Florence

On the hills of Tuscany, roughly 20 km from Florence, 13th-century medieval tower, partially restored and converted into a private residence with 5 bedrooms and 5 bathrooms. The building is currently split into three apartments for a total of 395 m² and is ideal for a boutique accommodation business thanks to its private location close to Florence. All around, 4.5 hectares of land include a terraced garden, an 8 × 4 m pool and 165 olive trees.

DESCRIPTION OF THE BUILDING

The tower (395 m² – 4,250 ft², 5 bedrooms and 5 bathrooms) is split into three independent apartments plus a technical room (4 sqm – 43 sqft) with with own access from outside.

• Apartment A (186 m² – 2,001 ft²): living room, reading room, kitchen, two bedrooms with en-suite bathroom and walk-in closet. The veranda outside the living room offers a stunning view of the surrounding hills, while a staircase descends into the cellar;
• Apartment B (76 m² – 818 ft²): kitchen, living room, bedroom and bathroom;

The building was mainly realized with alberese stone, a calcareous rock typical of the Florentine countryside, and was built in the 13th century. Once a watchtower guarding the underlying valley, the building has been entirely restored and is in good condition. Inside the tower, the restoration aimed at preserving its most characteristic features, with stone walls and doorways well visible. A new renovation carried out in 2022 included the replacement of the insulation on the terrace and a general retouching of the finishes.

The manor house is a large 16th-century stately building, in good structural and maintenance condition, with large reception halls, rooms, and decorated rooms. The villa can be divided into three sections, each with its own purpose.

The wine cellar (512 m² – 5,509 ft²) is accessible from the central portion of the complex and runs mostly underground, below the villa proper, where the various rooms for grape processing and fermentation are articulated.

The stately dwelling (867 m² – 9,329 ft², 14 bedrooms and 7 bathrooms) has two main floors with a mezzanine and two turrets and features large lounges on the ground floor with a kitchen and private office, fourteen bedrooms and seven bathrooms. The distribution of space, with various staircases and hallways, would also allow this section to be easily divided into several apartments.

The manorial villa (1,604 m² – 17,259 ft², 24 bedrooms and 23 bathrooms), dating back to the 18th century, houses seventeen guest apartments, the reception, a TV room and two ample cellars in the basement where olive oil is stored (77 m² – 828 ft²). Farmhouse N°1 (297 m² – 3,196 ft², 10 bedrooms and 9 bathrooms) houses the owners’ residence and six guest apartments with private bathroom and kitchen corner. This building has been restored as well, keeping its rustic look unaltered.

On the hills of Florence, a few minutes from Sesto Fiorentino, medieval castle with renovation project for the creation of six flats. The building (3,630 m²) dates back to the Middle Ages and the late Renaissance and is situated in a dominant position on the surrounding plain. By reworking the interior spaces, which nevertheless retain their salient features, one could create elegant flats with a communal garden, swimming pool and even a wellness center in the old cellars.

The castle is located in a quiet position but not far from the services: the center of Sesto Fiorentino is in fact just a 15' drive away and here you can find everything you need (supermarkets, banks, post offices, bars, restaurants...). The historic center of Florence is also a little further away (20' drive), as is the airport.

This 102.7-hectare estate is located halfway between Florence and Pisa, in the heart of Tuscany. The property consists of a rural hamlet (1,320 m²) that includes ten guest apartments, the owners' house and farm warehouses, and two ruined farms in need of restoration (910 m²). The land accommodates an IGT vineyard (4.5 ha), an olive grove (480 trees) and large woods with truffle ground. The farm falls almost entirely within a wildlife hunting reserve.
