DESCRIPTION OF THE VILLA

The villa (400 m² – 4,304 ft², 4 bedrooms and 3 bathrooms) is laid over three floors organized as follows:

  • Basement: rustic living room with fireplace, three rooms (storage rooms), laundry room and ample garage;
  • Ground floor: entrance room, ample living room with ample windows over the garden, open space kitchen with French window, two double bedrooms, bathroom and master bedroom with walk-in closet and private bathroom (shower and whirlwind tub);
  • First floor sitting room in the gallery overlooking the living room, double bedroom, bathroom, two terraces and two lofts.

STATE AND FINISHES

The building was first restored in 1996, just after the purchase. Later on, between 1998 and 2000, further works have been carried out to comply with the newer anti-seismic regulations which also allowed creating the underground garage. The house features many comforts, among which mosquito nets, audio system throughout the building, air conditioning, automated shutters in the living room, alarm system (both perimetral and inside the house) and automated gate.

EXTERIORS

Outside, exiting through a small loggia, there is a 1,730-m² garden with a few olive trees and ideal to relax in the open during summer.

 

The villa is technically attached to the next-door building, but the connection is just a loggia, paved on the upper level. This is the result of an old construction permit which only allowed building a two-family house: the workaround, connecting the two buildings with a simple and non-obtrusive loggia, granted two totally independent properties without breaking the law.
