In the heart of the historic centre of Florence, along the Lungarno, beautiful 4-bedroom luxury apartment with balcony overlooking the Arno river.

The apartment is located along the way leading to the United States embassy in Florence, a feature which grants the property unrivaled security and a noticeable reduction in the volume of traffic in the area. What’s more, from Florence one can easily reach the whole Tuscany by car: the main villages of Chianti Classico Greve (32km; 45’), Castellina (43km; 50’), Radda (50km; 1h 5’) and Gaiole (70km; 1h 20’), Colle di Val d’Elsa and its renowned crystals (49km; 50’), the imposing medieval towers of San Gimignano (56km; 1h), Monteriggioni with its untouched walls (57km; 55’), the medieval center of Siena (73km; 1h 10’), the Etruscan town of Volterra (76km; 1h 20’), Lucca (82km; 1h 10’), Arezzo (83km; 1h 15’), Pisa with its famous leaning tower (84km; 1h 15’), the hometown of the exceptional Brunello di Montalcino DOCG (111km; 1h 50’) and Vino Nobile di Montepulciano (113km; 1h 35’)

The most convenient airport to reach the property is clearly Firenze Peretola (8km; 20’), but just as useful are the ones a bit further away like Pisa Galilei (81km; 1h 5’), Bologna Marconi (103km; 1h 25’), Roma Ciampino (290km; 3h), Milano Linate (299km; 3h), Roma Fiumicino (305km; 3h 5’) and Milano Malpensa (353km; 3h 35’).

Tuscany - Florence City Centre - Lungarno

Tuscany, one of Italy's most iconic and breathtaking regions, embodies the essence of Italian beauty, culture, and tradition. Nestled between the Apennine Mountains and the Tyrrhenian Sea, its landscape is a mesmerizing blend of rolling hills, cypress-lined roads, sprawling vineyards, olive groves, and medieval villages perched on hilltops. The region’s natural beauty is matched by its rich history, artistic heritage, and world-renowned culinary and wine traditions.

Wine enthusiasts from around the globe flock to Tuscany for its legendary wine production. The region is the birthplace of some of the most revered wines in the world, such as Chianti, Brunello di Montalcino, and Vino Nobile di Montepulciano. Chianti, produced in the heart of Tuscany, is arguably the most famous, with its distinctive ruby-red color and bold flavors, while Brunello, made exclusively from Sangiovese grapes, is one of Italy’s most prestigious wines, aging gracefully for decades. Wine routes, like the Strada del Vino in the Chianti region, allow visitors to tour centuries-old wineries, sample wines, and explore charming villages along the way.

Tuscany is also a haven for lovers of art and history. Florence, the region’s capital, is a cultural mecca, often referred to as the cradle of the Renaissance. Its galleries and museums, such as the Uffizi and Accademia, house masterpieces from artists like Michelangelo, Botticelli, and Leonardo da Vinci. The iconic Florence Cathedral, with its massive dome designed by Brunelleschi, dominates the skyline, while the Ponte Vecchio, a medieval bridge lined with jewelry shops, is one of the city’s most beloved landmarks.

Siena, another jewel of Tuscany, offers a different charm with its medieval architecture and rich traditions. The Piazza del Campo, known for the Palio, a centuries-old horse race held twice a year, is considered one of the most beautiful squares in Italy. Siena’s Gothic cathedral, with its intricate black and white striped marble, is a stunning testament to medieval craftsmanship.

Further west, Pisa is home to the iconic Leaning Tower, but it also offers much more with its rich maritime history and the grandeur of the Piazza dei Miracoli. Lucca, known for its preserved Renaissance-era city walls, invites visitors to explore its quiet streets, where churches and piazzas surprise at every turn. San Gimignano, a medieval town famous for its many towers, gives visitors a glimpse of Tuscany’s feudal past and offers sweeping views over the surrounding countryside.

Tuscany’s landscapes are also dotted with thermal springs, such as the natural hot springs of Saturnia, providing a relaxing retreat after days of exploring. The coastline, too, with the Maremma region and the island of Elba, offers picturesque beaches and pristine waters, a contrast to the inland hills and vineyards.

WHAT TO SEE IN FLORENCE

The apartment is located in the historic centre of Florence and all the most important monuments of the city are easily reached on foot: the church of Santa Maria Novella (12’), the Basilica di San Lorenzo with Michelangelo’s sacristy (18’), Palazzo Pitti (19’), the Uffizi gallery (19’), the cathedral of Santa Maria del Fiore (20’), Palazzo Medici (21’), the church of Santa Croce with the tombs of the greatest artists of Italian literature (24’) and the unique Piazzale Michelangelo which offers an exclusive view over the whole centre of Florence (32’).

DESCRIPTION OF THE APARTMENT

The apartment (330 sqm – 3,551 sqft, 3 bedrooms and 5 bathrooms) is located at the first floor of a historic building in the historic centre of Florence, along the Arno river.

The access to the apartment is granted via a condo-staircase or elevator. From the entrance room one can enter a corridor with doors on both sides. To the right, one can find (from the closest to the farthest) the master bedroom with en-suite bathroom and walk-in closet, a living room with fireplace and coffered ceiling and a studio/TV room with bar. The living room grants access to the balcony with view over the Arno river.

On the opposite side of the corridor we find an ample dining room and a secondary corridor leading to the kitchen of the apartment, where is also located a second entrance door.

At the end of the main corridor, brightened by an ample window, we reach a beautifully-frescoed (trompe l’oeil motive) anteroom. From here, two pocket-doors lead to a bathroom and to a third corridor. Taking the corridor we find a bedroom on the left (linked to the last bathroom) while if one can keep going will reach a room currently used as a gym with a bathroom in the mezzanine (but potentially convertible into a further bedroom with bathroom). Going up the stairs we reach the last bedroom, fitted with a bathroom and a nice walk-in closet following the shape of the underlying third corridor.

On the ground floor, the apartment is fitted with a technical room for the central heating, while the basement hosts a room currently used as a cellar.

The wing behind the pocket door, made up of corridor, two bedrooms and two bathrooms, could be exploited as an independent staff quarter.

STATE AND FINISHES

The apartment has been finely restored and enriched with luxury finishes. The floors of the whole property are covered in parquet, which perfectly marries with the moulded and coffered ceilings. The room at the end of the main corridor is decorated with a beautifully-crafted trompe-l’oeil painting hiding two doors leading to the secondary wing of the property. Elements carved out of stone are present such as the fireplaces in the rooms and the beautiful Carrara-marble floors in one of the bathrooms.

From the living room, through a French window, one can enter the balcony with columned parapet overlooking the Arno river.

USE AND POTENTIAL USES

The apartment spans over 330 sqm in total but its internal layout allows using only part of the property (instead of the whole surface) based upon the size of the family living there, by simply “excluding” the rooms located behind the pocket-door at the end of the corridor.

Alternatively, given the extremely privileged and convenient location in the historic centre of Florence, the property is also suitable as a prestigious office.
