a cultural mecca, often referred to as the cradle of the Renaissance. Its galleries and museums, such as the Uffizi and Accademia, house masterpieces from artists like Michelangelo, Botticelli, and Leonardo da Vinci. The iconic Florence Cathedral, with its massive dome designed by Brunelleschi, dominates the skyline, while the Ponte Vecchio, a medieval bridge lined with jewelry shops, is one of the city’s most beloved landmarks.

Siena, another jewel of Tuscany, offers a different charm with its medieval architecture and rich traditions. The Piazza del Campo, known for the Palio, a centuries-old horse race held twice a year, is considered one of the most beautiful squares in Italy. Siena’s Gothic cathedral, with its intricate black and white striped marble, is a stunning testament to medieval craftsmanship.

Further west, Pisa is home to the iconic Leaning Tower, but it also offers much more with its rich maritime history and the grandeur of the Piazza dei Miracoli. Lucca, known for its preserved Renaissance-era city walls, invites visitors to explore its quiet streets, where churches and piazzas surprise at every turn. San Gimignano, a medieval town famous for its many towers, gives visitors a glimpse of Tuscany’s feudal past and offers sweeping views over the surrounding countryside.

Tuscany’s landscapes are also dotted with thermal springs, such as the natural hot springs of Saturnia, providing a relaxing retreat after days of exploring. The coastline, too, with the Maremma region and the island of Elba, offers picturesque beaches and pristine waters, a contrast to the inland hills and vineyards.

EXTERIOR

The farm spreads over 36.8 hectares (90.0 acres) in total, lying in the hills of Bucine halfway between Arezzo and Florence. Agriculturally, the farm features a Chianti DOCG vineyard (4.7 ha) and a small olive grove (0.7 ha). Wine production (currently 230 hl) can theoretically reach 80,000 bottles per year, while the estate produces approximately 100 kg of olive oil per year.

The rest of the estate is then covered to varying degrees by arable land (8.5 ha) and woodland (22.3 ha). The fields are very suitable both for planting new vineyards and for horse breeding (there is already a stable in the farm).
